Current asking prices found during research span roughly THB 1.79M to THB 2.9M even within two-bedroom stock. Plot size, usable area, corner position, internal street, renovation and seller urgency all influence that gap. A buyer will learn more by comparing several live houses side by side than by relying on a single estate-wide average price.
Basic shared amenities
Security and a children's area are supported by the portal data, but there is not enough evidence for a modern clubhouse package. That can be perfectly acceptable for an owner-occupier buying space and location at a lower entry point. It is a weaker fit for someone who values a pool, gym, polished common areas or a contemporary gated-community experience.
Land changes the deal

That changes the buyer's job. There is no current developer inventory or standard sales package to rely on; value sits in the individual house, its title, its renovation history, its position inside the estate and the seller's asking price. Zmyhome records completion in 2002. The developer's own project list confirms that the estate is completed but does not publish the year, so 2002 is a credible secondary-source date rather than a primary-document date.
The housing format is two-storey townhouses, not villas. DDproperty, PropertyHub, Hipflat, BaanFinder and current resale advertisements all point in the same direction. Live listings show plots of 16 and 24 square wah, with some sellers quoting around 100 to 140 square metres of usable space. Those figures should not be treated as an original developer floor-plan catalogue. After more than two decades, individual homes have been extended, renovated and reconfigured in different ways. A covered rear kitchen, enclosed service space, enlarged living area or corner plot can materially change what a buyer is actually purchasing. Comparing two listings purely by bedroom count therefore misses much of the story; the built condition and the land plot matter at least as much as the nominal layout.

The estate sits in Don Mueang around сой Прачха Утхит 18, west of Don Mueang Airport. It works primarily as a north-Bangkok residential location rather than a central-city address. Kan Kheha on the Dark Red Line is roughly 1.6–1.7 km away and Don Mueang station around 1.8–1.9 km. Don Mueang Airport is about 2.8 km away, Harrow International School roughly 0.7–0.8 km and Kosum Ruam Jai Market about 0.3–0.4 km. Those distances are useful because they show the real convenience profile: the estate is close to transport and everyday services, but it is not a rail-station doorstep project. For most residents, a short ride will be more realistic than treating the train as a walk-out-the-gate amenity.
The current resale market is fragmented, which is typical for an older townhouse estate. When checked on 4 October 2026, live advertisements ranged from THB 1.79M for a two-bedroom, two-bathroom home on a 16-square-wah plot to THB 2.29M for another two-bedroom resale, while a larger 24-square-wah, 140-sqm two-bedroom home was offered at THB 2.9M. This spread is not simply a price-per-square-metre story. Renovation standard, roof and services, extensions, parking, corner position, internal street and seller motivation can all change the value of an older townhouse. THB 1.79M is therefore a useful current entry anchor, not a promise that any available home can be bought at that level.
Amenities are modest by current new-build standards. Current project profiles consistently support 24-hour security and a children's playground. There is not enough reliable evidence to market the estate as a clubhouse-driven project with a pool, gym or resort-style common areas, so those features are deliberately not claimed here. The practical appeal is different: an established low-rise community, a known Don Mueang address and resale stock that can sit well below the price of newer townhome projects. That can be attractive to an owner-occupier who cares about space and location more than lifestyle facilities. It is less compelling for a buyer who wants a polished new estate, modern shared amenities and minimal renovation risk.
For a foreign buyer, the land is the decisive legal issue. Portal references to freehold describe the property form in the Thai market, but they do not mean that a foreign individual can automatically register the land in their own name. Thai government guidance states that foreign land ownership is generally restricted, with only narrow statutory exceptions subject to specific conditions and approval. A larger resale example on сой Прачха Утхит 18 is advertised on 24 sq.wah of land with 140 sqm of usable area. In an older estate, figures like this can include owner-built extensions, so the actual layout, plot boundaries and registered documents should be checked before comparing it with a smaller home.
