Why this project is worth a look
Inspect before buying
This is a functioning resale estate, so the buyer can test the reality rather than a rendering: balcony outlook, access gradient, lift condition, pool maintenance, road noise and the quality of the fit-out. That makes unit-level inspection unusually important because the estate has evolved over several phases.
Hillside Kata setting
Elevation gives some apartments genuine sea and sunset views while keeping the project within the Kata resort area. The same hillside also means mobility is part of the purchase decision; someone expecting an effortless daily walk to the beach may find the location less convenient than the map distance suggests.
Wide resale spread
The project feed covers relatively low-entry apartments as well as larger renovated homes with better views and private features. The spread is useful for choice but makes the headline 'from' price a weak comparison tool. Tenure, phase and condition can explain more of the price difference than bedroom count alone.
Resort-style operations
Multiple pools, fitness facilities, food service, security, parking and an established rental-management ecosystem support both personal use and rental operation. None of that creates a guaranteed return. Occupancy, management terms, seasonality, common charges and the specific apartment still determine the economics.
About the project
Kata Ocean View is best understood as an established hillside condominium estate rather than a single building delivered in one year. Current property databases usually group the estate under one project card with 153 units, an approximately 11,200 sqm site, multiple low-rise buildings and a maximum reported height of seven floors. For a buyer, the phase matters almost as much as the project name. A unit in Phase 4 and one in Phase 6 may have different building ages, access, outlook, common-area condition and renovation history even though both are marketed as Kata Ocean View.
The development history goes back well before the 2015 completion date shown on many modern portals. Contemporary construction records describe Kata Ocean View as a phased Oceanic Global Management Co., Ltd. scheme on Patak Road: early buildings were already appearing from 2007, Phase 4 was under development around 2010–2011, and Phase 6 was launched in late 2012. The practical reading is that 2015 is an umbrella completion date for the estate or its later inventory, not the age of every building. During resale due diligence, the phase and building should therefore be matched to the title, juristic-person records and physical inspection.

The address is on Patak Road Km 2, Soi Kata Buri, in Karon, Mueang Phuket. The estate sits on the hillside behind Kata rather than on the beachfront. That elevation is the reason many units are marketed around sea, sunset, mountain or open views, but the view is highly unit-specific. Buildings step across the slope, and orientation, floor level and later surrounding development all affect what a buyer actually sees from the balcony.
Major project pages place Kata Beach at roughly 1.5 km from the estate. The number alone can be misleading because this is a hilly site and the route is not the same as a flat resort walk. A car, scooter, taxi or shuttle is the more realistic everyday assumption for many residents. Shuttle service to Kata Beach is repeatedly listed as a project amenity and appears in older guest accounts as well, but a resale buyer should verify that it is operating on the schedule and terms they expect today.
The amenity mix is closer to a resort-style residence than a basic urban condominium. Current project profiles repeatedly list four communal pools, gym facilities, landscaped areas, sauna or steam facilities, a restaurant or cafe, reception, parking, 24-hour security, CCTV and rental or hotel-style management. Because the estate is spread over phases and a slope, access can matter as much as the headline list. A pool or reception building that looks close on a brochure may feel materially farther away from a particular apartment.
The resale market is active but not uniform. In early September 2026, verified asking prices start at about THB 2.7M. The lowest example is a one-bedroom apartment in Phase 4 and is specifically marked leasehold. A separate Phase 5 two-bedroom listing at 82.8 sqm is offered with foreign or Thai freehold ownership. Those examples show why the project's headline price is not a like-for-like comparison: tenure, phase, floor, renovation quality, furniture and view can move independently of size.
Foreign buyers should separate the project's general condominium status from the tenure of an individual resale. Thai condominium law allows qualifying foreign buyers to own condominium units freehold, but foreign ownership is capped at 49% of the aggregate unit area in the registered condominium. A portal saying 'freehold' at project level does not prove that a specific unit can be transferred into the foreign quota. The title deed, seller's ownership and a current quota confirmation from the condominium juristic person are the documents that matter at transfer.
Current listings include studios, one-bedroom and two-bedroom apartments, with some larger or non-standard properties appearing in the broader project feed. Older project descriptions commonly show about 40 sqm for a one-bedroom and 85 sqm for a two-bedroom, while real resale units vary more widely. That spread is plausible for a phased estate with years of owner renovations and different building layouts. For decision-making, the area on the title and the actual measured layout of the selected unit are more useful than a generic project template.
Current project data reports a common-area fee of THB 60 per sqm of internal area per month; a 38 sqm resale example shows a THB 2,280 monthly charge. The figure is useful as a working reference, not a substitute for a fresh juristic-person statement. A buyer should confirm the current rate, any seller arrears and whether phase-specific charges apply. Rental-management services should also be reviewed under the actual management agreement rather than assumed from the estate's historical resort operation.
The strongest case for Kata Ocean View is that it is inspectable. Buyers are not relying on a construction promise: they can walk the access roads, see the exact outlook, check building condition, hear the traffic and compare multiple resale units in the same estate. The trade-off is variability. Two apartments with similar headline sizes can differ enough in tenure, phase, fit-out, parking convenience and view that a simple price-per-square-metre ranking can hide more than it explains.

Ownership format
The project contains both freehold and leasehold resale units. A foreign buyer can register condominium freehold only within the statutory foreign quota of no more than 49% of the aggregate unit area in the registered condominium; the selected unit's title and current quota availability should be confirmed before transfer.

An active listing updated on 9 August 2026: upper-floor, furnished, with sea and mountain outlooks. The unit is marked leasehold. The listing also claims conversion to foreign freehold may be possible, but that should be treated as a transaction-specific legal check rather than a project fact.
The lowest verified asking-price anchor in the current sample. The apartment is on the third floor, furnished and marked leasehold. The same listing text also mentions 36 sqm while its structured data says 38 sqm, so the title area should be checked rather than copied from the advert.

- Developer attribution is inconsistent. A 2008 Phuket Gazette report directly named Oceanic Global Management Co., Ltd., while historical Oceanic Global material also links the group to the Kata Ocean View phases. Current Home In Phuket and Lazudi records attribute the project to Phuket Holiday Services International Co., Ltd. We could not verify the exact legal relationship between those names and the project vehicle for every phase.
- The phase history does not reconcile into one clean inventory table. Sources from 2007–2012 report different phase unit counts and show at least Phases 1–6, while modern databases consolidate the estate at 153 units with a 2015 completion date. The construction year and specifications of the selected building should therefore be checked separately.
- Foreign-quota availability is dynamic. Foreign-freehold resales are clearly present, but the quota status of any chosen unit cannot be established from a project profile; a current certificate from the condominium juristic person is required for transfer.
