Rooftop amenities matter

The pool and gym sit on the roof, which gives a small low-rise project a stronger shared-space proposition than its apartment sizes suggest. Buyers should still separate rooftop sea views from apartment views; Serenity is near the beach rather than a direct beachfront building.

A completed freehold condominium can still present different ownership options from one resale unit to the next. Foreign-quota availability is not established by the project name, so the cheapest advertised unit may not be the cheapest unit that a foreign buyer can actually register in their own name.

About the project

Serenity Wongamat is an established resale building rather than a development story. Nova Group still lists Serenity among its completed Pattaya condominium projects, while the major project databases consistently place completion in July 2015. That matters because a buyer can inspect what actually exists: the lobby, corridors, rooftop amenities, common areas and the exact apartment being offered. There is no construction timetable to underwrite. The due-diligence emphasis moves instead to the resale unit itself — title, foreign quota, seller documentation, condition, outstanding common fees and how the juristic person is operating today.

The building is deliberately small by modern Pattaya standards: one eight-storey block with compact apartments. FazWaz, Dot Property and several current market profiles show 152 units, while PropertyHub and the 2012 launch material refer to 153. We use 152 in the registry because it is the more consistent current figure, but the discrepancy remains worth recording. The mainstream layout set is also straightforward: studios around 23 sqm, one-bedroom units around 31–32 sqm, and two-bedroom apartments broadly in the 42–50 sqm range. This is not a large-family product. Its appeal is the ability to buy a relatively small unit in the Wongamat/Naklua area without stepping into the pricing of the beachfront high-rises.

The amenity proposition is concentrated on the roof. Current project data shows a rooftop swimming pool and rooftop gym, backed by a communal garden, lobby, conventional parking, backup generator, 24-hour security, CCTV and key-card access. FazWaz also lists two passenger lifts and parking capacity equivalent to roughly 60% of the unit count. The common-area fee is quoted at THB 50 per sqm per month by both FazWaz and PropertyHub. That gives a useful ownership-cost benchmark, but a resale buyer should still request the current juristic-person statement rather than assuming a platform figure covers arrears, special assessments or any later changes.

Location is better described as near-beach Wongamat than beachfront. The building is at 286/10 Soi Na Kluea 16, Na Kluea, Bang Lamung, in the lane network behind the northern Wongamat shoreline. FazWaz and Wongamat Group put the beach at roughly 500 metres, and the mapped OpenStreetMap building footprint resolves to 12.96934, 100.88547. For buyers who want the Wongamat address without paying solely for direct frontage, that positioning can make sense. For someone whose purchase depends on a private beach entrance, uninterrupted sea frontage or guaranteed sea views from the apartment, the building needs to be compared with the true beachfront stock nearby rather than treated as equivalent.

Resale pricing is fragmented enough that the headline minimum needs context. As checked on 10 September 2026, FazWaz and Thailand-Property place the lower end at about THB 1.29 million, while DDproperty shows a project range beginning around THB 1.31 million. There are cheaper individual ads: a recent Dot Property studio was advertised at THB 800,000, and a DDproperty 23 sqm studio appeared at THB 1.1 million with the listing stating a Thai-name ownership position. Those isolated numbers are not a safe substitute for a market floor. The unit could have quota limitations, condition issues, seller urgency or simply no longer be live. For a public project page, a repeated cross-platform level is more defensible than the cheapest single advertisement.

Foreign ownership is therefore a unit-level question. DDproperty classifies the condominium tenure as freehold, and Thailand's condominium rules allow foreign nationals to own units in their own name only within the building's 49% foreign quota. A resale listing in the same building can sit in foreign quota or Thai quota, so the project's general tenure label does not prove that the unit in front of you is transferable to a foreign buyer. No public source checked for this dossier gives a live Serenity foreign-quota balance. Before paying a meaningful deposit, the buyer needs documentary confirmation for the exact title and current quota position from the relevant transaction parties and condominium juristic person.

The amount of online inventory also needs interpretation. Serenity appears across many resale portals and agency feeds, but a high listing count does not equal the same number of distinct apartments. The same unit can be syndicated by several brokers or remain visible after its status has changed. What the depth of listings does give a buyer is a useful comparison set. Rather than treating the building as one homogeneous product, it is possible to compare floor, orientation, furnishing, renovation level, asking price and ownership position across several live candidates. In a compact building, those unit-level differences can outweigh a small difference in nominal area.

The 2012 launch record is useful mainly as a design-history reference. Nova Group originally described small apartments, a furniture package, rooftop pool, gym, parking and layouts that could in some cases be combined. Current project databases still support the main building and amenity facts, but a resale apartment more than a decade later should not be assumed to retain its original furniture or internal configuration. Early material mentioned studios from 21.3 sqm; current databases more often standardise the entry studio at roughly 23 sqm, while resale listings show several nearby sizes. For a transaction, the title deed and approved unit documentation matter more than whichever rounded size is repeated most often online.

For an income buyer, public rental ads are useful as evidence that the building participates in an active letting market, not as a ready-made yield model. Current portals show both sale and rental inventory, with asking rents varying by size, floor and the individual unit. They do not reveal achieved rents, occupancy, vacancy between tenants, negotiated discounts, repairs or the seller's actual operating history. Any gross-yield number built only from an asking rent and an asking sale price would therefore look precise without being properly evidenced. A more defensible investment check starts with a shortlist of comparable units, then verifies actual lease history or cash-flow records for the apartment being considered before modelling the return.
