The buyer can focus on one building, one juristic-person operation and a visible set of common areas. The flip side is that management quality is harder to hide: maintenance standards and common-property condition become central to the decision.

Unusually generous space

Published project data starts at about 56 sqm for a studio and reaches 184.33 sqm for the standard two-bedroom. Resale stock also includes 112 sqm one-bedroom apartments. That amount of space can work well for full-time living, but a large older unit can also carry a meaningful refurbishment and furnishing budget.

Inspect before you buy

Because the building is completed and actively traded on the resale market, the buyer can assess the actual apartment and common property before making a decision. The due diligence is therefore less about delivery promises and more about title, alterations, building finances, maintenance and the real condition of the unit.

Pratumnak, not Jomtien

The project is on Pratumnak Soi 6. It is frequently confused online with the much larger View Talay 5 development in Jomtien, which has different towers, floors and typical unit sizes. Cleaning up that identity issue is essential before using portal prices as comparables.

Foreign-quota resales exist

Current listings for the correct Residence 5 building include units advertised under the Foreign Quota. That can make the project workable for an overseas buyer seeking freehold title, but the quota certificate and the selected unit's eligibility still need to be verified at the time of transfer.

View Talay Residence 5 is a small completed condominium on Pratumnak Hill, and the first piece of due diligence is simply making sure you are looking at the right building. This is the seven-storey residence on Phra Tam Nak Soi 6, not View Talay 5C or 5D in Jomtien. FazWaz identifies the subject project as a 78-unit, seven-floor building completed in December 2009. The similarly named Jomtien View Talay 5 development is a much larger high-rise scheme with two towers. Several portals blur those names in their search results, occasionally attaching high-floor units from View Talay 5 or even View Talay 2 to the Residence 5 project page. That contamination matters because it can distort both the apparent entry price and the unit mix, so this dossier keeps only listings consistent with the low-rise Pratumnak building.

The building is best approached as an established resale property rather than a developer product. There is no construction programme to underwrite and no off-plan payment schedule to analyse. Instead, the buyer can inspect the physical building, its common areas and the actual apartment before committing. That shifts the main questions from future delivery risk to present condition: how the common property is maintained, whether lifts, pool and security systems are being serviced properly, what the condominium juristic person is collecting and spending, and whether the selected unit has alterations that match its registered documentation. A 2009 completion date does not by itself make the project good or bad; it simply means evidence from the building today carries more weight than historic marketing material.

For a buyer, the safe way to use the published unit mix is as a guide to the scale of the building, then compare the actual floor plan, title documents and measured condition of the specific apartment.

The location is Pratumnak Soi 6, between central Pattaya and Jomtien rather than in the main Jomtien beachfront cluster. Pattaya Prestige Properties gives the address as 504 Phra Tam Nak 6 Alley, while FazWaz places the project in Nong Prue and identifies Pratumnak Beach as the nearest beach area. The surrounding streets are residential and hospitality-oriented, with everyday shops and restaurants within the wider Pratumnak neighbourhood. The building is not a direct beachfront tower, so a sea view is unit-specific rather than an inherent project feature. Buyers comparing it with View Talay 5 in Jomtien should therefore compare two different location propositions, not two versions of the same development.

The amenity package is straightforward. Multiple sources confirm a communal swimming pool, 24-hour security and CCTV. Broader project profiles also list a garden, on-site restaurant, lift and parking, while PropertyScout includes a fitness area. With a completed older building, the useful question is not whether an amenity appears in a portal checklist but what condition it is in now. A pool can exist yet require major maintenance; a fitness corner can be technically present but modest; a restaurant space can change operator or opening pattern. The physical inspection and current juristic-person information should therefore override generic descriptions when they differ.

The 2026 resale market shows a wide spread rather than a single project price. A published one-bedroom offer around THB 5.0M for 112 sqm provides a reasonable lower market anchor for an identifiable Residence 5 unit. At the same time, current two- and three-bedroom listings around 184 sqm have been marketed in the roughly THB 10.5M to THB 11.7M range. These are asking prices for individual homes, not a valuation of the entire project. Renovation quality, floor, outlook, furniture, occupancy and ownership status can create large differences between otherwise similar areas. For an older condominium, a buyer should compare like with like inside the building rather than use a portal's headline average as a substitute for unit-level analysis.

Foreign ownership needs to be checked at unit level. Thai condominium law permits qualifying foreign buyers to own condominium units freehold provided the building's foreign ownership does not exceed the statutory 49% threshold. Current Residence 5 listings include units explicitly marketed as Foreign Quota, so foreign freehold transactions clearly appear in the resale market. That still does not guarantee the selected unit can be transferred in the same form on the intended date. Before transfer, the condominium juristic person should confirm the foreign-quota position and issue the documentation required for registration. A broker label is useful screening information, but it is not a substitute for the building's certificate and Land Department process.

Residence 5 therefore makes the most sense when a buyer values usable space, a low-rise setting and the ability to inspect a completed property more than new-build facilities or a developer payment plan. The trade-off is that the quality of the purchase depends heavily on the individual resale unit. A well-kept 112 sqm one-bedroom and a heavily altered 184 sqm apartment can be very different propositions even though they share the same address. The decision should ultimately be built around the specific title, the legal ownership route available to the buyer, the registered plan, the state of the apartment and common property, and the building's current financial and maintenance records.
