Why this project is worth a look
A finished building
The strongest practical advantage is that the product can be inspected rather than imagined. The tower was completed in 2019, so a buyer can see the real common areas, test the journey from the street to the unit, check lift performance, compare actual views and understand how much refurbishment a specific apartment may need. In resale, two nominally similar units can have very different true acquisition costs once condition is included.
Road access
Sathu Pradit works well for residents who travel by car or taxi toward Sathorn, Silom and Rama III, with expressway access close to the project. That is a genuine locational advantage for the right routine, but it should not be confused with rail convenience. Buyers who depend on BTS for every daily trip will feel the 3-plus-kilometre gap to Surasak much more than drivers will.
A broad unit mix
The tower contains compact studios and one-bedroom homes as well as two- and three-bedroom apartments. That gives buyers room to trade budget against space without moving to a different project. In practice, floor, direction, view and renovation quality can create larger differences in value than a simple comparison of headline asking prices, so unit-level selection matters here.
Amenities on several levels
The main pool and fitness facilities sit on level 7, smaller landscaped areas appear higher up, and the roof level includes a garden and sky lounge. The vertical spread creates several places to spend time outside the apartment instead of relying on one lobby-level amenity deck. The building still serves 543 homes, so buyers should judge these spaces at realistic peak times rather than during an empty sales appointment.
Active resale choice
There is enough live stock to compare multiple apartments within the same building rather than accept a single seller’s framing. That helps with price discovery, but overseas buyers have one extra screening question: whether the particular unit can be transferred within the foreign freehold quota. A cheap Thai-quota listing is not automatically a usable substitute for a foreign-quota unit.

Lumpini Place Ratchada–Sathu is a mature residential building rather than an off-plan story. It is a single 35-storey tower on Sathu Pradit Road in Chong Nonsi, Yan Nawa, with 543 units. The address and coordinates are well established, and the major project records agree on the building scale and 2019 completion. That matters to a buyer because the decision can be based on what is physically there: the exact floor, orientation, afternoon heat, lift waiting times, common-area upkeep, the condition of the unit and the seller’s paperwork. The building also has a broader unit mix than many compact Bangkok investor projects, ranging from studios to three-bedroom apartments.
The address makes the most sense for residents who use a car, taxi or motorbike. Sathu Pradit connects into the Rama III and Sathorn road network, and Two Chalerm Maha Nakhon Expressway access points are roughly 400 and 550 metres from the project. That can be useful for commuting toward Sathorn, Silom and other central business areas without first threading through a small local street network. The trade-off is rail access. This is not a genuine walk-to-BTS condominium: Surasak is roughly 3–3.4 km away depending on the source. Anyone who wants to step out of the lobby and walk to a station every morning should treat that as a material weakness, not a footnote.

The building is relatively dense. There are 543 homes and the completed-building review recorded up to 22 units on a typical floor. The tower has three passenger lifts plus a separate service lift. That is workable, but it is not the same experience as a low-density luxury tower with generous lift ratios. A sensible viewing should include a weekday rush-hour check rather than only a quiet weekend appointment. Parking deserves the same practical treatment: the completed-project data points to about 220 spaces, or around 40% of the unit count. Buyers who rely on more than one car should confirm the current juristic-person parking rules before committing.
The original unit schedule runs from studios of about 23.5–24.5 sqm to one-bedroom apartments of roughly 28–34.5 sqm, two-bedroom layouts around 36–44 sqm and three-bedroom homes around 60–65.5 sqm. Current resale listings sometimes show slightly different numbers because agents round areas or describe individual layouts differently, so the title deed and sale documents for the chosen unit should be the final reference. The 28 sqm one-bedroom is the most characteristic format in the tower: the completed-building review reported that this size made up a large share of the typical residential floors between levels 9 and 25. For buyers comparing value inside the same project, orientation and floor can matter almost as much as the extra square metres.
The common areas are spread vertically through the tower instead of being concentrated in one podium. Ground level includes the lobby, landscaped frontage and a shared living/work area. The main amenity floor is level 7, with a 27 x 7 metre swimming pool, fitness room, co-dining room, children’s area, lounge, house-work area and separate steam/sauna facilities. Smaller gardens appear on levels 26 and 31, and the top level has a roof garden and an indoor sky lounge. These are useful spaces rather than a reason to pay any price for a unit, but they do give residents several places to leave the apartment without leaving the building.
The project’s design language uses contemporary Chinese references, drawing on the history of Sathu Pradit as a Thai-Chinese residential and commercial neighbourhood. That may be attractive, but it is not the central buying case today. The more relevant advantage of a 2019 building is that its management quality can be observed. A buyer can inspect the pool, landscaping, corridors, lifts, security process and general wear after several years of occupation. In a resale purchase, those visible operating details often tell you more about future day-to-day comfort than the launch-era concept statement.
The market is now resale-led. Developer sales are closed, while active owner and broker stock remains on the resale market. On 20 August 2026, the lowest visible asking price was THB 2.5M for one-bedroom units around 28 sqm. Studios were visible around THB 2.58M, a two-bedroom listing at THB 3.69M, and three-bedroom stock around THB 8.9M. Those numbers are asking prices, not a developer tariff and not evidence that a particular unit is still available. Within the same tower, price can move materially with floor, view, renovation, furniture, seller urgency and—especially for an overseas buyer—the unit’s foreign-quota status. The right comparison is therefore between several live units in the building, not between one headline listing and a launch price from years ago.

Ownership format
The project is a freehold condominium. A foreign buyer can register a unit in their own name only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. On the resale market, quota status is unit-specific and needs to be confirmed before purchase; a Thai-quota listing is not automatically transferable into foreign freehold ownership. If the quota is unavailable for the chosen unit, foreign freehold registration is not possible; any leasehold arrangement, commonly structured for up to 30 years per contractual term, is a separate legal structure that must be reviewed on its own documents.
Unit types & sizes
The smallest original format in the project. It can work for one resident or as a compact Bangkok base, but storage, kitchen layout and furniture placement matter a great deal at roughly 24 sqm. Resale condition can change how usable the apartment feels. Studio stock around 24 sqm was visible from roughly THB 2.58M in August 2026.
The most common format in the building, particularly around 28 sqm on typical residential floors. Because there is more comparable stock, buyers can shop more carefully for direction, floor, fit-out and seller pricing. On 20 August 2026, live asking prices started at THB 2.5M for units around 28 sqm. Foreign buyers still need to screen each listing for quota eligibility.
A step up for couples, small families or buyers who want a separate work room. The original schedule is roughly 36–44 sqm, although larger two-bedroom configurations also appear in resale listings, so the title documents for the chosen unit should settle the exact area and bathroom count. A 36 sqm two-bedroom was visible at about THB 3.69M in August 2026.
The largest original family format in the project. At 60–65.5 sqm it separates bedrooms from the shared living area more convincingly than the compact layouts, but resale choice is much thinner. Three-bedroom units around 60 sqm were visible at roughly THB 8.9M in August 2026. At that budget, view, floor and fit-out should be compared carefully with competing buildings in the area.
