Completion in 2017 removes the core construction-timing uncertainty of an off-plan purchase. You can inspect the exact apartment, common areas and operating building before committing. The flip side is that condition now varies materially between owners, so refurbishment quality, appliances and maintenance history should be checked rather than inferred from the original specification.

Deep resale choice

With 979 units, there is usually more to compare here than in a small Wongamat building. That gives buyers useful price discovery inside one project. It does not prove fast liquidity: active listings measure supply, not completed transaction speed. The right comparison is between similar sizes, floors, views, condition and ownership status.

Amenities you can use

Pools, gyms, sauna, children’s facilities, gardens and elevated common areas are tangible rather than promised. Public project data places major leisure facilities around the 23rd floor and a garden on the 4th. They may support owner enjoyment and rental appeal, but they do not create a guaranteed investment return; the economics still depend on the purchase price, achievable rent and ongoing costs.

Near the beach, not beachfront

Wong Amat Beach is roughly 200 metres away, so walking to the sand is realistic. The towers are not directly on the shoreline, despite beachfront wording in some promotional material. Sea view therefore needs to be assessed from the actual apartment because tower position, floor, orientation and neighbouring structures can materially change it.

A document-led purchase

Foreign-quota resale units are visibly available, but the final answer comes from transfer documents rather than the listing description. Before funds are committed, a buyer should verify the title, seller authority, foreign-quota certificate and common-fee status for the exact unit. In a mature resale project, these checks are more important than the original developer price list.

About the project

The Riviera Wongamat is easier to judge today than an off-plan project because the buyer is dealing with a finished, lived-in building rather than a promise. The two towers are on Naklua Soi 16 in Wongamat, roughly 200 metres from Wong Amat Beach. That distinction matters. The developer still uses beachfront language in its marketing, while independent project profiles place the building a short walk back from the sand. It is genuinely close to the beach, but it is not a literal toes-in-the-sand site. For a buyer, the practical question is therefore not whether the project is “near the sea” — it is — but what a specific unit actually sees from its floor and orientation.

The development contains 979 units across two towers. The Riviera Group’s current project page describes the South Tower as approximately 43 floors and the North Tower as approximately 40 floors, which is consistent with FazWaz, DDproperty and several Pattaya property databases. The project was completed in May 2017. That age changes the due-diligence process in a useful way: you can inspect the real common areas, lifts, corridors, pool decks and apartment rather than extrapolating from a sales gallery. It also means condition varies. Two units with the same original plan may now have very different furniture, appliances, maintenance history and rental wear, so the building name should never replace a unit-level inspection.

The recurring layouts are compact. Studios are generally around 27–31 sqm, one-bedrooms around 35–50 sqm and two-bedrooms around 70–84 sqm. The developer also shows three-bedroom and combined-unit formats, although public sources do not give a consistent current size schedule for those rarer layouts. The scale of the project creates a broad resale market, which is one of its practical advantages. Buyers can often compare multiple floors and conditions without leaving the same development. The trade-off is internal competition: owners are selling against many other owners, so asking prices can diverge sharply and a well-priced, well-presented unit may sit next to a materially more expensive comparable.

As of 13 September 2026, DDproperty showed the project-wide lower asking-price floor at about THB 2.25 million. At the same time, a more directly comparable option for an overseas buyer — a roughly 27.3 sqm studio advertised in the foreign quota — was listed around THB 2.48 million across several portals. Neither figure should be read as a fixed project price. This is a completed resale building, so floor, view, fit-out, ownership status, seller motivation and unit condition all influence the number. The lowest listing is useful as a search anchor; it is not a promise that the next suitable unit will trade at that level. Stock and ownership status should be rechecked before any reservation is paid.

The communal facilities are a substantial part of the proposition. The developer lists infinity-edge pools, water features, a kids’ club, fitness facilities, sauna, lounges, landscaped areas, covered parking, security, CCTV and key-card access. FazWaz places a principal pool and gym on the 23rd floor, a communal garden on the 4th floor, and the lobby and indoor children’s space at ground level. These are meaningful amenities for someone planning to live in the building for months rather than use it as a purely occasional base. The scale of the project also brings a practical limitation: published data puts parking at roughly 249 spaces, far below the 979-unit count. A buyer who drives should ask the juristic office how parking access is allocated in practice rather than assuming one space follows each unit.

FazWaz currently reports a common-area charge of THB 50 per sqm per month and an original sinking-fund contribution of THB 500 per sqm. For a resale purchase, those figures need context. The sinking fund is normally associated with the original transfer, while current common fees, arrears and any special assessments are matters for the condominium juristic person. A sensible resale check is therefore to obtain an up-to-date no-debt certificate, confirm the current fee schedule and ask whether major capital works are planned. That tells the buyer much more about the real cost of ownership than an old launch brochure.

Foreign ownership is unit-specific. Thai condominium rules allow qualifying foreign buyers to hold a condominium unit in their own name within the statutory foreign ownership ceiling of 49% of the aggregate unit area in the building. The condominium juristic person issues confirmation of the foreign ownership proportion for the transfer process. That means an advertisement saying “foreign quota” is useful evidence, but it is not the final legal confirmation. Before paying, the buyer should verify the title deed, seller identity, quota availability and juristic-office paperwork for that exact unit. A Thai-quota listing should not be treated as automatically convertible to foreign freehold.

In practical terms, The Riviera Wongamat is a large finished resort-style condominium close to the sea, not a boutique residence. It offers a lot of internal choice, visible resale inventory and a substantial amenity package, but it also comes with the realities of a 979-unit community. That can work well for a buyer who values selection and facilities. It is less convincing for someone seeking very low density, guaranteed private parking or a building where every unit has the same quality of outlook. Here, the decision is made at unit level: tower, floor, view, condition, ownership documents and the actual negotiated price matter more than the project label.
