Resale studios can appear around THB 1.3M, and the current lowest verified unit is explicitly offered in the foreign quota. That creates a relatively low-cost route into the Na Kluea/Wong Amat area. The number belongs to one apartment, however, so condition, title and outstanding building charges matter as much as the asking price.

AD Condominium is a completed low-rise building in North Pattaya, in the Na Kluea area next to the wider Wong Amat neighbourhood. The useful way to read this project is not as a launch story but as a mature resale building: one eight-storey block with roughly 180 homes. The main project databases converge on 178 units and completion in October 2008. Because the building has been operating for many years, the real buying decision sits at unit level. Renovation quality, floor, outlook, maintenance history and ownership quota can matter more than the headline project statistics, and two apartments with the same nominal layout can be materially different products.

The name needs extra care. Several public databases mix AD Condominium with AD Hyatt WongAmat and other later A.D. House developments in the same part of Pattaya. Those mixed pages may show a 30- to 35-storey tower, about 500 units, different unit sizes and a nearby but different address. Those figures do not belong to the low-rise building covered here. The project in this dossier is the earlier AD Condominium Pattaya, described by a developer-focused property profile as A.D. House's first completed Pattaya residential development in 2008. In physical scale, AD Condominium is much simpler than Pattaya's large resort-style schemes. Eight floors mean a more compact building and less vertical movement than a high-rise tower. The shared facilities are practical rather than elaborate: sources consistently mention a communal swimming pool, fitness room, clubhouse or common lounge, parking, 24-hour security and CCTV. This is enough for everyday living and conventional long-term rental use, but buyers should not expect the infrastructure of a new destination resort with multiple pools, landscaped zones, restaurants or hotel-style services. For some residents that simplicity is a benefit because they are paying for the apartment and location rather than an extensive amenity programme.

The layouts reflect an older generation of Pattaya condominiums and can offer noticeably more internal space than many newer entry-level units. FazWaz gives a project range of roughly 26–35 sqm for studios and 56–72 sqm for one-bedroom units. Current resale listings show studios around 34–35 sqm and larger one-bedroom homes around 57–73 sqm, with both one- and two-bathroom configurations appearing in the market. The words 'one bedroom' therefore do not describe one standard product. A 57 sqm apartment and a 73 sqm apartment can feel completely different in daily use, and title-area confirmation is more important than a generic floor-plan label.

As of 3 September 2026, the lowest verified asking price found for this specific low-rise building is THB 1.3 million for a 34.5 sqm studio on the fourth floor. The listing states Foreign Quota and says the unit was renovated in 2025. That number should be treated as a lower resale anchor, not as a project-wide starting price. In an older completed condominium, asking prices move with renovation standard, furniture, floor, view, seller urgency and legal status. A cheap studio can be a genuine opportunity, but it can also require more work or come with a different outlook from a higher-priced unit in the same building.

Larger units are also actively traded. A listing published at the start of September 2026 offered a 73 sqm one-bedroom apartment with two bathrooms at THB 2.625 million. The spread between that unit and the lowest-priced studio illustrates why bedroom count alone is a poor comparison tool in this building. A buyer planning to live here may prefer a large one-bedroom over a newer but much tighter two-bedroom elsewhere. A rental investor should instead consider whether the layout, furnishing and monthly asking rent fit the real tenant pool in Na Kluea. The project's older, larger floor plates can be an advantage, but only if the individual apartment is in usable condition.

The building sits in North Pattaya's Na Kluea/Wong Amat corridor. The most specific structured address tied to the eight-storey, 178-unit building is 369/1 Soi Pho Samphan, Na Kluea, Bang Lamung, Chon Buri. Other property pages describe access via Na Kluea Soi 16, 16/1 or 16/3. The map location and project references point to the same local pocket, but public address labelling is inconsistent and there are other A.D.-branded buildings nearby. For an actual viewing, using the mapped low-rise building and coordinates is safer than relying on the words 'AD Condo' in a navigation search.

Wong Amat is the nearest beach area; FazWaz places the nearest beach at about 0.9 km. AD Condominium is not a beachfront development, and that distinction matters. Buyers can live within the North Pattaya/Wong Amat catchment without paying solely for a direct beachfront position, but they should not assume uninterrupted sea views or resort-front access. Outlook varies by floor and orientation. If a sea view is central to the purchase, it must be checked from the actual unit. If the priority is a workable North Pattaya address at a lower entry price, the inland position can be a sensible trade-off.

Ongoing common-area costs are another item to verify directly with the condominium juristic person. FazWaz and Cornerstone currently show a common-area fee of THB 25 per sqm per month, while another detailed project profile states THB 30 per sqm. The difference is not large for a studio, but the disagreement itself is important: it shows why an old catalogue figure should not be copied into a buyer's budget without confirmation. Before paying a deposit, ask for the current rate, the seller's debt-free status and any outstanding common charges. In a mature condominium, these administrative details are part of the transaction, not an afterthought.

The building's age is both useful and demanding. The advantage is that a buyer can inspect the real pool, corridors, lifts, parking and common areas instead of relying on a rendering. The limitation is that maintenance quality has had many years to diverge from the original handover condition. A newly renovated apartment does not automatically mean a recently renewed building. During a viewing, inspect common areas and building systems as carefully as the kitchen and bathroom inside the unit. For a resale purchase, the current management standard can matter more than the original completion specification.

Foreign ownership is possible in the normal Thai condominium framework, subject to the statutory 49% foreign quota by saleable area in the building. Importantly, a current 34.5 sqm studio listing is explicitly marked Foreign Quota, so foreign freehold availability is not merely theoretical in this project. However, quota is unit-specific and time-sensitive: the existence of one foreign-quota listing does not guarantee that another apartment can be transferred to a foreign buyer on the same basis. Confirm the quota position and title documents for the selected unit before committing funds.

AD Condominium makes the most sense for a buyer who is comfortable with resale due diligence and values space and location over new-build polish. Its appeal is straightforward: established North Pattaya surroundings, usable unit sizes, active resale and rental markets, and occasional entry prices well below many newer Wong Amat projects. Its main weakness is information noise. Public databases have repeatedly merged it with neighbouring A.D. House towers, and even reputable project pages disagree on unit count, address wording and common fees. The right approach is therefore building first, unit second, paperwork third and price comparison only after those three are clear.

Ownership format

A foreign buyer can hold a condominium unit as freehold within the building's 49% foreign quota. A current 34.5 sqm studio listing is explicitly offered in the foreign quota, but quota availability must be reconfirmed for the selected unit before a deposit is paid. If quota is unavailable, any leasehold structure depends on the seller and the unit's documents.
