The property is variously marketed as The View, The View Cozy Beach, The View Cozy Beach Residence and The View Cosy Beach Residence. Cosy Beach View is a separate project on Kasetsin Soi 9, with 24 floors and a later completion history. Because the names are so similar and the buildings sit in the same Pratumnak pocket, listings and project databases sometimes borrow facts from one another. The historical developer attribution points to Matrix Developments. Contemporary reporting from the project's opening identifies The View as a Matrix project, and the current corporate history of the team that later operated under the Empire Group name includes The View among its completed legacy developments. That is a stronger identity trail than the automated 'Cosy Beach View' developer label seen on several syndication platforms. What remains unclear in public sources is the exact Thai project company or special-purpose entity that contracted the original sales, so a buyer should distinguish the development brand from the legal entity shown in any historic or current documents.
There is also a meaningful completion-date conflict. The current legacy portfolio says construction was completed in 2012, while Pattaya Mail covered the completed building's opening in March 2013 and reported transfers starting around that time. Several major property portals, by contrast, state May 2009. For a resale buyer, the practical issue is not which marketing database wins the argument; it is the building's actual maintenance and repair history. A tower that has been occupied for well over a decade should be judged on lift servicing, waterproofing, façade work, fire systems, plant equipment and the condominium juristic person's ability to fund major items.
Pratumnak is the main lifestyle argument. The building sits in the quieter Cozy Beach side of the hill between central Pattaya and Jomtien, with restaurants, convenience stores and the beach within the local neighbourhood. The walk to the coast is realistic, but the hill matters in everyday use, especially for older residents, families with small children or anyone expecting a flat beachfront promenade. Many owners will still prefer a scooter, car or ride-hailing service for routine trips into central Pattaya or Jomtien.
The shared facilities are straightforward rather than sprawling: a rooftop pool, fitness facilities, sauna, parking, lobby or reception space, CCTV and 24-hour security are repeatedly documented. Historical material places the fitness area high in the tower and the swimming pool at roof level, which is why the common areas themselves can have strong views. A viewing should test the current reality rather than tick boxes from an amenity list. Pool waterproofing, gym equipment, lift waiting times, ventilation, common-area finishes and the general standard of housekeeping tell you far more about a mature condominium than old launch material does.
One- and two-bedroom apartments form the clearest original unit mix. Published project information gives about 45 sqm for a one-bedroom and about 88 sqm for a two-bedroom, while current resale and rental stock shows a wider range of reported sizes. That wider spread may reflect different layouts, combined units, renovations or inconsistent listing data. Buyers should therefore treat the title deed and measured internal arrangement as the source of truth, especially when a listing is materially larger or smaller than the common project layouts.
The current resale market offers a relatively low entry point for the area. Active listings checked in September 2026 include a one-bedroom around 47 sqm at roughly THB 2.2 million, while other one-bedroom units are priced higher and two-bedroom apartments can move into a very different bracket. This is a building where price per square metre alone can mislead. A high floor with a protected sea aspect, a renovated interior and a foreign-quota title is not directly comparable with a lower-floor unit in dated condition or one that requires a different ownership solution.
Foreign buyers need to verify the title position unit by unit. Thai condominium law allows foreign freehold ownership only within the 49% foreign ownership quota by area for the registered condominium. The View's resale advertisements include units described as foreign quota, Thai quota and company-held. Those are not interchangeable labels. A foreign-quota unit can potentially transfer directly to an eligible foreign buyer, subject to the usual requirements, while a company-held unit requires a completely separate legal analysis; buying a Thai company simply to hold property should never be assumed to be a routine substitute for foreign freehold.
The condominium juristic person deserves its own due-diligence track. Before committing, a buyer should obtain the current common-fee position, debt-free certificate process, recent financial statements, reserve or sinking-fund information, recent owners' meeting minutes and any planned major works. This matters in every older condominium, but it matters even more in a high-rise with lifts, rooftop water facilities and exposed building elements. A discounted apartment can become expensive very quickly if the building has deferred maintenance or if a large special assessment is approaching.
Rental demand is plausible because of Pratumnak and the beach-oriented location, but published portal yields should be treated as model outputs rather than a promise. Net performance depends on the actual purchase price, furnishing level, vacancy, management fees, common charges, repairs and the rental format permitted by the building and Thai law. The presence of short-stay advertisements online does not establish that daily or weekly letting is compliant. Anyone buying primarily for income should check the juristic-person rules and model the investment around long-term or otherwise lawful occupancy unless a different arrangement is clearly documented.
The project makes the most sense for someone who values a completed building and wants to inspect what they are actually buying. You can see the view from the exact floor, assess the common areas, test noise at different times of day and compare several resale units in the same tower. The trade-off is that mature-building due diligence replaces off-plan construction risk. The decisive documents are the title, foreign-quota confirmation, juristic-person records, debt status and evidence of how the building has been maintained over time.
Ownership format
A foreign buyer can hold condominium freehold within the statutory 49% foreign-ownership quota by area. The quota position must be confirmed by the condominium juristic person for the specific unit before transfer; resale listings in this building show different holding situations, so one unit's title status should never be assumed for another.
Unit types & sizes
The most straightforward format for a single resident, couple or long-term rental strategy. Current listings range roughly from the mid-40s to mid-50s sqm, so the one-bedroom label covers materially different homes. Compare title area, balcony proportion, orientation, floor and the quality of any renovation before comparing prices.
Two-bedroom homes show a wider pricing spread because aspect, floor and renovation quality matter more at this ticket size. Listings around 88–107 sqm can be found. If a unit is materially larger than the common layout, confirm whether it is an original configuration, a combination or a later alteration and make sure the registered area supports the marketing claim.
Historical project material is centred on one- and two-bedroom apartments. Today's resale market shows a broader spread of sizes, and some rental listings even use a studio label.
