The project moves from three-bedroom townhouses to much larger four-bedroom homes and private-pool options. Buyers can choose a different level of space without changing neighbourhood, but the variation is too large for a meaningful 'average Midori home'. Plot-level comparison matters.

International buyers need a lawful structure for the underlying land and should understand the registered title, lessor or owner, lease term if used, succession rights and resale mechanics before treating the home as a secure long-term holding.

Major property databases consistently describe the wider development as 20 homes with completion targeted for October 2026. As of 16 September 2026, the project is still being marketed as under construction, so the practical buying question is not simply whether the overall project is 'almost finished' but what stage the selected plot has actually reached and what remains before handover.
The product mix is broader than the developer's 'Midori Townhome' page might initially suggest. Current stock includes three-bedroom townhouses, larger four-bedroom semi-detached homes and private-pool configurations. Listings span roughly 133 sqm to 340 sqm of internal area. That creates genuine choice for a household that wants to stay near Phuket Town without moving into a condominium, but it also means that two homes with the same bedroom count can be quite different purchases. Plot size, pool specification, position within the site and the amount of private outdoor space all need to be compared alongside the headline price.

Porjai's own description places the site on a slope at approximately 30 to 55.5 metres above sea level and refers to views across the city, Bang Chi Lao Mountain and toward Laem Hin. The elevation is a primary-source project characteristic; the view from an individual home is not. Marketing pages often extend that into sea-view language, but buyers should not assume every residence has an unobstructed sea outlook. If the view affects the premium being asked for a particular plot, the sensible check is from that actual upper floor or terrace, with the surrounding construction visible.
The commonly published address is 53/14 Moo 6, Thep Krasattri Road, Ratsada, Mueang Phuket, Phuket 83000. This is a city-oriented location. Porjai lists Mission Hospital at about 500 metres, Vachira Phuket Hospital at 1.9 km, Bangkok Hospital Phuket at 3.6 km and Central Phuket at 5.5 km; major databases place Phuket Bus Terminal 2 roughly 1.9 km away. That profile suits residents whose daily life revolves around Phuket Town, hospitals, schools, shopping and road access. It does not offer the walk-to-the-sand lifestyle of a west-coast beach development, and that distinction is central to deciding whether the location works.
The current lower price reference is just under THB 5.3 million. A live three-bedroom listing is advertised at THB 5,299,705 for approximately 133 sqm, while nearby three-bedroom plots carry slightly different prices because their land areas vary. Four-bedroom homes around 205 sqm currently start close to THB 9.49 million, larger 250 sqm variants appear from around THB 11.09 million, and the biggest 340 sqm homes are marketed around THB 14.9-15.9 million. These figures are current unit-level asking prices rather than a timeless project price list, so availability and specification should be refreshed before any reservation is paid.
The developer's core three-bedroom layout is straightforward family housing: two floors, three bedrooms, three bathrooms, a living room, kitchen, dining area and parking for two cars. Current project listings then step up to four-bedroom configurations. The 205 sqm and 250 sqm homes are generally shown with three bathrooms, while the largest listings around 340 sqm have four. Private pools are attached to selected four-bedroom homes rather than being a universal feature of every unit. For that reason, a buyer should compare the actual plot and specification sheet instead of relying on a generic Midori brochure.
Shared amenities are relatively restrained. Across several databases, the recurring project-level facilities are 24-hour security, CCTV, car parking and a communal garden area. This reads as a residential estate rather than a hospitality-led villa resort with a large clubhouse, restaurant, gym and communal pool complex. Some buyers may prefer that simpler model, especially if they mainly want private living space. The trade-off is that the management structure and common-service budget deserve attention, because roads, landscaping, cameras and security still need to be funded and operated after handover.
The published common charges require clarification. The main databases quote a common-area fee of THB 20 per square metre per month and a one-off sinking fund of THB 600 per square metre. However, their explanatory text is internally inconsistent about whether the relevant measurement is internal area or plot area, while some individual listing amounts appear linked to the plot. The rates are useful as a working reference, but they should not be converted into a final ownership cost until the developer provides the written calculation for the selected home and states what the fee covers.
The payment schedule is construction-linked rather than heavily deferred to completion. It shows a THB 200,000 reservation deposit, followed by 35% on contract signing, 25% after the structural and foundation stage, another 25% after the architectural stage, 10% at full construction completion and 5% on handover. That structure puts a substantial amount of capital at work before transfer, which makes the contract review, title review and technical specification relevant early in the process. The public schedule does not say whether the reservation amount is credited against a later instalment, so the sale agreement needs to answer that explicitly.
Ownership is the most important legal distinction between Midori and a condominium. The 49% foreign condominium quota does not solve the land question here. Thailand's Department of Lands and the government information portal confirm that direct foreign ownership of land is generally restricted, with only specific statutory exceptions and conditions. Some Midori listings use the shorthand 'Thai freehold or leasehold', but that is a category label rather than a legal conclusion for an international buyer. The title deed, registered owner, building ownership and exact lease or other lawful structure need to be checked for the chosen plot.
Porjai is a local Phuket developer rather than a large listed group. Its official website shows several other residential projects, including Lay Pearl and the Pryme series, which helps establish a continuing development business rather than a one-off anonymous listing. Even so, portfolio size is not a substitute for project-level due diligence. With an off-plan or near-completion landed home, the useful documents remain the land title, planning and construction approvals where applicable, the sale agreement, specification schedule, payment protections and a clear handover process.
Midori makes the most sense when judged as practical urban Phuket housing. It offers considerably more private space than a typical condominium and gives buyers several budget levels within one small project, while keeping Phuket Town services relatively close. Its weaknesses are equally specific: it is not a beach lifestyle product, foreign ownership needs careful structuring, and the current data still contain small inconsistencies in fees and older pricing. The right comparison is therefore not 'Is Midori good?' but 'Which Midori plot, at what current price, under what ownership and contract terms, works for this buyer?'
Ownership format
Midori consists of landed homes and villas, so a foreign buyer's main ownership issue is the land. Direct foreign ownership of Thai land is generally restricted by law; current property profiles refer to Thai freehold or leasehold structures. The selected home still requires a specific check of the land title, registered landowner, ownership of the structure and the actual contractual arrangement.
