Why this project is worth a look
A real central address
Wireless Road and Phloen Chit are useful bases for someone whose work and routines are concentrated in central Bangkok. Public transport and established services are nearby. The other side of that convenience is business-district traffic, which should be assessed from the actual apartment and entrance.
Room to live properly
A one-bedroom unit around 79 sqm and family apartments around 136–178 sqm can accommodate furniture, work and daily routines without squeezing everything into a compact plan. Generous space is only an advantage when the internal condition is sound and the running costs fit the household budget.
No construction guessing
The condominium is completed, so buyers can inspect the building, its shared facilities and the selected apartment in person. That is a practical benefit over buying from renderings. The trade-off is the need to look closely at refurbishment history, building reserves and future capital works.
Services on the doorstep
The surrounding All Seasons Place development puts shops, offices and hospitality uses close by. It can make errands and working days easier, but the residence should be assessed as a condominium with its own rights and rules. Proximity to a service does not automatically mean free access.
A genuine range of homes
The resale market includes one-bedroom apartments, substantial family layouts and very large upper-end residences. That variety creates options, but asking prices vary too much for a simple building-wide bargain label. Condition, layout, floor and title are what make a comparison useful.
About the project
All Season Mansion belongs to a very different category from the new condominium launches that dominate many Bangkok property searches. It is an established residential tower, with apartments changing hands between existing owners rather than being sold against construction milestones. That removes one uncertainty: the building and its shared spaces can be visited now. It introduces others, particularly how each apartment has been maintained, what has been altered over time and what future expenditure the owners’ association may face.
Space is a compelling reason to look here. One-bedroom listings appear at approximately 78.75 sqm, while frequently advertised two-bedroom apartments occupy around 136–137 sqm. Three-bedroom homes often sit near 178 sqm and can extend further. The market also contains residences above 300 sqm. This is not just an impressive statistic. The extra square metres can change everyday life by making room for a proper dining table, a separate work area and family members who need privacy.

There is a trade-off to all that room. Cooling a large apartment, replacing worn flooring or refurbishing multiple bathrooms may cost considerably more than work on a contemporary compact unit. The age of the building tells you almost nothing about whether a particular kitchen or air-conditioning system was replaced last year or has remained untouched for decades. Two units with the same bedroom count can be very different propositions once their refurbishment histories are examined.
You find the residential building at 924 Soi Ruamrudee, near Wireless Road in Lumphini, Pathum Wan. It sits within All Seasons Place, a city-centre development bringing together office towers, the Conrad hotel, commercial premises and homes. This setting makes daily life convenient for people who spend time in the business district. It is also very much an urban address. A mixed-use development does not feel like a secluded low-rise compound, and the streets around it operate on business-district rhythms.
Phloen Chit BTS is the obvious public-transport connection. Several property sources put the walk at approximately 600–640 metres, although exact distances vary with the route and the entrance used. It is close enough to be practical for many regular commuters, but Bangkok weather changes the experience of a short walk. Before buying on the strength of a transport pin, see the pavement, street crossings and actual path from the residential lobby to the station.
The surrounding area provides more than rail access. All Seasons Place brings office and retail activity to the immediate neighbourhood, while Central Embassy and Central Chidlom are nearby shopping destinations. Lumphini Park is another familiar landmark in this part of Bangkok. These are useful connections, not a guarantee that the streets are quiet. Viewings at different times can reveal how building access, traffic, delivery activity and noise affect the floor under consideration.
The name needs a little care. Property adverts alternate between All Season Mansion and All Seasons Mansion, while one large portal places the residence under a listing headed CRC Tower All Seasons Mansion. That does not turn an apartment in the condominium into a unit in the CRC office tower. The residential entrance, management arrangements and common areas are the relevant parts of the development, and they should be identified clearly when arranging a visit.
All Seasons Property Co., Ltd. is named as the developer by major property directories. The company’s connection to the broader All Seasons Place is independently supported by information from China Resources, which describes the group’s investment and the property company’s work in Bangkok. This gives useful context for the building’s origins. It should not be confused with a current engineering certificate, a promise of maintenance standards or evidence of the condominium’s present financial position.
Leading property portals describe one residential building with 33 storeys and 206 condominium units, generally showing 1998 as the completion year. Some other directories record different unit counts, floor totals or a 1997 completion date. Those discrepancies are disclosed separately rather than blended into an invented average. For a homebuyer, the next level of information is more useful: the actual registered apartment, the floor it occupies and the condition of the building systems serving it.
The entry point visible in October 2026 was THB 12.9 million for a 78.75 sqm one-bedroom apartment advertised on DDproperty on 7 October. A two-bedroom listing around 137 sqm was asking THB 22 million in late September, with three-bedroom options around 178 sqm appearing at roughly THB 27 million in early October. These are asking prices attached to individual listings. They neither establish a completed-sale price nor confirm that every advertiser controls a separate apartment.
Headline prices become particularly misleading when larger units enter the comparison. Some adverts describe a three-bedroom apartment of around 178 sqm, while others use the same bedroom count for a residence above 317 sqm. A home with four or five bedrooms can attract a different buyer altogether. View, floor position, internal partitioning, renovation quality and title status matter enormously here. A single building average cannot substitute for matching like with like.
Public building descriptions list a swimming pool, gym, sauna, landscaped space, parking and staffed security. FazWaz places several leisure facilities, including the pool and indoor children’s area, on the seventh floor. Those are concrete amenities a visitor can seek out rather than rely on decorative descriptions. What matters next is maintenance: whether equipment operates properly, whether the lifts are reliable and how the common spaces feel during normal resident hours.
The wider development makes this more nuanced than a simple amenities checklist. Offices, hotel services and retail outlets may be physically close to the residential tower, but not every amenity on a complex plan is included in a condominium owner’s rights. Residents’ access arrangements, visitor restrictions and any separate charges should be understood at building level. A sales advertisement describing the surrounding destination cannot establish access to a neighbouring hotel facility.
Parking deserves a specific conversation for anyone who drives. Project databases agree that parking exists, but they do not establish the allocation and transferability of spaces attached to the apartment being sold. A seller may describe a space as “included” when the arrangement is actually subject to the condominium’s rules. The distinction matters when a second car is involved, when guests visit and when the unit is later rented to someone who needs predictable parking.
For an overseas buyer, the most consequential document is not the brochure but the title and quota position. Thai condominium law permits foreign freehold ownership within a ceiling of 49% of the total floor area of condominium units in the building. A unit advertised as freehold may still require a foreign-quota certificate before it can be transferred to a non-Thai buyer. The evidence of overseas funds entering Thailand also needs to be in order for registration. Leasehold, if offered, is a distinct contractual interest and should never be treated as equivalent to registered ownership.
Resale payment arrangements follow the seller and the agreed transaction rather than a standard developer instalment schedule. Buyers need a contract showing the price, what furniture or appliances stay, when possession changes and how transfer costs are allocated. It is also necessary to establish whether there are arrears in common-area charges or other claims connected to the unit. An attractive price is less useful if a material obligation only emerges shortly before transfer.
Longer-term rental demand is a plausible use for a centrally located apartment of this size. Current advertisements include two-bedroom rents around THB 60,000–75,000 per month, with bigger family homes asking more. None of those figures is a realised yield. An owner pays for vacant periods, letting fees, repairs, shared facilities and other obligations, while the achievable rent will depend on the condition and presentation of the specific home. The headline annualised rent is not the income an owner keeps.
An older condominium should be assessed on evidence rather than stereotypes. Generous room proportions can be a genuine advantage, and completed buildings allow buyers to see daily operation. Yet ageing waterproofing, façade work, lifts, fire systems and mechanical services may create future expenses that are invisible behind a newly painted living room. Asking about reserve funds, major works and the recent maintenance record is part of understanding what ownership may cost.
Pet policies provide another reason to trust building documents over online filters. Some directories say animals are not permitted, yet individual rental adverts describe pet-friendly units. That is not a reliable exemption. Written condominium rules and any approval conditions are what count. Short-term accommodation also needs care: purchasing a residential condominium unit does not by itself create permission to operate a hotel-style letting business.
Viewed as a whole, All Season Mansion is best approached as a collection of individual resale opportunities in a very central location. Its value depends on the combination of interior space, everyday convenience and the real quality of each unit. The best inspection involves more than walking through the apartment. Spend time in the lift lobby, by the car entrance and in the shared areas; those experiences often reveal the difference between a good-looking listing and a comfortable long-term home.
Ownership format
Foreign buyers may acquire freehold title to an individual condominium unit only within the building’s foreign-ownership quota, capped at 49% of total condominium unit floor area. A listing marked “freehold” does not establish that foreign quota is available for a particular transfer. Any leasehold offer needs a separate review of its term and conditions. A long lease normally runs for no more than 30 years at a time; any renewal depends on its terms and the lessor’s agreement, not an automatic extension.
Unit types & sizes
The 78.75 sqm one-bedroom format has room for a genuine living area rather than a token sofa beside the bed. Some advertised units mention higher ceilings, but that feature is unit-specific. Layout, refurbishment history and registered title deserve at least as much attention as the floor area.
A 136–145 sqm two-bedroom home offers generous shared space alongside separate bedrooms. Some examples differ in bathrooms, furnishings and floor position, so the headline layout is not a complete specification. It is worth looking at actual room dimensions and service charges before comparing asking prices.
For households needing private bedrooms and proper common rooms, the widely advertised three-bedroom stock often sits around 178–201 sqm. Bathroom counts vary, and some three-bedroom apartments are substantially larger. The floor plan and internal configuration matter more than the bedroom label alone.
The roughly 317 sqm four-bedroom stock is a different purchase from the standard family layouts. A buyer gains flexibility, but the cost of renovating multiple bathrooms, kitchen areas and ageing systems can be material. An advertised price needs to be read together with the exact fit-out and title documents.
Listings also include unusually large homes around 362 sqm, with duplex configurations appearing in the upper-end stock. At this scale, floor position, private spaces and renovation decisions can overwhelm simple price-per-bedroom comparisons. Only the selected unit’s registered layout and actual condition settle the question.
These are observed resale formats and asking prices, not a current developer inventory or a complete schedule of registered unit types. Listings also describe three-bedroom apartments above 317 sqm, and the same home may appear under several agents. No asking price should be treated as a completed transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- Public sources disagree on the unit count: DDproperty and PropertyHub show 206, FazWaz and BKKCondos show 170, and The Agent shows 185. The registry entry uses the better-supported 206; a primary registered unit schedule was not found.
- Both 32 and 33 storeys appear in project descriptions, sometimes within the same portal. we use 33 as shown in DDproperty and PropertyHub project tables, but the treatment of technical or other levels remains unresolved.
- Completion dates conflict: DDproperty and PropertyHub say 1998, FazWaz gives December 1997, and The Agent lists Buddhist year 2550 (2007). we use 1998 while the original completion documents remain unavailable.
