Why this project is worth a look

Low-rise by design

Three eight-storey buildings create a very different living pattern from Wongamat's newer towers. Buyers still get a pool and shared facilities without relying on a high-rise environment. The compromise is age: the quality of maintenance, reserves and building systems now matters as much as the original design.

Close, not beachfront

Multiple sources place the project roughly 200 metres from Wong Amat Beach on Soi Naklua 16. The beach is genuinely close, but Nova Mirage should not be sold as a first-line beachfront residence. Views, walking route and exposure to nearby buildings must be checked for the individual unit.

Unusually varied space

Live resale stock ranges from compact studios to 80–100 sqm apartments and large multi-level homes above 200 sqm. That can appeal to buyers prioritising usable interior space over a new-build address. It also makes unit-by-unit due diligence essential, because years of combining and remodelling may have changed some layouts.

A visible resale market

Nova Mirage has enough active and historical listings to give buyers real price references rather than relying on a launch brochure. The benefit is transparency of market asks; the challenge is inconsistency. Renovation, ownership status, floor, building and seller motivation can move the price substantially.

About the project

Nova Mirage is a completed low-rise condominium in Wongamat, North Pattaya, on Soi Naklua 16. Current portals use both Nova Mirage and Nova Mirage Wongamat, while Nova Group's own website lists the development simply as Nova Mirage among its completed condominium projects. For a buyer in 2026, the important point is that this is a mature secondary-market building, not an active developer launch. Units come from individual owners, so condition, renovation quality, furniture, legal ownership and asking price vary much more than they would in a new project sold from one inventory sheet.

The core project profile is reasonably consistent across the stronger sources. Nova Group confirms the development as part of its Pattaya portfolio, while FazWaz, DDproperty, Lazudi, Pattaya Prestige Properties and Cornerstone describe a three-building, eight-storey scheme completed in 2007. Most of those sources also state 189 units. There are exceptions: PropertyHub lists completion as 2010, and a few other databases show conflicting unit totals. That does not appear to indicate a different Nova Mirage; the address, developer and physical description still point to the same complex. It does mean that registered condominium documents should outrank portal metadata when a buyer reaches legal due diligence.

The address is one of the better-supported details: 680 Moo 5, Soi Naklua 16, Na Kluea, Bang Lamung, Chon Buri 20150. The project sits in the Wongamat residential cluster rather than directly on the shoreline. Several local and national property sources place Wong Amat Beach at roughly 200 metres from the development. That is close enough for the beach to be part of daily life, but it is not the same proposition as a true beachfront tower. Sea views, noise exposure, walking route and outlook can differ materially between buildings and floors, so those are unit-level questions rather than features that can safely be promised for the whole project.

Nova Mirage also feels different from the newer high-rise stock that now defines much of Wongamat. Three eight-storey buildings make it a horizontal, resort-style compound rather than a vertical residential tower. The practical advantage is straightforward circulation and a lower-rise environment around the pool. The trade-off is age. A 2007 building should be judged by how it has been maintained: lifts, water systems, waterproofing, façades, pool equipment, common corridors and the condominium juristic person's finances matter more today than the original sales brochure. A well-kept older unit can be comfortable; a neglected one can require meaningful renovation even if the headline price looks attractive.

The resale market shows a much broader range of layouts than the simplified original project descriptions. FazWaz publishes studios around 44–47 sqm and one-bedroom units around 88–96 sqm. Current listings add studios around 44–49 sqm, one-bedroom homes around 80–95 sqm, two-bedroom configurations from roughly 48 to 100 sqm, and large three-bedroom or multi-level units above 200 sqm. Some of that variation is likely the result of combining, remodelling or reclassifying units over time. Buyers should therefore treat the marketing label — studio, one-bedroom, two-bedroom or duplex — as secondary to the registered area, title deed, floor plan and the unit they actually inspect.

As of early September 2026, PropertyHub's lowest active asking price is THB 2.2M for a 44 sqm studio. The same portal shows one-bedroom units around THB 3.9M–4.6M for roughly 80–95 sqm and an 88 sqm two-bedroom listing at just under THB 5M. DDproperty, which has a smaller live inventory, shows a 44 sqm studio at THB 2.7M, a 48 sqm unit at THB 3.8M and a 211 sqm three-bedroom unit at THB 12M. These are resale asks, not a unified project price list. Renovation, furniture, view, floor, building, ownership quota and seller urgency can all explain large differences between seemingly similar units.

The shared facilities are fairly well corroborated: a communal swimming pool, gym, parking, 24-hour security and CCTV appear repeatedly across project pages and live listings. FazWaz also lists a jacuzzi, clubhouse and on-site restaurant. A common-area fee of THB 30 per sqm per month is repeated by Lazudi and several listings, but we did not locate a current 2026 statement from the condominium juristic person. On a resale purchase, the current fee schedule, any special assessments, reserve position and a debt-free certificate for the selected unit deserve more weight than a portal's static amenities list.

Nova Mirage has some historical significance within Nova Group's Pattaya portfolio, although that should not be mistaken for a quality guarantee. Nova Group's official website includes it among past projects, and founder Rony Fineman told Pattaya Mail that Nova Mirage was the group's first condominium development and referred to Building A as the first stage. Modern property databases, however, market the three buildings together as one Nova Mirage complex. We found no current evidence that the individual buildings operate as separate projects with distinct addresses, delivery dates and product identities, so this dossier treats them as one condominium development and leaves the specific building as a unit-level attribute.

Ownership format

The project trades on the secondary market as a registered condominium with freehold unit ownership. A foreign buyer can hold a unit freehold if the selected unit can be transferred within the condominium's foreign quota, which is capped at 49% of the aggregate unit area. If quota is unavailable, any alternative structure, including leasehold, must be checked for the specific unit and transaction documents.

That spread is too broad to assume one original layout, so reconfiguration, combining or inconsistent agent labelling is likely. The title area and actual plan matter more than the listing label.

Large units appear as duplexes, penthouses and oversized three-bedroom homes, with substantial variation between listings. DDproperty shows a 211 sqm unit, Gecko around 208–212 sqm, and rental stock can reach 315 sqm. This is a niche part of the project, so buyers should verify exactly what is registered on title and whether multiple units were combined.

We did not find a complete original Nova Mirage floor-plan catalogue. FazWaz describes original studios around 44–47 sqm and one-bedroom units around 88–96 sqm, while today's resale market contains two- and three-bedroom, multi-level and very large configurations. The cards above therefore reflect observable secondary-market stock rather than claiming every format was part of the original standard layout schedule.   • Project-level foreign quota availability is not publicly stated. Some live listings are marked as foreign ownership, but a buyer still needs an up-to-date condominium juristic-person certificate confirming quota availability for the selected unit.
  • A common-area fee of THB 30 per sqm per month is repeated by Lazudi, FazWaz and live listings, but we did not find a current 2026 juristic-person statement. The present tariff, arrears status and any special assessments need confirmation before purchase.
