Inspect the real asset
Because the building has been operating since 2015, a buyer can judge the actual lobby, lifts, pool, parking, corridors and apartment rather than a sales rendering. The physical inspection should still be paired with condominium records, because clean common areas do not reveal fee arrears, reserve-fund strength or future capital works.
A wide unit spectrum
This is not a tower of near-identical small apartments. Compact studios and one-bedrooms sit alongside conventional two-bedroom units and much larger high-floor homes, so project-wide averages can be misleading. Comparable sales should be matched by size, floor, view, condition and quota, not just bedroom count.
Pratumnak positioning
Sky Residences sits in the quieter Kasetsin/Cozy Beach part of Pratumnak between central Pattaya and Jomtien. The sea is relatively close, but the building is not beachfront and the hill's streets affect daily walkability, making an on-foot location check more useful than a map radius alone.
Names changed, building did not
The same address has been marketed as Amari Residences Pattaya, The Legend Residences Pattaya and now Sky Residences. That history is manageable, but it raises the importance of matching the title deed, unit number, seller and condominium juristic person rather than treating a listing name as the legal identity of the property.
Quota drives comparability
The cheapest advertised unit is Thai quota, while other listings are specifically marked foreign quota. A foreign buyer should therefore establish transfer eligibility first and compare only legally usable options; otherwise the apparent entry price can understate the real budget for foreign freehold.
About the project
Sky Residences Pattaya is a completed high-rise condominium on Pratumnak Hill, close to the Cozy Beach side of the headland and the southern edge of central Pattaya. Current structured project records describe one tower with 279 units and a December 2015 completion; this dossier uses 33 floors because that figure is consistent across multiple current structured project records. The practical point is that buyers are no longer dealing with a developer launch. Most stock is resale, so the condition of the apartment, furniture, floor, view, ownership quota, outstanding common fees and the seller's transaction terms all vary by unit. That makes the building easier to inspect than an off-plan project, but it also means headline project prices are less useful than a unit-by-unit comparison.
The building has gone through several public names. It was launched and operated as Amari Residences Pattaya, later appeared at the same address under The Legend Residences Pattaya, and is now widely marketed in the resale and rental market as Sky Residences Pattaya or Sky Residence. The evidence points to one physical building rather than separate phases: the address, Nova Group attribution, unit count and tower all line up. This naming history matters during due diligence. Older contracts, rental records, management references and online listings may use a former brand, so a buyer should reconcile the unit number, title deed, condominium juristic person and registered address rather than relying on the current marketing name alone.

The unit mix is unusually broad for a single Pattaya tower. Historic project material described the mainstream one- and two-bedroom stock as roughly 34.5 to 84.5 sqm, while larger apartments and penthouses occupied higher floors. The 2026 resale market stretches from a studio of about 30.6 sqm through one-bedroom units in the mid-30s to high-40s, two-bedroom homes around the upper-60s to mid-80s, and enlarged layouts above 100 sqm. Active listings also show three-bedroom apartments around 130 sqm and much larger penthouses. In other words, bedroom count alone is a weak pricing guide here. Two units both labelled “two bedroom” can sit in different size, view and value brackets, so floor plan and usable layout deserve the same attention as the quoted area.
The common areas were conceived around a hotel-residence model. Current project profiles list a communal pool, gym, sauna and steam room, children's area, lobby and lounge spaces, covered parking, CCTV and 24-hour security. Historic sales material also refers to a restaurant, bar and other hospitality-style services. Buyers should not assume that every service associated with the former Amari or Legend operation still exists under the same operator or commercial terms. A viewing should include the common facilities, not only the apartment: check what is actually open, what is maintained by the condominium juristic person, what is outsourced, and whether the building's current operating budget supports the standard visible on the day of inspection.
The lowest advertised price illustrates why ownership quota has to come before price comparison. A resale listing refreshed on 5 September 2026 offered a 48 sqm one-bedroom at THB 2.5 million, but it was explicitly Thai quota and described as a contract-assignment sale pending ownership transfer. The same building also has listings identified as foreign quota at materially higher prices. For a foreign buyer, those are not interchangeable opportunities. The correct sequence is to filter for units that can legally be transferred in foreign freehold, obtain confirmation of available quota from the condominium juristic person, and then compare price, floor, view, condition and recurring costs.
Pratumnak works for buyers who want to sit between central Pattaya and Jomtien without living directly on the busiest beach roads. Sky Residences is in the Kasetsin/Cozy Beach pocket near the Royal Cliff and PEACH area, and major property databases place the nearest beach at roughly 0.5–0.6 km. It is not a beachfront building, however, and the hill's local streets matter more than a straight-line distance. Anyone planning to walk daily should test the route personally, especially with children, luggage or mobility constraints. For drivers and motorbike users, the location gives relatively direct access toward both central Pattaya and Jomtien, while still feeling separated from the densest nightlife streets.
Common-area charges are currently quoted at THB 30 per sqm per month in one active project profile. The headline rate is only one part of the ownership cost. In a ten-year-old building, buyers should also verify the seller's arrears position, the sinking or reserve fund, recent co-owner meeting minutes, major repairs already approved, lift and mechanical maintenance, pool condition, parking management and any planned capital work. Sky Residences is the kind of property where the building itself can be inspected as a functioning asset. A disciplined purchase therefore starts with legal transferability, continues with the condominium's financial and physical condition, and ends with the specific apartment's view, layout, renovation quality and price rather than the other way around.

Ownership format
A foreign buyer can register a condominium unit in freehold only if space remains within the statutory foreign quota, which is capped at 49% of the total unit area in the condominium. Listings in this building include both foreign-quota and Thai-quota units, so the selected unit's quota status and the condominium juristic person's certificate should be confirmed before transfer. If foreign quota is unavailable, foreign freehold cannot be registered; a leasehold of up to 30 years is a separate contractual structure, and no current Sky Residences listing reviewed for this dossier confirmed such an arrangement.
Unit types & sizes
The smallest format visible in the current listing pool. It establishes the lower end of the building's size range, but it is a poor universal price benchmark: the THB 2.3M studio is Thai quota and the underlying listing is old even though it continues to appear in the project's active inventory feed.
The core compact residential format. Resale stock in 2026 includes examples around 36, 37, 46, 48 and 49 sqm, so living-room width, storage and balcony proportions can differ meaningfully within the same bedroom category. The THB 2.5M lower anchor is Thai quota, while the September listing set also contains higher-priced foreign-quota one-bedrooms.
The most revealing category for intra-building comparisons. Listings include mainstream units around 81.5–84.9 sqm, smaller versions around 67 sqm and enlarged layouts around 101–115 sqm. A two-bedroom label can therefore mean either a conventional family apartment or a materially larger high-floor home, with layout and view often explaining price gaps better than the room count itself.
The upper-floor product moves well beyond the building's mainstream condo stock. Current listings include a three-bedroom around 129.7 sqm, larger homes around 210 sqm and a penthouse close to 305 sqm; historic marketing also referenced four-bedroom apartments. These units behave like a separate sub-market with a different entry budget, maintenance burden, renovation exposure and view premium.
Sky Residences Pattaya is a resale market, so the cards above describe ranges supported by current and historic listings rather than a single developer inventory schedule. Larger units may have been combined, reconfigured or marketed as penthouses, so the title-deed area and actual layout should be checked for each apartment. No areas were derived from asking prices.
