A local-use proposition
The project makes most sense when judged against the Chaeng Watthana corridor rather than central Bangkok. Pink Line access, the Government Complex and established retail are the practical anchors. That can be valuable for someone whose weekly routine is already in northern Bangkok; it is a weaker argument for a buyer who expects a short daily commute to Sukhumvit or Silom.
A useful size ladder
Six documented layouts between 27 and 50 sq m create several steps in both space and likely budget. Buyers can move from a compact one-bedroom through larger one-bedroom formats before reaching two bedrooms. The brochure gives the size menu; the live unit list still has to determine what is actually available.
Landscape, not just amenities
The design devotes meaningful space to courtyards, roof gardens and landscaped areas, while the clubhouse concentrates the pool, gym and shared working functions. That can make a low-rise project feel less dominated by circulation and parking. The trade-off is that ongoing common-area costs matter, and the current public materials do not provide enough detail to price those costs reliably.
Timeline before headline price
The completion target has already moved, and the live Noble page now points to October 2027. The THB 1.89M headline is also a Thai-citizen promotion rather than a universal entry price. A foreign buyer should therefore compare the project only after obtaining a current quotation, payment schedule and quota confirmation.

NUE REN Chaengwattana is a low-rise residential scheme in Lak Si, northern Bangkok, with three eight-storey residential buildings, 467 homes and a separate two-storey clubhouse. The site covers 4 rai 1 ngan 93.3 square wah, a little over 7,100 sq m. It is marketed under the Noble Development brand, while the project company named in the legal materials is Vertical Chaengwattana Alliance Co., Ltd., a Noble group subsidiary. That distinction matters in an off-plan purchase: the brand tells you who is behind the product, but the sale agreement, payment instructions and contractual obligations should be checked against the actual project entity. The project has an approved environmental impact assessment, and by September 2026 it is under construction. The latest published completion target is October 2027.
This is not a central-Bangkok proposition dressed up as one. The site sits on Liab Klong Prapa Road, roughly 300 metres from Chaeng Watthana Road, in Thung Song Hong, Lak Si. Its logic is local: it can make sense for buyers whose work or daily routines are tied to the Chaeng Watthana corridor, the Government Complex, northern Bangkok offices or Muang Thong Thani. MRT Pink Line Chaeng Watthana 14 station is reported at about 600 metres. The established retail cluster around Lotus’s Chaengwattana and Charn at The Avenue is also close by. Those are more useful anchors than a generic claim of being “close to everything”. Road congestion remains a practical consideration in this part of Bangkok, and the real walk to the station will depend on the route from the building rather than a straight-line marketing promise.

The unit range is one of the easier parts of the project to understand. Six formats are documented, starting with one-bedroom homes at 27, 31.2 and 34.5 sq m, followed by a 34.8 sq m one-bedroom-plus layout and two-bedroom units at 42 and 50 sq m. That gives buyers several increments rather than forcing a jump from a compact one-bed straight into a much larger apartment. The numbers still need context. A 27 sq m home has to work hard on storage and furniture placement; at 42–50 sq m, the question becomes whether the extra room and price are competitive with completed stock in the same corridor. Noble’s live project page currently displays only selected one-bedroom plans, while the linked brochure lists all six. Availability therefore has to be checked against the live sales inventory, not inferred from the brochure alone.
The amenity plan is substantial for a low-rise development, but the useful question is not how long the facilities list is. Noble documents more than 2,900 sq m of landscaped space, courtyards linking the residential buildings, roof gardens, a 20-by-5-metre swimming pool plus a children’s pool, a fitness room, and co-working and co-living areas. Each residential building has its own lobby with mailboxes, laundry and a small grab-and-go area. Parking is stated at 174 ground-floor spaces, including 11 automated spaces, for a 467-unit project. A buyer who drives should ask how parking access is allocated rather than assume that every unit has a space. CCTV, 24-hour security and access control using keycards and facial recognition are also listed in the official brochure.
The timeline deserves more attention than the marketing price. Noble’s published completion target has moved more than once: an early brochure referred to October 2026, a later brochure to April 2027, and the current project page to October 2027. For an off-plan buyer today, the latest date is the sensible planning assumption, while the earlier dates belong in the due-diligence file as evidence that the schedule changed. The headline THB 1.89 million starting price needs the same treatment. It is still displayed on Noble’s current page, but the promotion terms explicitly restrict it to Thai citizens and selected units. It should not be treated as a foreign-buyer price. An overseas purchaser needs a current unit list, a foreign-buyer quotation and a payment schedule before comparing the project with alternatives.
Ownership is potentially straightforward, but only after the project-specific quota is checked. The brochure describes NUE REN Chaengwattana as a freehold residential condominium. Thai condominium law allows qualifying foreign buyers to register freehold, subject to the statutory foreign-ownership cap of 49% of the total condominium unit area in each registered building. That does not mean every remaining unit can automatically be bought in foreign freehold. An official brochure also states that condominium registration will take place after construction is completed. For an off-plan foreign buyer, two confirmations therefore matter before money is committed: that the selected unit is intended to be transferred within the foreign quota, and that the quoted price and contract terms apply to that buyer rather than to a Thai-only promotion.
Ownership format
The project is documented as a freehold residential condominium. A foreign buyer may register freehold only within the statutory foreign quota, capped at 49% of the total condominium unit area in a building; quota availability for the selected unit needs to be confirmed separately.
Unit types & sizes
The smallest documented plan. It is the natural budget-led option for one person or a couple who still want a separate bedroom; furniture layout and storage deserve close attention at this size.
A modest step up from the 27 sq m plan. The value of the extra area depends on where those square metres sit in the actual layout, so the floor plan matters more than the headline size alone.
The largest conventional one-bedroom in the published range. It may suit longer-term owner-occupation better than the smaller plans, but the current public page does not publish a live price for this type.
Almost the same total area as the large one-bedroom, but presented as a distinct layout. The decision should come from how the extra zone works in the plan, not from the tiny difference in floor area.
The entry two-bedroom plan. It can work for a couple needing a study or for a small household, but 42 sq m leaves little room for inefficient circulation, so the exact plan is important.
The largest documented unit type. It offers the clearest long-stay proposition, but once the budget reaches a 50 sq m two-bedroom, completed alternatives in Lak Si and Chaeng Watthana become an important comparison set.
The official brochure linked to the project lists six unit types from 27 to 50 sq m. The live webpage currently displays only selected one-bedroom plans, so availability, floor, orientation and pricing need to be checked against the current sales inventory.
