Major portals list 13 villas and a December 2025 completion date, while the developer was already promoting a ready-to-move three-bedroom home in October 2025. That changes the buyer’s due-diligence priorities: the main questions are no longer construction delivery risk, but the condition of the specific completed house, title and land structure, handover specification, defects and the real cost of running a large private home.

The estate’s small scale is central to how it should be understood. Thirteen homes make this very different from a resort-style compound with extensive shared leisure facilities or a high-density gated subdivision. Estate-level facilities that can be consistently confirmed are 24-hour security and CCTV, while project materials also refer to underground utilities. Most of the lifestyle value sits inside each private plot: a saltwater pool, garden, parking, generous living areas and en-suite bedrooms. That can work well for a family that values autonomy and privacy, but it also places more responsibility on the owner. Other project descriptions add high living-room ceilings, walk-in wardrobes, en-suite bedrooms, saltwater pools and universal-design ideas intended to make circulation easier for different age groups. These details are useful as a checklist rather than a blanket specification. Some were presented as part of a particular ready-to-move package, so a buyer should verify which items belong to the exact house being sold.

Four-bedroom villas require even more unit-specific checking because the published areas are not consistent. ThinkOfLiving and Phuket.Net describe a base four-bedroom, five-bathroom layout of roughly 511 sqm. FazWaz currently shows four-bedroom inventory at both about 511.2 sqm and 453.9 sqm. There is no reason to average those figures. In a completed villa estate, a difference can arise from a different plot, design version, adaptation or measurement convention. The practical response is simple: compare the architectural plan, land area, building area, furniture schedule and title documents for the exact villa before comparing headline prices.

Location is one of the strongest reasons buyers will shortlist Naturale, but the useful way to assess it is as a residential base inside Choeng Thale rather than as a vague promise of being ‘near the beach’. The project and show-villa address is on Soi Cherngtalay 1. The developer promotes an approximately five-minute drive to Bang Tao Beach, while FazWaz gives a 2.4 km beach reference, roughly 3.2 km to Blue Tree and about 17.6 km to Phuket International Airport. Boat Avenue, Porto de Phuket, schools, healthcare and day-to-day services are all part of the broader Choeng Thale catchment. Phuket traffic can change travel times sharply by season and time of day, so a serious buyer should test normal school, beach, shopping and airport routes rather than rely on promotional driving times.

Pricing now behaves like a completed-home market rather than a clean developer launch. Earlier developer campaigns in 2024 and 2025 advertised entry points ranging from THB 27.6 million to around THB 34 million depending on the date and promotion. As checked on 5 September 2026, DDproperty carries an active three-bedroom listing at THB 29,573,500 and Plus Property shows the same lower market anchor, while FazWaz has other three-bedroom inventory around THB 37.36 million and four-bedroom listings from roughly THB 56.5 million upward. Those numbers should not be read as a single project price list. They represent different individual houses, plots, furnishing levels and potentially different seller circumstances.

For an international buyer, the ownership structure matters more than the word ‘freehold’ attached to a listing. DDproperty labels the project freehold, while Phuket.Net explicitly describes the choice as Thai freehold or leasehold. Under Thailand’s general land rules, a foreign individual cannot simply hold freehold title to land, apart from narrow statutory exceptions. A villa purchase therefore needs a document-level review of the land title, the registered owner, any lease, the lease term, renewal provisions and the buyer’s rights in the building.
