Sky Beach's seafront position is supported by its mapped address, project profiles and current listings, which consistently place it at Wong Amat with direct beach access. That is more meaningful than a broad 'near the sea' label because the site and access are already established. The buyer should still confirm the current access arrangements and any juristic-person rules governing the shared beachfront areas.

Space is the differentiator

Even the smaller Sky Beach apartments are generous compared with much of Pattaya's newer stock, while current resale listings include homes above 120, 160 and 170 sqm. That can suit buyers who want a proper living room, large terraces and enough space for long stays. The same scale also means higher absolute renovation, furnishing and maintenance costs if the unit needs work.

Resale evidence exists

Because this is an established building, buyers can compare actual asking prices, floor levels, views, renovations and ownership quota rather than relying on a launch price sheet. In September 2026 the market contains studios through three-bedroom units across several agencies. That does not guarantee liquidity, but it provides a much better basis for unit-by-unit negotiation.

Building diligence matters

The condominium has been operating for more than three decades, so management quality and capital maintenance deserve as much attention as the apartment interior. Buyers should review juristic-person accounts, recent major works, lift and building-system condition, reserve funding and any special assessments. In an older project, a good apartment and a well-run building are two separate tests.

Quota changes the deal

Sky Beach resale listings include both foreign-quota and Thai-quota units. For a foreign buyer, that is not a minor listing attribute: quota availability determines whether the specific apartment can be registered in foreign freehold. A cheaper Thai-quota unit is therefore not a true like-for-like comparable to a foreign-quota apartment.

About the project

Sky Beach Condominium is an established beachfront residential building in Wong Amat, North Pattaya. Its appeal is not the promise of a new launch but a specific piece of seafront land, unusually large apartments by current Pattaya standards and a functioning resale market. Most property databases describe the project as completed in 1992 with 420 units and 43 floors. That age changes the way the property should be assessed. A buyer should not compare Sky Beach with a new condominium only on a headline price per square metre. The condition of the individual unit, renovation quality, exposure, floor level, building systems and decades of owner maintenance can create a much wider difference between two apartments of similar size.

The address is unusually consistent across mapping and property sources: 672 Moo 5, accessed from Naklua Soi 18 and Pattaya–Na Kluea Road in Na Kluea, Bang Lamung, Chon Buri. Project profiles and current listings place the building directly at Wong Amat Beach and repeatedly describe direct beach access. That is a tangible feature rather than a marketing radius around the sea. The trade-off is that everyday city trips still run through Naklua and North Pattaya; the beachfront setting is quieter than the central Pattaya strip, while larger retail, hospitals and many city services sit back toward the main road network.

The apartment stock is not uniform. Older project profiles publish baseline layouts around 53–54 sqm for studios, about 62 sqm for one-bedroom homes, 106 sqm for two bedrooms and 123 sqm for three bedrooms. Current resale listings are substantially more varied. One-bedroom units around 92–99 sqm, two-bedroom apartments around 124–147 sqm and three-bedroom homes around 162–176 sqm are all visible in the 2026 market. Some of that spread may reflect alternative original layouts, combinations or later reconfiguration. For a buyer, the practical consequence is simple: bedroom count alone is a weak comparison tool here. The actual registered area, plan, orientation and title documents matter more.

As of 6 September 2026, the resale market is active enough to provide several price references rather than one nominal project price. PropertyHub shows a 54 sqm studio offered at THB 4.0M and a 92.43 sqm one-bedroom apartment at THB 5.0M, while larger two- and three-bedroom units sit materially higher. FazWaz carries a smaller set of listings and starts above the PropertyHub floor. That is normal for an older resale building: there is no developer inventory with one standard price list. THB 4.0M is therefore best treated as the lowest public asking price found during this research pass, not as the expected cost of a typical Sky Beach apartment.

For a foreign purchaser, title structure has to be checked at unit level. Thai government guidance confirms that foreign freehold ownership in a registered condominium is limited to 49% of the aggregate unit area. Current Sky Beach listings show both foreign-quota and Thai-quota apartments, so the status of one listing cannot be generalized to the whole building. Before a meaningful deposit is paid, the buyer should verify the selected unit's title deed, obtain the condominium juristic person's foreign-quota confirmation where relevant, and review any outstanding common charges or restrictions that could affect the transfer.

The building's age is not, by itself, a reason to reject it, but it makes physical and financial due diligence more important. Unit interiors can be fully renovated while windows, balconies, electrical systems, plumbing or shared building elements remain much older. A seafront structure also faces salt air and humidity, so maintenance quality matters. Public sources show an operating management office and a continuing set of common facilities, including a pool, parking, sports areas and security. A buyer should still ask for the current common-area fee, reserve or sinking-fund position, special assessments if any, recent major repairs and planned capital works before deciding whether a particular apartment is attractively priced.

There is also a corporate trail behind the project that is missing from several mainstream portal profiles. DataForThai lists Sky Beach Condominium Company Limited under registration number 0105532021413, incorporated on 8 March 1989, with a stated business activity involving the sale of residential condominium property. A specialist Pattaya development profile also identifies Sky Beach Condominium Co., Ltd. as the developer, while DDproperty and FazWaz either show no developer or shorten the attribution to Sky Beach. The sensible approach is to publish the legal name that can be traced, without inventing a wider development history or current portfolio that the available sources do not establish.

Common-area costs need a fresh document before purchase. FazWaz and Cornerstone currently publish a maintenance fee of THB 28 per sqm per month, while another project profile gives THB 35 per sqm. On a 100-plus-sqm apartment, that difference is meaningful over a year, but turning either portal figure into a precise ownership budget would be misleading without a current juristic-person statement. Fees in a mature condominium can change through co-owner decisions. A buyer should therefore request the latest common fee, any arrears attached to the selected unit, special assessments and the current payment schedule directly from the condominium management.

Sky Beach has a broader amenity set than the age of the project might suggest. Multiple sources consistently mention a large communal pool, gym, parking, 24-hour security and CCTV; tennis courts, sauna facilities, landscaped grounds and an on-site management office also appear repeatedly. Some portals add an on-site shop or restaurant. For a buyer, the distinction between existence and condition matters. A tennis court can be present but poorly maintained; a gym can be usable but dated. A viewing should therefore include the common areas that will actually matter to the household, not only the apartment and lobby.

Floor and outlook are major pricing variables in the current resale stock. Listings appear from lower floors through the 30s and into the top levels, with many sellers specifically emphasizing sea views. A high floor is not automatically better in a seafront building, however. Orientation, wind exposure, afternoon heat, rain on terraces, noise from common areas and the condition of windows can all matter. Two apartments on adjacent floors can also have very different layouts and renovations, so paying a premium for floor number alone is a weak shortcut.

Sky Beach also has a visible rental market, but asking rent should not be confused with realized owner income. In September 2026, public offers range from roughly THB 20,000–22,000 per month for studios to materially higher figures for large two- and three-bedroom homes. A rental-focused website for the building publishes its own starting levels as well. This shows landlord activity and available stock, not occupancy, days on market or net yield. An investment buyer should ask for the selected apartment's actual rental history, management costs, utilities, vacancy periods and building rules rather than extrapolating from an advertisement.

The project is best evaluated by comparing several real apartments on the same visit. One may be cheaper because the interior and systems need work; another may carry a premium for view and renovation; a third may be more practical for a foreign buyer because its quota status is straightforward. That creates room to find value, but only if the comparison is disciplined. Record title area, floor, view, renovation quality, furniture, ownership quota, common charges and likely post-purchase work for each candidate. A low asking price can become expensive after refurbishment, while a higher-priced apartment may be better value if substantial work has already been completed.

Ownership format

A foreign buyer may own a condominium unit freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. The selected apartment must have foreign-quota availability, confirmed by the condominium juristic person before the ownership transfer is registered.
