A true family house

The verified LUCEN plan provides 472 sqm, five bedrooms, six bathrooms, three-car parking, maid's quarters and a private lift. Bedrooms are distributed across the upper floors while the ground floor is reserved for shared family life. That makes the format especially relevant to multi-generational households or families that need permanent guest rooms, work rooms and children's spaces rather than constantly converting one flexible room.

Urban rather than suburban

The project is in Bang Kho Laem with quick road access to two major expressways. It offers a relatively unusual Bangkok compromise: a substantial detached house without moving far into the outer suburbs. The compromise remains car dependency. Buyers who judge location mainly by a short walk to BTS or MRT will not get the same benefit from this address.

Legal structure is visible

The official brochure discloses more than a normal sales page: it identifies Benyarat 1 Co., Ltd. as the project and land owner, Chanote title deed No. 5550 and a bank encumbrance over the project land. Those facts are neither a quality guarantee nor an automatic concern, but they give a buyer concrete due-diligence questions about the contracting party, plot release, title transfer and the exact right being registered.

Maison's current project page confirms the Charoen Rat address, a site area of 1-3-8.3 rai, eight homes and 472 sqm of living space. The scale matters. Buyers are choosing into a tiny private compound, not a master-planned community with hundreds of households.

The verified house type is LUCEN, a three-storey detached residence with 472 sqm of usable area on plots of roughly 64.2 to 72.8 sq wah. In practical terms, variation is more likely to come from the individual plot, orientation and specification than from a wide menu of floor plans. The standard programme is five bedrooms, six bathrooms, parking for three cars, maid's quarters, flexible-purpose areas, a private lift and a rear yard. The ground floor is organised as the social core of the home, linking the foyer, double-volume living space, dining area and kitchen. The second floor holds the main bedroom, another bedroom and a family living area, while the third floor provides three further bedrooms and adaptable spaces.

That layout is aimed at a household that genuinely needs a large home rather than simply a prestigious address. Five bedrooms create room for children, parents, guests and home offices without constantly converting the same room from one purpose to another. The lift is particularly relevant for multi-generational living because it removes one of the obvious compromises of a three-level house. At the same time, this is still an inner-Bangkok site. The land parcels are generous by dense urban standards but not equivalent to a suburban garden estate. The official brochure and detailed 2026 review consistently describe a private backyard; we have not treated claims of a private pool or a large resort-style garden as verified project specifications.

The location is fundamentally car-oriented. Maison lists Si Rat Expressway at about 0.8 km and Chaloem Maha Nakhon Expressway at about 0.9 km, with Rama 3, Charoen Rat, Sathu Pradit and Naradhiwas Rajanagarindra providing the broader road network. For a family whose working day, schools and appointments are spread across Sathorn, Silom and central-south Bangkok, that is a coherent reason to buy here: the house is inside the city fabric rather than beyond it. The trade-off is rail convenience. Maison places BTS Surasak around 5 km away and the Rama IX Bridge BRT stop around 1 km away. This is therefore a poor fit for a buyer whose priority is walking from the front door to a BTS or MRT station.

The family infrastructure is more concrete than the usual generic 'close to everything' sales line. Maison lists HomePro Rama 3 at roughly 0.9 km, Terminal 21 Rama 3 at 2.5 km and Central Rama 3 at about 3 km. Its school list includes Sarasas Ektra, King's College International School Bangkok, Shrewsbury International School Bangkok, SPGS International School Bangkok, Bangkok Christian College and Assumption College. Actual journey time will still be determined by Bangkok traffic and school-hour congestion, but these are real destinations that help a family test whether the location matches its daily routine rather than simply accepting a broad claim of CBD proximity.

The specification leans more heavily toward house technology and security than toward shared leisure facilities. Maison lists home automation, smart switches, digital locks, magnetic sensors, emergency lighting, smoke detection, smart sanitary fittings, EV-charger preparation, indoor and outdoor CCTV and underground project cabling. At the entrance, number-plate recognition is used for access control, while the brochure describes 24-hour security and monitored CCTV. For an eight-home compound, that emphasis makes sense: the proposition is not a giant clubhouse shared by hundreds of owners but a controlled entrance, private living space and technology built into the individual residence.

The legal structure deserves closer attention than the branding alone suggests. Maison Development is the public development brand, but the official project brochure names Benyarat 1 Co., Ltd., registration No. 0105564176854, as the project owner and landowner. The brochure also identifies Chanote title deed No. 5550 and states that the land is encumbered to Bank of Ayudhya Public Company Limited. A bank encumbrance on development land is not automatically a red flag; financed residential projects commonly require a release mechanism as individual properties are transferred. What matters to a buyer is whether the sale contract clearly identifies the seller, links the selected house to the correct land title and explains how the relevant plot will be released from the encumbrance at transfer.

Foreign-buyer ownership needs to be separated from the shorthand used in listings. An August 2026 DDproperty listing describes the house as freehold. Because this is a detached house on land, however, that label cannot simply be read as direct foreign freehold title to the land. Thai rules generally restrict direct land ownership by foreign individuals, subject to narrow statutory exceptions, and the project sources do not publish a standard foreign-buyer structure for Monét Quinn. A non-Thai buyer therefore needs the proposed legal arrangement documented before reservation: who owns the land, what right is transferred over the building, whether any lease is involved and what is actually registered at the Land Office. A nominee-shareholder workaround should not be treated as a substitute for a lawful, documented structure.

Pricing has a useful current anchor but several layers. Maison's live project page shows a starting price of THB 44.9 million, and Home.co.th's June 2026 project review repeats the same figure. The official brochure, however, still states THB 49.9 million. Separately, a DDproperty listing posted on 26 August 2026 asks THB 55 million for a 472 sqm house on a 78 sq wah plot. That listing is valuable evidence that stock is being marketed, but it is an asking price, not a recorded transaction and not proof that every house is priced at the same level. The sensible way to use THB 44.9 million is as a lower public entry point, then obtain the current plot-by-plot inventory and specification before building a budget around it.

Completion timing is the largest unresolved factual conflict. Maison still categorises Monét Quinn as a new project and does not list it among its ready-to-move-in developments. The official brochure gives an expected completion date of June 2027. By contrast, PropertyHub and several secondary project profiles use 2026, and Home.co.th's project summary labels the development completed. Those statements cannot all describe the same construction milestone. For this dossier we therefore use 'under construction' with June 2027 as the expected completion date because it comes from the primary brochure and is consistent with Maison's current categorisation. A buyer should still verify the physical status and contractual handover date of the selected house rather than relying on a portal's project-wide label.

Taken as a whole, Monét Quinn Rama 3 is easier to understand as an owner-occupier family product than as a conventional rental investment. The core value proposition is space inside Bangkok: 472 sqm, five bedrooms, a lift, three-car parking, a private yard and only eight households, while retaining practical road access to the central business districts. That combination can be compelling for a family that will use the house intensively and prefers landed living to a large condominium. It is less straightforward for an overseas buyer seeking simple title mechanics, walk-to-rail convenience or a standardised investment product. At this price level, the project should be evaluated house by house, with the land title, encumbrance release, seller entity, build status, final specification and foreign ownership structure checked before money is committed.

The project consists of detached houses on individual land plots. A current DDproperty listing labels the property as freehold, but that does not mean a foreign individual can automatically hold Thai land in direct freehold ownership. The official brochure identifies Chanote title deed No. 5550 and names Benyarat 1 Co., Ltd. as the landowner; the lawful ownership structure offered to a foreign buyer must be confirmed from the contract and title documents for the selected plot.
