Four one-bedroom formats run from 22.70 to 34.90 sqm, and the disclosed mix shows how many units sit in each category. Buyers can see immediately that Exclusive is the mass-market layout and Plus is scarce, while conventional two-bedroom apartments are not part of the published mix.
Construction is measurable
Piling was complete and structural work had reached 38.05% in the July 2026 developer update. That does not guarantee an on-time handover, but it gives buyers a current physical progress reference rather than asking them to rely only on launch renders and a future completion year.
Built for daily use
Co-working and meeting space, a gym, pool, entertainment rooms and landscaped social areas match the needs of students and younger professionals who may spend a substantial part of the day in or around the building. The facilities are most valuable when they replace real external trips, not simply because the list is long.

KAVE Ally Chaengwattana is a low-rise condominium now under construction on Chaeng Watthana Road in Anusawari, Bang Khen, Bangkok. The scheme has two eight-storey residential buildings, 447 homes and a site area of 3 rai 2 ngan 48.6 square wah. That scale matters: this is not a single high-rise tower with a large vertical population, but a pair of relatively compact buildings centred on small one-bedroom apartments. AssetWise is the public-facing developer brand, while 39 Estate Co., Ltd. is the project company. The disclosed saleable area is 11,835.7 sqm and the project value is about THB 1 billion. Across the sources reviewed, KAVE Ally is presented as one development rather than separate commercial phases with different specifications or handover dates.
The project is still a construction-stage purchase as of 28 August 2026. The July 2026 construction update shows piling at 100% and structural work at 38.05%, while architectural and building-services work were still shown at 0% in that update. This is more useful than directory pages that simply label the property as a 2027 completion. In January 2026 the developer announced the piling ceremony after EIA approval and said handover was planned for the first quarter of 2027. Thailand's official EIA database lists KAVE Ally Chaengwattana as an approved report. None of this removes construction risk: buyers can assess the design, declared specifications and location today, but the finished common areas, delivered materials and actual day-to-day management will only be testable once the buildings are complete.

The location is unusually easy to understand for this part of Bangkok. KAVE Ally sits in the Chaeng Watthana–Phahonyothin corridor, close to Phranakhon Rajabhat University. Published project distances are about 450 metres to Phranakhon Rajabhat station on the Pink Line and about 600 metres to Wat Phra Sri Mahathat on the Green Line; an earlier release used 650 metres for the latter. Lak Si on the Red Line is roughly one kilometre away. This is not a central-Sukhumvit address, and buyers should not treat it as one. Its advantage is different: several rail options, universities, local shopping and convenient access to the north of the city and Don Mueang Airport. For someone whose daily life is already in Bang Khen, Lak Si or the northern university belt, that may be more valuable than paying a premium for a central address that creates a longer commute.
The apartment mix is tightly focused. There are four one-bedroom formats: 22.70–24.00 sqm, Exclusive at 25.70–27.20 sqm, Extra at 29.80–30.60 sqm and Plus at 34.30–34.90 sqm. The disclosed stock mix is 136 standard one-bedrooms, 224 Exclusive units, 63 Extra units and only 24 Plus units. The practical message is clear. The middle of the range is the deepest part of the stock, while the largest Plus format is relatively scarce. There are no disclosed conventional two-bedroom or family-sized apartments. KAVE Ally therefore makes most sense as a home for one person, a couple, a student or a young professional, or as a compact rental product. Buyers who need two proper bedrooms should not expect the Plus room to turn the project into a family-apartment scheme.
All four apartment types are marketed as fully furnished. The disclosed furnished specification lists a built-in kitchen, hob, hood, sink, storage, sofa, wardrobe and bed base, and also describes a digital door lock and wood-look flooring. The exact brands and finish schedule are less important here than the purchase format: this is designed to be delivered substantially equipped rather than as an empty shell. That can reduce the amount of immediate fit-out work for an owner who wants to move in soon after handover or prepare the apartment for a tenant. Buyers should still treat the contract specification as the controlling document. A show unit and brochure are useful for understanding layout and intent, but furniture models, appliance specifications and finishing details can change between display material and final delivery.
The common areas are one of the project's more distinctive practical features. They are grouped into work and social spaces, fitness, pool, entertainment, landscape and service functions. The published list includes co-working and meeting areas, hangout space, cardio and gym equipment, a roughly 20-metre lap pool, jacuzzi and slide, a theatre and karaoke room, landscaped seating and an amphitheatre, plus laundry and EV charging. This is consistent with the KAVE campus positioning, but it should be read in operational rather than promotional terms. A student or remote worker can potentially study, meet, exercise and socialise without leaving the development. The trade-off is that active, youth-oriented facilities may create a livelier environment than a small residential building with a simple lobby and pool. Buyers looking for quiet, highly private common areas should consider that difference.
Parking is the clearest numerical limitation. The project information states 145 conventional parking spaces, equivalent to about 32% of the 447 apartments, excluding tandem parking, disabled spaces and motorcycles. That ratio does not tell us whether a particular resident will struggle to park every night, because actual use will depend on the final house rules and resident profile. It does show that the development was not planned around one guaranteed car space per unit. A car-dependent owner should therefore treat parking rules as a material buying issue. Someone who expects to use the Pink and Green lines most days may see the same ratio as much less important. This is a good example of why KAVE Ally should be judged against the buyer's routine rather than against a generic checklist of condo features.
The surrounding demand base is broader than a single university. Phranakhon Rajabhat, Krirk, Sripatum and Kasetsart universities are all part of the project's published location story, while nearby retail includes MaxValu Lak Si, Lotus Lak Si and Central Ramintra. Don Mueang Airport is listed at about five kilometres. That mix creates plausible housing demand from students, university staff, nearby workers and people who value quick access to the northern side of Bangkok. It is a different proposition from buying in Asoke or Thong Lo for proximity to multinational offices and central nightlife. KAVE Ally's case is more local and functional: transport coverage, education, neighbourhood retail and an airport-side location. Buyers should be comfortable with that identity rather than expecting central-Bangkok lifestyle characteristics simply because the project has multiple rail links.
Foreign ownership follows Thailand's normal condominium framework. A foreign individual can own a condominium unit freehold if the foreign ownership quota is available at the time of registration and foreign-owned units do not exceed the statutory 49% share of total condominium area. That is a national legal rule, not a special benefit offered by KAVE Ally. The public project materials reviewed do not disclose how much of the foreign quota remains available, so a foreign buyer should not assume that every unit currently offered can be registered freehold. The meaningful question is unit-specific: what ownership form is available for the chosen apartment, and will that form be reflected in the sale agreement and ultimately at registration? Any alternative lease structure should be evaluated as a separate legal arrangement rather than treated as equivalent to freehold.
Published entry prices are not consistent. A detailed review dated 1 August 2026 gives a starting figure of THB 1.79 million. A developer announcement from 28 January 2026 stated THB 1.89 million, while a detailed review dated 27 February 2026 used THB 1.99 million. The lowest figure can therefore serve only as a public lower anchor, not as a promise that a unit at that price is available today. Different dates, campaigns, unit releases or returned stock can explain the spread. The live AssetWise project page does not provide a full current price matrix by floor and orientation. For a real purchase decision, the useful document is a live availability list showing the exact unit, floor, aspect, layout, foreign-quota status and total price. That tells far more than an average price per square metre or an old launch headline.
Timing should be handled with the same discipline. The developer said in January 2026 that KAVE Ally was expected to hand over in Q1 2027, and the July 2026 construction update confirms active structural progress. Some directory pages simply say 2027, while one directory card uses 31 December 2027. The developer's Q1 target is the most specific primary-source statement found, but the contractual completion and handover clauses matter more than any website date. A buyer who needs the apartment for a specific university term, job transfer or relocation should allow time not only for construction but also inspection, defect rectification and transfer. A buyer with a longer horizon may value the ability to choose before completion, but should still review payment milestones and delay provisions rather than relying on a marketing schedule.
Taken as a whole, KAVE Ally Chaengwattana is a specific rather than universal Bangkok proposition. The measurable strengths are straightforward: two low-rise buildings, 447 units, four compact layouts, a furnished delivery format, several rail options within walking distance, universities nearby and construction that is already visibly advancing. The limits are equally clear: no large family units, parking for far fewer cars than apartments, a building that is not ready yet and a starting price that varies across public sources. That combination can work well for a buyer seeking a small home or rental unit in the Bang Khen–Chaeng Watthana area. It is a weaker fit for someone who wants generous internal space, assured parking or a completed building whose management and resident environment can already be assessed in real life.

Unit types & sizes
The smallest format in the scheme, with 136 units in the disclosed project mix. It is aimed at one person or a couple who wants a separate bedroom without paying for a larger footprint. The published layout description shows a closed kitchen next to the balcony, a useful feature for residents who cook regularly. At roughly 23 sqm, orientation, floor level and the unit's position within the building will matter more than they would in a much larger apartment, so those details should be compared unit by unit.
This is the core product, accounting for 224 of the 447 homes. The extra few square metres allow a clearer separation between bedroom and living space without moving into a genuinely large apartment. Because it is the most common type, buyers are likely to have the broadest choice of floors and orientations within this category. The same abundance can work the other way later: similar Exclusive units in the same development may compete directly with one another in the rental or resale market.
There are 63 Extra units. Compared with the Exclusive layout, this version provides a larger living area and bedroom; the layout description notes enough space for an additional desk or small sitting area. Around 30 sqm is meaningfully easier for someone who works from home or spends a large part of the day in the apartment. Buyers should still look at the exact plan rather than the headline size alone, because the brochure shows several internal plan codes and slightly different dimensions within the same type.
The largest and rarest layout, with only 24 units. Its defining feature is a separate multipurpose room that can work as an office, guest room or small second sleeping space, although the official product remains a one-bedroom Plus. The layout description also shows a wide-front plan and a bathroom with two access points. For a couple working from home this is materially more flexible than the smaller types, but the limited number of units makes live availability and the price of the specific apartment especially important.
