Why this project is worth a look
Two rail options
The project’s strongest everyday location feature is access to two operating rail lines rather than dependence on a single corridor. Supalai quotes about 390 metres to Lak Si Station on the Red Line and roughly 490 metres to National Telecom on the Pink Line. That does not translate into “fast to everywhere in Bangkok,” but it does give northern-Bangkok commuters more route choices. A buyer should still walk both paths at a normal commuting hour. Crossing points, pavement quality, shade and the actual station entrance can matter more than a straight-line distance shown in a brochure.
A manageable scale
With two eight-storey buildings and 328 units, the development is easier to size up than a very large high-rise compound. You can form a clearer view of how many residents will share the pool, fitness room, lifts and rooftop spaces. The same transparency reveals a constraint: published parking is 40% of the unit count. Car-dependent households should therefore check how spaces are allocated and whether a particular unit receives any practical priority. A smaller project is not automatically quieter or cheaper to run; building layout and management quality will still determine that.
Useful layout spread
The unit schedule is more varied than a single one-bedroom template. One-bedroom plans range from roughly 26 to 35 square metres, there is a 41-square-metre one-bedroom-plus option, and two-bedroom layouts extend to 56.5 square metres. That gives buyers room to match the unit to a real use case, from solo living to work-from-home or a small family. The trade-off is that headline bedroom counts hide meaningful differences. Comparing the actual plans is more useful than assuming two units labelled “1 Bedroom” will live the same way.
Construction is real
The project has an approved EIA record and the government database lists it as under construction. Supalai’s own update showed 9% overall progress as of 1 August 2026. That removes one early-stage uncertainty—whether the project has actually moved onto site—but it does not eliminate delivery risk. Most of the construction remains ahead. For an off-plan buyer, the contractual handover date, extension provisions and remedies for delay deserve as much attention as the price and floor plan.
A local-demand location
Lak Si is driven by transport links, the airport corridor, government offices and surrounding employment rather than by Bangkok’s best-known tourist or nightlife districts. That can be a very good fit for an owner-occupier whose daily life is already centred in northern Bangkok. For a rental buyer, it means demand should be tested against actual tenants and comparable rents in Lak Si and Chaeng Watthana. Yield assumptions borrowed from Sukhumvit, riverside Bangkok or resort markets would not describe the same tenant pool.

Supalai Sense Chaengwattana-Laksi is an under-construction condominium in Lak Si, on the northern side of Bangkok. The site sits on Soi Chaeng Watthana 10 Yaek 2 in Thung Song Hong. Its practical value is tied to this specific employment and transport district rather than to a generic “Bangkok location” label. Supalai quotes roughly 390 metres to Lak Si Station on the SRT Red Line and about 490 metres to National Telecom Station on the MRT Pink Line. The Government Complex on Chaeng Watthana is nearby, while the project brochure places Don Mueang Airport at about six kilometres. For someone working around Lak Si, the government district, Chaeng Watthana or the airport corridor, that geography can matter every day. For a buyer focused on Sukhumvit, Silom or riverside lifestyle, it is a very different proposition.
The development itself is modest in scale: two eight-storey residential buildings on approximately 2 rai 3 ngan 21.8 square wah of land, with 328 condominium units in total. It is not a high-rise tower or a mixed-use destination. That should make the project easier to understand operationally, but it also means the common facilities are shared across a finite low-rise site. Supalai publishes parking at 40% of the unit count. Buyers who rely on a car should treat that as a project-level ratio, not as an entitlement to a dedicated bay. Allocation rules, visitor parking, motorcycle space and any rights attached to a particular unit need to be checked in the sale documents and later condominium regulations.

By 30 September 2026, this is no longer just a launch-stage project. Thailand’s official environmental-impact database records EIA approval dated 17 November 2025 and lists the project as authorised and under construction. Supalai’s own construction update showed overall progress at 9% as of 1 August 2026, with piling shown as complete and structural and architectural works still at an early stage. That distinction matters for an off-plan buyer: there is a real construction site and an approved EIA record, but the majority of the build and all of the completion risk still sit ahead. A buyer should therefore read the contractual handover date, grace periods and remedies rather than relying only on a marketing status badge.
Supalai’s brochure says construction was expected to begin around early 2026 and finish around the end of 2027. The developer’s project materials and PropertyHub also point to 2027. BaanScope, however, currently displays 2028. We do not average conflicting dates or turn them into a false sense of precision. Late 2027 is used as the primary reference because it comes from the developer and is supported elsewhere, while the 2028 entry is retained as an unresolved discrepancy. For an actual purchase, the binding date is the one written into the reservation and sale-and-purchase documents, together with the clauses covering extensions, force majeure and delayed handover.
The unit mix is built around compact one- and two-bedroom homes. Supalai’s brochure shows one-bedroom plans from about 26 to 35 square metres, a 41-square-metre one-bedroom-plus layout, and two-bedroom units from 46 to 56.5 square metres. There are several sub-plans inside those bands, so the bedroom label alone is not enough to judge usability. A 26-square-metre one-bedroom and a 35-square-metre one-bedroom can feel like different products once circulation, kitchen placement, storage and furniture clearances are considered. Buyers comparing units should work from the actual floor plan and position in the building rather than treating all “1 Bedroom” stock as interchangeable.
The common-area package is broader than a basic pool-and-gym setup. Supalai lists a swimming pool, fitness room, co-working area, rooftop garden, lobby, CCTV, 24-hour security, digital door locks, licence-plate recognition and a designated food-delivery drop point. The brochure also illustrates additional rooftop and relaxation spaces. Those are useful features for a compact urban project, but renders do not tell you how crowded or expensive the facilities will feel after handover. The practical questions are the amount of common space per resident, the operating hours, equipment count, maintenance standards and the eventual common-area fee. Those details can materially affect owner experience even when the facility list looks identical on paper.
Pricing needs context because the project has already moved through several launch and campaign levels. Independent launch coverage in June 2025 recorded a starting figure around THB 1.44M. As of the current check, Supalai’s English page shows THB 1.65M while the Thai site shows THB 1.75M. Rather than selecting whichever number looks more attractive, this dossier uses THB 1.65M as the lower current developer-published reference and flags the inconsistency. In practice, entry prices are usually tied to a limited set of units and can change with floor, orientation, layout, furnishing package and promotion. A buyer should compare the full payment schedule and all mandatory charges for the exact unit, not just the headline starting price.
For a foreign buyer, the condominium format is materially simpler than buying land or a villa structure, but it still requires unit-level legal checks. Thai rules allow qualifying foreign buyers to register condominium freehold only within the foreign ownership quota, capped at 49% of the aggregate condominium-unit area in the building. DDproperty labels the project tenure as freehold, but that does not prove that a specific unit is currently available in the foreign quota. Before committing significant funds, the buyer should align three items: the exact unit and plan, the ownership wording in the contract, and documentary confirmation that foreign-quota freehold remains available for that unit at transfer.
Ownership format
The scheme is marketed as a condominium and DDproperty labels the tenure as freehold. Supalai’s official brochure also states that condominium registration is to take place after construction is completed. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area in the building; quota availability and the final ownership wording for the selected unit must be confirmed by transfer.
Unit types & sizes
The broadest plan family in the brochure, with several layouts from 26 to 35 sqm. For a solo resident or couple, the difference within that range can materially change storage, desk space and the width of the living area. Compare the actual plans rather than treating the size band as one product.
A middle step between the standard one-bedroom range and a full two-bedroom. The extra area can support a work zone, storage or a less compressed living room, but the real benefit depends on the exact plan and furnishing arrangement.
The largest homes in the scheme. Nearly 11 sqm separates the smallest and largest two-bedroom plans, so room privacy, living-area width and storage can vary meaningfully. It is the clearest family-oriented option in the published mix, but there is no large 60+ sqm family unit in the brochure.
The official brochure shows multiple sub-plans inside these three groups, including several 26, 32.5, 33, 34.5 and 35 sqm one-bedroom variants and two-bedroom plans from 46 to 56.5 sqm.
