Inspect before buying
The condominium is complete and Pruksa is still selling selected units in 2026. That lets a buyer inspect far more than the apartment finish: lift queues, common-area upkeep, evening parking demand, security routines and the feel of the pool and workspaces are all observable. In a ready building, operating reality is more valuable than an original launch rendering.
Lak Si connection
The approximately 600-metre distance to Lak Si station is the clearest location advantage. The Red Line serves the northern rail corridor and the Lak Si node connects with the Pink Line, while Don Mueang Airport and Chaeng Watthana are also close. This is a focused advantage for northern-Bangkok routines rather than a generic claim that the project is close to everything.
Simple unit ladder
The current range runs from about 22.35 to 34.80 sq m. Instead of choosing among many large formats, buyers are deciding how much separation and storage they need inside a compact footprint: open studio, one bedroom with a closed kitchen, a larger storage-led one bedroom, or a Plus plan with a small flexible room. The size cap is clear before the search begins.

Pruksa’s current campaign starts at THB 1.49 million for participating units as checked on 28 August 2026. It is a useful developer-side benchmark, not a forecast and not an implied yield. The number should be paired with an exact unit sheet because floor, outlook, furniture package and promotion eligibility can change the true cost materially.
Trade-offs are visible
Parking at roughly 36%, a sub-35-sq-m current size range and undisclosed foreign-quota availability are not side notes. They determine whether the project actually works for a given buyer. The scheme is strongest when treated as a practical urban home for one person or a couple, not stretched into a universal family proposition.
About the project
Plum Condo Chaengwattana–Donmueang is a completed low-rise condominium in Lak Si, northern Bangkok, developed by Pruksa. The scheme has two eight-storey buildings and 486 units. That puts it in a useful middle ground: much larger than a boutique residence, but without the scale and vertical circulation of a thousand-unit high-rise. Pruksa is still marketing selected stock in 2026 and includes the project in a current ready-to-move campaign. For a buyer, the most important consequence is simple. This is an existing property that can be walked, inspected and compared with its sales material before committing, rather than an off-plan promise whose final operation has to be imagined from drawings.
The address makes most sense when viewed through northern Bangkok rather than through the traditional CBD. Pruksa places Lak Si station on the Red Line at roughly 600 metres from the project, with Pink Line connectivity available at the same Lak Si transport node. Don Mueang Airport is quoted at about 5.3 kilometres. The Government Complex on Chaeng Watthana is around 3.5 kilometres away, and IT Square is roughly 750 metres away. This combination can work very well for people whose jobs, family routines or travel patterns already sit around Lak Si, Chaeng Watthana, Don Mueang and the Vibhavadi–Rangsit corridor. It is much less compelling if the daily destination is deep in central or southern Bangkok.

The building itself sits inside Kamphaeng Phet 6 Soi 5 Yaek 2 rather than directly on a major arterial. That gives the project a more residential setting while keeping the larger road network close, but a map distance is not the same as a comfortable daily walk. Anyone planning to rely on rail should test the route from the actual building entrance to Lak Si station, including road crossings, shade, pavement continuity and the experience in heavy rain. This is especially relevant in Bangkok, where a nominal 600-metre walk can feel very different depending on the street environment. A site visit at the time of day you would normally commute is more informative than a transport icon on a brochure.
The apartment mix is compact by design. Current Thai project reviews consistently show studios of 22.35–24.35 sq m, a 26 sq m one-bedroom layout, larger one-bedroom plans of 27.25–31.25 sq m with a walk-in storage concept, and a 34.50–34.80 sq m One Bedroom Plus. The choice is therefore mainly about how efficiently a single resident or couple wants to use limited space, not about selecting between large family layouts. The upper end remains below 35 sq m in the current official range. Buyers who need two conventional bedrooms, substantial long-term storage or a separate closed study should treat that size ceiling as a structural limitation, not something that better furniture can fully solve.
There are meaningful differences inside that narrow size band. The studio combines sleeping and living functions and positions the kitchen near the balcony, which suits a simple one-person setup. The 26 sq m one-bedroom provides a more clearly separated kitchen, useful for someone who cooks frequently. The 27.25–31.25 sq m format gives more emphasis to wardrobe and storage space. At 34.50–34.80 sq m, the One Bedroom Plus adds a small flexible room that can work as a home office, child’s room or occasional guest space. It should not automatically be treated as a full second bedroom. In a compact project, seeing the exact plan and furniture dimensions matters because three or four square metres can materially change how the unit works.
Amenities are practical rather than resort-led. The completed project includes a swimming pool with a children’s section, fitness room, landscaped garden, co-working areas, lobbies, a semi-outdoor terrace and laundry facilities. The main communal spaces are concentrated on the first floor. Four passenger lifts serve the two buildings. Parking is quoted at around 36% of unit count when tandem spaces are included. That parking ratio deserves attention if a car is essential to the household: the presence of a car park does not mean every apartment has a guaranteed bay. A buyer should ask how spaces are allocated, whether any rights are attached to a particular unit and what occupancy looks like on a normal weekday evening.
Sources agree that the condominium is complete and being sold as ready to move in, but they do not agree on the exact completion year. FazWaz and DDproperty identify 2023, with FazWaz specifying September 2023, while PropertyHub and the detailed Think of Living review point to 2024. The disagreement does not change the present physical status, so the registry records the project as completed and deliberately leaves a completion year out. If the date affects financing, depreciation assumptions, insurance or an investment model, the appropriate evidence is the condominium registration or formal completion documentation, not a portal field copied between listings.
Pruksa’s live 2026 campaign shows a starting point of THB 1.49 million for participating units at Plum Condo Chaengwattana–Donmueang, checked on 28 August 2026. That number is useful as a current developer-side floor, but it is not a promise that every layout or floor is available at that level. Inventory, fit-out, view and promotion eligibility can all move the actual price. Resale listings also sit in the same project and may be cheaper or more expensive for completely different reasons. A sensible comparison therefore uses specific unit sheets obtained on the same date, with furniture, transfer costs, outstanding common fees and seller-paid versus buyer-paid expenses separated rather than collapsed into one headline number.
Independent project profiles report a common-area fee of THB 45 per sq m per month. That is helpful for an initial holding-cost estimate, especially because the apartments are small, but the current condominium juristic person should confirm the tariff before purchase. A completed project gives buyers an advantage here: actual management quality, cleanliness, lift operation, security routines and use of shared areas can all be observed rather than inferred. Ask for the current common-fee rate, sinking-fund position where relevant, any arrears attached to the selected unit, and the latest house rules. Those details matter more over several years than a one-off promotional gift at transfer.
Foreign ownership needs to be checked at unit level. Thailand permits foreign freehold ownership in a registered condominium, but the aggregate foreign share is capped at 49% of the total unit area. A project being described as freehold does not tell a foreign buyer whether quota remains for a particular apartment today. Before a material payment, the buyer should obtain confirmation of the remaining foreign quota from the condominium juristic person and make sure the sale contract matches the intended ownership structure. If the preferred unit cannot transfer as foreign freehold, any leasehold alternative must be assessed from the actual seller’s terms; it should not be assumed from generic statements about Thai property law.
The project’s naming history explains why older online pages can be confusing. Pruksa’s investor launch records show Plum Condo Donmuang-Airport with the same 486-unit scale in 2019, and record a February 2022 re-launch of the project. Older pages under that name point to the same address but carry different unit-size ranges and an expected 2020 completion. Those legacy specifications have not been blended into the current dossier. For a buyer, the practical takeaway is to identify the exact apartment by current plan, room number, title documentation and present sales contract. Historical pages are useful for understanding the project’s development path, but they are a poor basis for deciding what is actually being sold in 2026.
The surrounding area is functional rather than tourist-oriented. Pruksa quotes approximately 3 kilometres to Chulabhorn Hospital, 4.5 kilometres to Mongkutwattana Hospital, 4.1 kilometres to Central Ram Intra and 7.2 kilometres to Central Chaeng Watthana. Several universities and schools sit within the wider northern Bangkok catchment as well. These distances support day-to-day life, but they do not turn the project into a fully walkable neighbourhood where every need is at the doorstep. The strongest location case is the combination of rail access, Don Mueang Airport and employment nodes around Chaeng Watthana and Lak Si. Buyers whose routines point elsewhere should test actual rush-hour travel rather than extrapolating from straight-line distance.
Taken on its own terms, Plum Condo Chaengwattana–Donmueang is a straightforward budget-oriented ready-to-move product. It offers small apartments, a sensible set of shared facilities and an active developer sales channel in a location shaped by rail and airport access. Its trade-offs are equally visible: there are no large family-sized layouts in the current range, parking is materially below one space per unit, sources disagree on the precise completion year, and public material does not disclose foreign-quota availability. That clarity is useful. A buyer can narrow the decision to four concrete checks: whether the layout fits daily life, whether the commute works in practice, what the all-in price of a specific unit is, and whether that unit can transfer under the intended ownership structure.

A foreign buyer can hold a unit freehold only if foreign quota is available: foreign ownership across the registered condominium is capped at 49% of the total unit area. Public project materials do not disclose the remaining quota for specific available units. If freehold is unavailable, any leasehold alternative and its term depend on the seller and the contract.

The 2026 public campaign does not publish a separate current starting price for each layout.
