Baan Yamu Residences is an established residential community on Cape Yamu, on Phuket's quieter east coast. It should not be treated as a single condominium block. Multiple project databases describe a 96-unit mixed development made up of 22 pool villas, 16 houses and 58 condominium residences. That mix matters in practice because two homes inside the same estate can have very different tenure, maintenance arrangements and buyer eligibility. A condominium resale may qualify for foreign freehold, while a villa transaction requires a separate review of the land and building rights.

As of September 2026, the official Baan Yamu website presents three core apartment formats with live asking-price anchors: a 177 sqm two-bedroom duplex from THB 13M, a 230 sqm two-bedroom penthouse from THB 19M, and a 279 sqm three-bedroom duplex from THB 21M. These are unusually large by current Phuket condominium standards. The proposition is therefore less about buying a compact new-build unit and more about securing generous internal space, terraces and a low-density environment. Older project profiles show slightly different figures for some duplex layouts, including 170 sqm and 260 sqm, so the current official dimensions are used here while the historic discrepancy remains flagged rather than silently merged.

The official site credits architect Martin Palleros of Tierra Design and highlights broad sliding openings, terraces, landscaped water gardens and sea-facing outlooks. The useful takeaway is the physical scale of the homes rather than the promotional language around the design. A 177–279 sqm residence offers a very different day-to-day experience from the 30–40 sqm entry-level units common in newer Phuket developments. The trade-off is straightforward: more space usually means a higher absolute budget for furnishing, air-conditioning, repairs and common-area charges even when the price per square metre appears competitive.

The estate is at 171 Moo 7, Pa Khlok, Thalang, Phuket 83110, on the Cape Yamu peninsula. This is not one of Phuket's dense, walkable tourism centres. The attraction is a quieter coastal setting, lower building density and a sense of separation from the busier west-coast resort areas. A car is effectively part of normal life here. That can work well for a family, a longer-stay owner or someone who actively prefers privacy, but it is a weaker fit for a buyer who expects to walk to a large choice of restaurants, shopping and nightlife every day.

Shared facilities listed by the project and major property portals include a swimming pool, clubhouse restaurant, reception, 24-hour security, fitness centre, landscaped water gardens, parking and estate maintenance. FazWaz currently shows a condominium common-area management fee of THB 62 per sqm per month. On residences in the 177–279 sqm range, the absolute running cost deserves attention. The key due-diligence question is not simply the published rate but which area it is applied to, what services it covers and whether villas or houses carry different charges or obligations.

The completion date is not consistent across public sources. FazWaz, Phuket.net and several project profiles give 2010, while DDproperty and PropertyScout use 2012. Current DDproperty inventory also includes a listing specifically labelled Baan Yamu Phase 2 and built in 2012. That pattern suggests phased delivery, but we did not find a primary document that cleanly assigns each part of the estate to a completion year. The project is therefore treated as completed, while a single completion year is deliberately omitted from the structured record.

Tenure also needs to be checked unit by unit. Current and historical resale records include condominium units marked as Foreign Quota as well as leasehold transactions. For a qualifying condominium unit, foreign freehold is possible within Thailand's statutory 49% foreign ownership quota for the condominium's total saleable area. Villas and houses are different because a foreign buyer cannot directly own the underlying land. At Baan Yamu, the first legal question should therefore be 'what exactly is this property and how is it held?' rather than assuming that the estate name determines the ownership structure.

For buyers comparing completed Phuket property, Baan Yamu has one clear advantage: the asset can be inspected as it actually exists. Views, condition, fit-out, signs of moisture, mechanical systems and the quality of the common areas can all be checked before committing. The age of the development also makes that inspection more important. Two homes with the same floor plan can have very different value after more than a decade of occupation depending on renovation history and maintenance, so estate-wide averages are less useful than a careful review of the specific unit.

Major project profiles identify Phuket Prime Property as the original developer, including FazWaz, DDproperty and Phuket.net, and an older industry reference also links Phuket Prime Property to the scheme. The official Baan Yamu website today focuses on selling and renting existing residences rather than presenting a full corporate history of the developer. For a resale buyer, that distinction is important. The original developer, the current owner of the selected property, and the company managing or marketing the estate may all be different parties. Due diligence should therefore establish who actually owns the unit being sold, who signs the sale agreement, who receives the purchase funds and which entity is responsible for common-area management, rather than assuming that the historic developer remains the counterparty to the transaction.

Ownership format

Condominium resales include units advertised within the foreign freehold quota, subject to Thailand's 49% foreign-ownership ceiling for condominium space, while leasehold units also appear on the secondary market. For villas and houses, a foreign buyer cannot own the underlying land directly, so the land and building tenure must be checked for the specific property.
