A home next to the commercial frontage may feel very different from one deeper inside the row even though both carry the same project name.

A city-first location

The development sits in Wichit, roughly 250 metres from West Chaofah Road. It is a practical base for Phuket Town, schools, hospitals, shopping and daily driving across the city. It should not be evaluated as a substitute for a west-coast or southern beach address; a buyer who wants a holiday home near the sea is solving a different problem.

Resales are no longer uniform

The original product was a three-storey, three-bedroom, four-bathroom townhome of 165 sqm. Current listings include 173 sqm homes and one renovated four-storey, four-bedroom configuration. That makes inspection and document matching more important: the buyer should understand what has changed, whether additions were approved and whether the physical building corresponds with the registered records.

Price needs context

The current lower asking level is around THB 4.95M, but the two open listings already differ in plot size and configuration. A useful comparison should put title documents, condition, land area, parking and alterations beside the asking price. In an older townhouse project, that usually tells the buyer more than a headline price-per-square-metre figure.

The developer states that the site covers 1 rai and 6 square wah and contains only 15 properties in total: eight three-storey townhomes and seven three-and-a-half-storey commercial buildings. That mix matters more than the marketing label. This is not a resort-style gated community built around a pool, clubhouse and leisure package. It is a compact city project where homes and commercial premises sit within the same development, so a buyer should pay close attention to the exact row, neighbouring uses, access, parking and the physical condition of the selected property.

The original townhome product was described by the developer as a three-storey layout with three bedrooms, four bathrooms and parking for two cars, with 165 sqm of usable area. More than a decade later, the resale stock no longer fits one uniform specification. One currently advertised property still has three bedrooms but is listed with 173 sqm of internal space on an 86 sqm plot. Another resale, renovated in 2025, is advertised as a four-bedroom, four-storey house with 173 sqm indoors, a 92 sqm plot and a rooftop terrace. Those resale details should not be treated as newly discovered standard floor plans. They belong to individual homes and are likely to reflect owner modifications, extensions or a different way of measuring the space. Anyone comparing listings should therefore work from the actual title, approved building changes and a physical inspection rather than from the project brochure alone.

Major project directories record completion in December 2014, while the archived developer page shows construction at 100% in an update dated 15 January 2015. Serene Property & Development now marks the project as sold out in its current portfolio. There is no meaningful developer payment plan to analyse today: buyers are negotiating with individual owners. On 16 September 2026, two open resale listings were visible at THB 4.95M and THB 5.22M. The lower-priced home is the renovated four-bedroom property, while the higher listing is a three-bedroom unit. That is a useful reminder that bedroom count alone does not explain value in an older townhouse project; renovation quality, plot size, position in the row, legal rights and the amount of work still required may matter more.

The location is straightforward but it serves a city-living use case rather than a beach one. The developer places the project on Khwang Road in Wichit and says it sits about 250 metres from West Chaofah Road, with access through the wider Chaofah road network. Resale profiles mention Central Phuket, Dibuk Hospital, Kajonkiet Pattana School and Wat Chalong among the surrounding landmarks. For a household that works, studies or runs a business around Phuket Town and Wichit, that can be more relevant than proximity to a west-coast beach. For a holiday-home buyer who expects to walk to the sea, the same location is a different proposition. Travel time should also be tested at the hours that matter to the buyer because traffic across Mueang Phuket can change the practical meaning of a short map distance.

The developer identity is supported by first-party sources. Serene Property & Development lists Plus Townhome Phuket in its own portfolio, and its corporate history states that the company was founded in 2010 and has developed a wider range of residential projects in Thailand. Several secondary property portals spell the developer name as Sirin Property and Development. This dossier follows the developer's own English spelling, Serene Property & Development. A long operating history is useful context, but it does not remove the need for unit-level due diligence. After more than ten years of ownership and possible alterations, the seller's documents, registered changes, structure, utilities and land rights are more important to the transaction than the developer's original sales material.

Foreign-buyer due diligence is especially important because this is a townhouse on land, not a condominium unit within the statutory foreign quota. An ordinary foreign buyer cannot simply take freehold title to the land in their own name. Current resale portals show Chanote title information for individual advertised plots, but that describes the underlying land document, not an automatic foreign-ownership route. The buyer needs to see the title for the exact property, identify the registered owner and encumbrances, and establish what rights over the building and land can lawfully be transferred. Where a registered lease is used, the registered term and the contract need to be reviewed as they stand; future renewal language should not be treated as an already secured property right. In this project, the legal structure of the chosen resale is a transaction-level question, not something that can be answered reliably from a generic project profile.

The mixed composition is also worth checking at row level. Seven of the 15 properties are commercial buildings, so part of the development was designed from the outset for business use rather than purely residential occupation. The developer explicitly describes those buildings as commercial premises and notes visitor parking in front of them. Some buyers may see that as useful urban convenience. Others may care more about traffic, customer movement, operating hours and parking pressure around the specific home. It would therefore be misleading to describe the whole project as uniformly quiet or uniformly busy. The position of the townhouse matters. A useful viewing should include the times of day when the buyer would normally leave and return home, because in a small development the activity of the nearest commercial units can have a more noticeable effect than a generic neighbourhood description suggests.
