Why this project is worth a look
Real family space
The smallest original two-bedroom formats are already around the mid-90 sqm range, while many three-bedroom homes approach or exceed 200 sqm. That creates a very different living proposition from newer central Bangkok projects built around compact one- and two-bedroom stock. The benefit is genuine usable space; the trade-off is a higher absolute purchase, renovation and carrying cost.
Low residential density
Only 219 residences occupy a 41-storey tower. Historical floor plans show about eight homes per floor in the lower residential zone and about six in the upper zone. For an owner-occupier that can translate into a quieter floor and fewer neighbours; for a landlord it points to a narrower but more clearly defined tenant profile seeking large central-city homes.
Unusually strong parking
Project sources consistently describe seven parking levels and capacity at roughly 240% of the apartment count. That is meaningful for households with multiple cars and for corporate or diplomatic tenants. The practical right to use particular spaces, however, should still be checked against the unit documents and current juristic-person rules.
An established address
The value proposition does not depend on a future mall, a future rail line or an emerging neighbourhood story. Phloen Chit, Wireless Road, Central Embassy, Central Chidlom and major hospitals are already part of the daily environment. That does not guarantee resale performance, but it reduces reliance on speculative promises about what the location may become.
Unit quality comes first
A 2008 completion date means renovation history varies widely. One apartment may have new mechanical systems, kitchen, bathrooms and built-ins; another may still reflect an older fit-out. Comparing only asking price per square metre can therefore be misleading. The condition and documentation of the specific home deserve as much attention as the building's headline specifications.
About the project
Athenee Residence is a mature resale condominium rather than a developer launch. The tower sits off Soi Ruamrudee with access toward Wireless Road in Lumphini, Pathum Wan, one of Bangkok's most established central districts. It was completed in 2008 and contains 219 residences across 41 floors. That age changes what matters in a purchase. There is no construction schedule to evaluate and no future amenity package to trust on paper. The important questions are unit condition, renovation quality, view, floor, title documents and whether the foreign ownership quota is available for the apartment being sold. Two homes with the same registered area can differ substantially if one has been comprehensively upgraded and the other still carries much of its original fit-out.
The development originated as TCC Capital Land's first residential project. TCC Capital Land was formed as a joint venture between Thailand's TCC Land and Singapore's CapitaLand, and the venture acquired the Wireless Road site in 2004. Architect A49 records the completed residential tower as a 41-storey building with 219 homes, including seven penthouses, completed in 2008. Athenee Residence also needs to be distinguished from the neighbouring components of Athenee Place: Athenee Tower is an office building and the hotel is a separate property. The residential tower has its own identity even though all three form part of the same urban complex and share the wider address context.

Space is one of the building's defining characteristics. The more detailed historical layout set starts around 94 sqm for two-bedroom apartments, moves into roughly 178–222 sqm for many three-bedroom types and includes a large four-bedroom format around 294 sqm. Resale stock is less tidy than an original brochure: owners have renovated, reconfigured and occasionally combined spaces, while agents do not always use bedroom labels consistently. A current listing may therefore sit outside the historical size band for its stated bedroom count. For a buyer, the registered area and actual floor plan should take precedence over the marketing label used in an online ad.
The tower also has relatively low residential density for its height. A detailed building review describes the residential floors from 8 to 20 as a lower zone with around eight units per floor, and floors 21 to 38 as an upper zone with around six. The lower part of the building contains the lobby and a multi-storey parking podium, with common facilities and residences beginning around the eighth floor. Several project sources cite seven levels of covered parking and parking capacity equivalent to roughly 240% of the unit count. In central Bangkok, where parking can become a daily constraint, that is a practical differentiator rather than a decorative amenity.
Common facilities include a swimming pool, gym, landscaped areas, sauna and steam rooms, yoga space, children's facilities, meeting or lounge areas, parking, key-card access, CCTV and round-the-clock security. The list is broad enough for family use, but a completed 2008 building should be judged by how those facilities operate now, not by how impressive the list looks online. A site visit should tell you more about management quality than a marketing gallery: look at lift operation, parking circulation, corridor upkeep, pool and gym condition, ventilation, lighting and how consistently the shared areas are maintained.
As of 2 October 2026, the lowest asking price we found in active resale stock was THB 25 million for a two-bedroom unit of about 96.2 sqm. Other current offers sit materially higher, especially for larger three- and four-bedroom homes. That spread should not be compressed into a single 'project price'. Resale owners have different renovation standards, views, floors, urgency and ownership structures. THB 25 million is therefore a lower market anchor, not a promise of repeatable availability. Before treating any advertised unit as comparable, confirm that it is genuinely on the market, that the asking terms remain current and that its registered area, furnishing, parking rights and ownership status match the listing.
The project itself is described as freehold, but a foreign buyer's ability to register a specific condominium unit in freehold is still subject to Thailand's foreign quota. Foreign ownership in a registered condominium is limited to 49% of the aggregate unit area. This is a building-level legal constraint applied at transfer, not a permanent label attached to every resale advertisement. A unit marketed as freehold may still require confirmation from the condominium juristic person that foreign quota remains available. For an international buyer, that quota check belongs early in the transaction, before substantial funds are committed.
Athenee Residence will make the most sense to buyers who value central location and generous internal space more than a recent completion date. Phloen Chit BTS, Central Embassy, Central Chidlom, Bumrungrad Hospital and the Wireless Road embassy corridor are already established around it. The trade-off is that the apartment itself deserves closer inspection than a brand-new handover unit. For an owner-occupier, layout, renovation quality, mechanical condition and outlook may justify paying more for the better apartment. For an investor, the relevant numbers are the purchase price of that exact unit, achievable long-term rent, recurring costs and realistic exit value. In a building like this, unit selection can matter more than a small headline discount against another listing.
Ownership format
The project is a freehold condominium. A foreign buyer can register the selected unit in freehold only if foreign quota is available; aggregate foreign ownership is limited to 49% of the total unit area in the building. Quota must be confirmed for the specific unit before transfer.
Unit types & sizes
Original two-bedroom layouts ranged from roughly 94–97 sqm at the smaller end to about 120–133 sqm. Resale listings also show units around 140 sqm, so the registered plan of the specific apartment matters more than the agent's bedroom label.
Large family apartments. The detailed historical layout set includes sizes such as 178, 189, 195, 209, 214 and 222 sqm, so two three-bedroom units can feel materially different in living-room, kitchen and bedroom proportions.
The historical plan set shows a large four-bedroom type of about 294 sqm. Current resale ads sometimes label smaller reconfigured apartments as four-bedroom homes, so bedroom count alone is not proof of the original layout.
The ranges above come from a detailed historical layout set cross-checked against current resale stock. Today's market includes reconfigured and occasionally combined apartments, so the original type, registered title area and current layout of the selected unit should be verified separately. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phloen Chit BTS is within walking distance; published figures range from roughly 200 to 380 metres depending on the measured entrance and walking route.
- The current project site places Central Embassy at about 600 metres and Central Chidlom at about 750 metres.
- Bumrungrad Hospital is listed at roughly 1 kilometre, useful for residents who value quick access to a major international hospital.
- The residence connects into the Athenee Place complex with access toward both Soi Ruamrudee and Wireless Road, giving drivers more than one practical approach to the address.
- A detailed neighbourhood review places Lumphini Park at about 1.1 kilometres: not directly outside the building, but still a realistic central-Bangkok green-space option.

Best for: Owner-occupiers who want a genuinely large central Bangkok apartment and would rather accept an older building than compress family life into a much smaller new unit.; Families with cars, where extensive covered parking and large layouts can matter more in daily life than a recently completed lobby or launch-era incentives.; Foreign buyers seeking a condominium that can be held in freehold when foreign quota is available, and who are prepared to verify quota and title status on the chosen unit before transfer.; Investors who understand the long-term rental market for large central apartments and are willing to model returns from the actual acquisition price, recurring costs and achievable rent rather than a generic yield claim.; may not suit: Buyers specifically looking for a new-build payment plan, developer instalments and a future handover. Athenee Residence is an established resale building.; Budget-led buyers who care more about the lowest possible entry price than apartment size: the current lower asking anchor is around THB 25 million.; Anyone unwilling to inspect the individual unit in detail. In a 2008 property, renovation quality and mechanical condition can alter the purchase experience more than the shared project specification suggests..
