Even with conflicting database counts, Laguna Heights is clearly a small single-building condominium; the condominium’s own site reports 79 units. That does not guarantee perfect management, but it creates a very different residential scale from Pattaya compounds with hundreds or thousands of apartments.

Space over newness

A 48 sqm studio, 77–83 sqm two-bedroom stock and much larger residences offer usable floor area that is increasingly hard to find in new launches at comparable entry prices. The exchange is straightforward: buyers get more space but must inspect an older building and the exact unit instead of relying on a new-project warranty.

Beach proximity

Multiple sources place Wong Amat Beach roughly 80–130 metres away, and the rooftop leisure area was designed around broad sea views. Laguna Heights is not literally a tower on the sand, but the beach is close enough to influence daily use rather than functioning as a distant marketing reference.

Real resale pricing

Because the project is long completed, pricing comes from actual owners rather than one developer launch sheet. That produces a wide spread—from a THB 3.2M studio to larger sea-view homes several times that price—but it also lets a buyer compare condition, floor, title and renovation quality before deciding what the building is worth to them.

About the project

Laguna Heights is an established secondary-market condominium in Wongamat / Na Kluea, North Pattaya. It is not a current launch with one developer inventory list, one finish specification and one payment plan. Every purchase is a transaction with an individual owner, so the building is only half the story: the exact apartment, its title, renovation history and ownership route matter just as much. The physical identity is clear. The condominium is at 159/192 Moo 5, Soi Naklua 16, Na Kluea, Bang Lamung, Chon Buri 20150. The building’s own website calls it Laguna Heights Condominium, while juristic-person newsletters use Laguna Heights Long Beach. Across the address, facilities and layout descriptions, these names point to the same property rather than separate phases.

What makes the project worth looking at today is not a new-build proposition but the amount of space available in a relatively small building near Wong Amat Beach. Current and historical listings show 48 sqm studios, two-bedroom homes commonly around 77–83 sqm, three-bedroom units around 122 sqm, and large 197–198 sqm residences including penthouse-type layouts. Those sizes put Laguna Heights in a different conversation from many newer Pattaya condos built around compact one-bedroom stock. A buyer can find enough area for long stays or family use, but condition varies from unit to unit. Renovation quality, bathrooms, kitchens, air-conditioning, view protection and even how carefully a unit has been maintained can be very different behind the same project name.

The building statistics are unusually messy, and the discrepancy is material enough to state openly. Laguna Heights’ own website says 9 floors, 79 units and a 2010 completion. My Pattaya Real Estate also gives 9 floors and 79 units, although it places completion in the second quarter of 2009. A contemporary REM article published in August 2010 describes the property as an eight-storey building and says it opened to owners and tenants at the end of July 2010 after a two-year design and construction period. DDproperty, FazWaz and several related databases instead publish 8 floors, 66 units and 2009. For this dossier we use 79 units, 9 floors and 2010 because the on-site condominium website and multiple separate sources support those figures, but the floor-counting convention and the earlier 2009 date remain unresolved.

The floor-count difference may be partly explained by the site itself. The building steps down a sloping plot toward the sea. A detailed project profile places the street-facing lobby on the third level, with lower floors and basement parking opening toward the beach side, while the pool sits at the top of the building. That means one source can describe an eight-storey structure while another counts nine accessible levels. Buyers should not rely on a generic project label such as ‘7th floor’ to understand a unit’s true height or outlook. The practical check is the actual apartment position, the condominium records and what sits directly above and below it.

Location is straightforward and is one of the project’s strongest physical advantages. Several sources place Wong Amat Beach roughly 80–130 metres away, and the condominium’s own site advertises access toward the sea. Laguna Heights should therefore be described as near-beach rather than a building literally standing on the sand. The setting is residential by Pattaya standards, with the denser tourist core farther south. FazWaz places the Sanctuary of Truth around 0.8 km away. Terminal 21, North Pattaya shopping, hospitals and Na Kluea markets are part of the wider neighbourhood rather than immediate doorstep amenities, but they make the area practical for longer stays.

Facilities are compact but meaningful. The rooftop pool and sun deck are the signature common area, and the 2010 architectural feature describes the pool as an infinity design with a landscaped ‘beach’ element and broad views toward Pattaya Bay. The building also has a gym, two passenger lifts, underground or covered parking, reception/lobby space, CCTV and controlled access. Sauna, garden and 24-hour security appear consistently across established project databases. This is not a large resort compound with multiple pools, restaurants and acres of internal landscaping; its appeal is a smaller residential community with the core amenities people actually use.

The resale market shows how wide the price spread can be. PropertyHub had a 48 sqm studio asking THB 3.2M on 4 September 2026, as well as two-bedroom units around 77 sqm from roughly THB 3.8M and higher-floor sea-view apartments at much higher levels. DDproperty’s live project page was showing a narrower THB 5.5M–8.5M band for its active stock, while Gecko Properties carried several 77–122 sqm units around THB 7.9M and above. These are not equivalent products, so a single ‘project price’ would be misleading. THB 3.2M is used here only as the lowest current asking-price reference we found; layout, floor, condition, view and title can move the number substantially.

Foreign ownership is possible in the building, but it has to be checked at unit level. Current Gecko listings include apartments expressly marked as foreign ownership, while other units are shown under company ownership. Under Thailand’s condominium framework, foreigners can own condominium units in their own name while foreign-held unit area remains within the statutory 49% ceiling for the registered building. That does not mean every resale unit can automatically transfer into foreign freehold. Before paying a meaningful deposit, the buyer should obtain quota confirmation from the condominium juristic person and match it to the title and seller’s ownership. A company-held unit should be treated as a different legal structure, not as a shortcut to personal foreign ownership.

Because Laguna Heights has been occupied for well over a decade, due diligence should focus on the real condition of the building rather than launch promises. Ask for the juristic-person financials and recent co-owner meeting minutes; confirm whether there are outstanding common fees; inspect roof and pool waterproofing, lifts, main plumbing stacks, fire-safety systems and parking arrangements; and look for planned capital works. A common-area fee around THB 40 per sqm per month appears across multiple project databases, but that figure should still be confirmed directly for the unit and current billing year. In an older condominium, maintenance discipline often matters more than the nominal completion date.

Laguna Heights therefore suits a buyer who values space, Wongamat and an already functioning residential environment more than the clean uniformity of a brand-new tower. You can visit the exact apartment, see the actual view, judge the building and compare several resale options before committing. The trade-off is that there is no single standard of interior condition and no new-project warranty story to lean on. For owner-occupation, a long-stay second home or a buyer prepared to renovate selectively, that can be an advantage. For someone who wants new systems, identical turnkey finishes and a developer-run after-sales process, it is the wrong product category.

Ownership format

A foreign buyer can hold a condominium unit in their own name as freehold while the building remains within the statutory 49% foreign-ownership quota by unit area. Current Laguna Heights listings include units marked as foreign ownership, but the remaining quota must be confirmed by the condominium juristic person for the exact unit before transfer; a Thai-company-held unit is not the same thing as personal foreign freehold.
