The location advantage is easy to test in person: the development’s common grounds open directly onto Wong Amat Beach, with project materials citing roughly 70 metres of beachfront. That is materially different from a condominium marketed as being in Wongamat but separated from the shore by a road, another parcel or a long public access route. For an owner-occupier who actually plans to use the beach, the distinction is more meaningful than a generic sea-view label.

You can inspect reality

Because the project is completed and long occupied, the buyer can assess the actual apartment rather than a promised specification. View angle, afternoon sun, noise, furniture, renovation quality, lift performance and the condition of the pool deck can all be inspected before signing. Due diligence still matters — title, juristic-person certificates, outstanding fees and quota status do not disappear in the resale market — but construction-delivery risk is no longer the central question.

A broad unit spectrum

The Palm ranges from compact studios to one- and two-bedroom apartments, larger family residences and penthouses. That makes internal price comparisons more nuanced than they first appear. A low-floor studio, a high-floor one-bedroom with an uninterrupted bay view and a large corner two-bedroom are effectively different products even though they share the same address. Buyers get better information by comparing like-for-like stacks, floors and views rather than using one building-wide average.

Established common areas

Multiple sources consistently describe the core amenity set: beachfront pools, children’s facilities, fitness areas, games spaces, landscaped grounds, security, CCTV and covered parking. In a mature resale project, the useful question is no longer whether those amenities are promised but how well they are being maintained now. A viewing should therefore include the common areas, parking, lobbies and building systems rather than focusing only on the apartment interior.

Foreign-quota stock exists

Current resale evidence includes units explicitly marketed in the foreign quota, including the lower-priced reference used in this dossier. That is more useful than simply saying foreigners can buy Thai condominiums. A foreign buyer needs a specific unit that can be registered in their own name at transfer. Quota status is not permanently guaranteed building-wide, so the juristic person’s confirmation should be obtained for the selected unit before a non-refundable deposit is committed.

About the project

The Palm Wongamat Beach is an established beachfront condominium on the Wongamat peninsula in North Pattaya. Its defining feature is physical, not promotional: the common grounds meet the beach directly, without a public road between the development and the shoreline. The project’s own materials describe roughly 70 metres of beachfront. For a buyer, that changes the daily experience more than a generic “near the sea” label. Residents can move from the pool and landscaped grounds straight onto the sand, which is the core reason this older development still competes with newer towers set farther back from the water.

The development has two residential towers, approximately 46 and 26 storeys. Most current project databases converge on 544 units and completion in 2015, while FazWaz places completion in November 2015. There is a genuine archival inconsistency: a Pattaya Mail article published during construction referred to 542 units, and some later portals show 47 floors or a 2016 completion year. For the public record we use the configuration that is best supported across current sources — two towers, 46 and 26 floors, 544 units, completed in 2015 — while preserving the discrepancy for title-level due diligence rather than pretending the historical record is perfectly clean.

This is now a resale building rather than a developer-led launch. That is an advantage for buyers who prefer to inspect reality instead of buying from drawings: the exact sea angle, traffic noise, common-area condition, lift performance, furniture, renovation standard and wear inside the unit can all be checked before purchase. The trade-off is wider variation between listings. Two apartments with the same nominal layout may have had very different ownership histories, renovation budgets and maintenance. A simple price-per-square-metre comparison can therefore hide more than it reveals unless the buyer also compares floor, orientation, view, fit-out and title status.

The unit mix is broad. Studios commonly appear around 32–33 sqm; one-bedroom layouts are frequently seen around 46–53 sqm; two-bedroom stock spans roughly the low 60s into the high 90s depending on stack and configuration. The Riviera Group’s project page also confirms three- and four-bedroom residences, while the resale market includes substantially larger penthouses and combined multi-level homes. The building can therefore serve very different budgets and use cases, from a compact beachfront base to a large primary residence. It also means there is no single representative “Palm Wongamat unit”: tower, floor, view corridor and the particular layout matter almost as much as the bedroom count.

Developer attribution is clear at brand level but less clean at legal-entity level. Nova Group lists The Palm among its completed condominium projects, and The Riviera Group’s own page says the development was delivered by Nova Group in association with The Riviera Group. Contemporary Pattaya Mail reporting also records the partnership between Nova Group’s Rony Fineman and Winston Gale. DDproperty, however, names Ocean Residence Property in its structured developer field, while other secondary sources use Nova Luxury Development. Without the condominium registration pack, title documents or an official company filing tied specifically to the project, we would not present any one of those secondary legal names as conclusively established. That uncertainty is manageable for browsing the project, but it matters when reviewing the actual sale documents.

As of 10 September 2026, The Palm has active resale inventory. A checked listing offers a 33 sqm unit on the 10th floor at THB 3.595M and states foreign-name ownership; other current listings in the same project move sharply upward with size, floor and view. The starting price in this record is therefore a verified lower market anchor, not a developer price list or a promise that comparable foreign-quota stock will always be available. Foreign buyers should screen the ownership category before paying a deposit, because an attractive Thai-quota unit is not automatically registrable in a foreign buyer’s own name.

Ownership format

The development is presented as a freehold condominium. A foreign buyer can register a unit in their own name only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area in the building. Quota status is unit-specific and should be confirmed by the condominium juristic person before transfer; active resale stock checked for this dossier includes units explicitly offered in the foreign quota.

The Riviera Group confirms three-bedroom residences, and the resale market shows both larger conventional apartments and much bigger multi-level homes. We did not find a reliable primary source defining one universal size range for every three-bedroom configuration, so a single penthouse size is not presented as representative of the type.

4 bedrooms and large penthouses

Four-bedroom residences are confirmed, and current resale inventory includes large penthouses and combined homes that extend beyond older published size ranges. These are rare, highly unit-specific properties where layout, private outdoor space, floor arrangement and title structure matter more than a building-wide average price.

Areas are taken from published project data and current resale records. The secondary market includes altered, combined and multi-level units, so a specific property can fall outside the older standard matrix. No areas were inferred from prices or averaged into a synthetic range.
