Why this project is worth a look
Boutique scale
Fifteen villas is a genuinely small estate by current Phuket standards. Fewer homes can mean less internal traffic and a more residential feel, but it also means Sunti should not be bought for a resort-style amenity programme. Most of the value sits inside each private plot rather than in a large clubhouse complex.
Substantial land
Plots are described at roughly 600–1,500 sqm, leaving room for a private pool, garden, terraces and covered parking without compressing everything onto a small site. That changes how the property feels day to day and is one of the strongest distinctions from denser villa projects nearer the beach.
Specific engineering
The published specification includes double-brick walls, roof insulation, acoustic glazing, automated pool filtration and smart-home controls. These are useful because they can be turned into a contract and inspection checklist. A buyer should still make sure the final specification for the selected villa matches the marketing version.
Mostly one level
A large part of the collection is single-storey, which can work especially well for families, older residents and anyone who simply prefers daily life without stairs. The estate is not completely uniform, though: the official page marks Villa 11 as two-storey, so the plan of the chosen house matters.
Bang Tao access
The project sits inland but within a short drive of the Bang Tao and Layan corridor, schools and Boat Avenue. That trade-off can make sense for buyers who prioritise land and privacy over walking to the beach. It is much less compelling for someone who wants a car-free coastal routine.

That scale matters. Rather than functioning like a resort with dozens of shared attractions, the master plan is essentially a quiet internal lane lined with individually walled homes, each with its own pool and garden. For a buyer, the proposition is therefore less about communal entertainment and more about controlling a substantial private piece of space while remaining within driving distance of Bang Tao's everyday infrastructure.
The homes are large, and the land component is meaningful. The official site currently describes plots ranging from roughly 600 to 1,500 sqm. Individual available villas illustrate how varied the product is: Villa 14 has three bedrooms plus an office on a 600 sqm plot; Villa 7 has four bedrooms on 822 sqm; and Villa 11 has five bedrooms plus an office on 1,053 sqm. Built-up area is not the same as internal area. Villa 14, for example, is listed at 452 sqm built-up but 309 sqm internal, so terraces, covered parking and other non-internal spaces form a substantial part of the headline size. Sunti's specification is unusually detailed for a project landing page. The developer states 3.6 m ceilings, 25 cm double-brick walls, extra roof insulation over the concrete slab, acoustic double glazing in every bedroom and an automated pool-filtration system. The homes are also presented with app-controlled climate, lighting and curtains, a facial-recognition door lock, Bosch kitchen appliances and an outdoor kitchen. None of this removes the need for a technical inspection or a specification schedule attached to the sale contract, but it gives a buyer concrete items to verify rather than relying on broad claims about quality.
The estate is marketed around single-level living, and many of the villas are indeed single-storey. The current official inventory, however, contains an important exception: Villa 11 is explicitly marked as two-storey. That makes the exact villa number relevant for anyone choosing Sunti because of accessibility, young children or a preference to avoid stairs. It is safer to treat the development as a collection of individual houses with a shared design language, not as one uniform floor plan repeated fifteen times.
The location is inland rather than beachfront, in Si Sunthon within the broader Bang Tao market. The developer's own map points to Sunti Residences in Thalang, and its published driving times put Bang Tao Beach and Layan Beach at about 10 minutes, Boat Avenue and Porto de Phuket at around 8 minutes, HeadStart International School at about 5 minutes and Phuket International Airport at roughly 20 minutes. Those are planning anchors, not guarantees: traffic on Phuket changes dramatically by time of day. The location works best for a household that expects to drive rather than one that wants the beach, cafés and shops on foot.
Pricing needs to be read with care because current sources do not line up perfectly. PHUKET.PRO shows a lower market entry point of THB 29.54M, while Sunti's own live inventory on 26 August 2026 starts with Villa 14 at THB 39M. The official list then rises through Villa 6 at THB 42.2M, Villa 7 at THB 52.5M, Villa 10 at THB 68.8M and Villa 11 at THB 76.9M. We do not average those figures or assume the cheaper listing is still contractable. It is useful as a lower market anchor only; the transaction price is the written price of the specific available villa with its current finish package and terms.
The published payment structure is construction-linked. A current project profile shows 2% on reservation and 28% after signing, followed by four 15% milestones tied to foundation, concrete structure, roof and interior finishing, then 10% on handover. Staging payments can reduce the amount of capital exposed at the start, but the percentages alone do not protect the buyer. The sale agreement should define the milestone evidence, handover standard, delay remedies and the exact entity receiving the money.
For a foreign buyer, the land structure is as important as the villa itself. Thai law generally does not allow a foreign individual to own land directly, apart from narrow statutory exceptions, while ownership of a building on leased land can be possible. Several property portals label Sunti as freehold, but they do not consistently explain what that label means for a foreign purchaser or whether it refers to the structure, the land, or a Thai-owner sale. Before reservation, the buyer should see the land title, the contractual seller, the proposed land right and the mechanism for ownership of the building. Until those documents are reviewed, a portal's freehold tag should not be read as proof that a foreign individual will own the underlying land.
