Why this project is worth a look

Yellow Line access

The site is on Lasalle Road within the Si La Salle Yellow Line catchment. That is most useful for Bang Na and Srinakarin routines; trips to central Bangkok should still be judged on the full route and interchange time.

4.2-metre volume

Part of the unit mix uses Origin’s Duo Space format with roughly 4.2-metre ceiling height. On a 22–35 sqm footprint, vertical volume can improve zoning, but the exact benefit depends on the actual selected plan.

Built around pets

Origin currently places the project in its pet-friendly collection, and project material includes dedicated Pet Club and Pet Park areas. That is more meaningful than a generic pet-allowed label, though the condominium’s detailed animal rules still govern day-to-day use.

Sport plus green space

Published facilities include a 50-metre pool, fitness areas, multi-sport space, a jogging track, skate facilities and more than 4,400 sqm of greenery. The breadth of amenities is relevant in a community with 1,429 homes.

Scale with trade-offs

A 1,429-unit project can offer choice and substantial shared facilities, but it also means many residents using the same vertical circulation and common areas. Buyers seeking a low-density, intimate building may prefer a different format.

About the project

Origin Play Sri Lasalle Station is a large high-rise condominium by Origin Property on Sukhumvit 105, better known locally as Lasalle Road, in Bang Na Tai. The project launched under the longer name Origin Plug & Play Sri Lasalle Station and later appeared in Origin’s current catalogue as Origin Play Sri Lasalle Station. The evidence points to a rebranding rather than a second phase or a neighbouring development: Thailand’s Smart EIA record uses the current project name while identifying a project-owning company whose legal name still contains Origin Plug & Play Sri Lasalle Station. Buyers therefore need to treat both names as the same property when comparing older brochures, market listings and legal paperwork.

The scale is one of the clearest facts in the file. The development has 1,429 residential units in a single high-rise building. Origin’s launch material described a 30-storey condominium on 7 rai 3 ngan 37 square wah of land, with ten commercial units in a retail component at the front. This is not a boutique building. A project of this size can support a broader amenity programme and a deeper pool of compact units, but it also means a larger resident population sharing lifts, parking access and leisure areas. Unit position within the building may therefore matter almost as much as the headline floor area.

The residential mix is concentrated at the compact end of the market, broadly around 22–35 sqm. Origin promoted Duo Space layouts with approximately 4.2-metre ceiling height, while current databases also show conventional simplex plans. On a small footprint, that extra vertical volume can materially change how a home feels and how storage, sleeping or work areas are organised. Plan naming is less consistent than the overall size range: some databases call the larger plans one-bedroom-plus units, while another catalogue labels comparable BP variants as two-bedroom homes. The safe approach is to judge the actual floor plan, registered area and room number rather than buying from the marketing type name alone.

The amenity programme is unusually well documented. Origin materials refer to a 50-metre swimming pool, fitness facilities, a multi-sport court, jogging track, skate area, working and social spaces, landscaped courtyards and more than 4,400 sqm of green space. Pet use is also part of the concept rather than an afterthought: Origin currently includes the project in its pet-friendly collection, and launch-era material specifically named a Pet Club and Pet Park. That makes the project relevant to owners who genuinely live with animals, although building rules on animal size, breeds, numbers, lifts and common areas still need to be checked against the condominium regulations.

Geographically, this is an east-Bangkok proposition rather than a central-city address. The site is on Sukhumvit 105/Lasalle Road in Bang Na Tai, Bang Na, and is repeatedly positioned around the Yellow Line’s Si La Salle station. The practical catchment is therefore Bang Na, Lasalle, Srinakarin and the wider eastern corridor. For someone whose routine is concentrated around those districts, rail access and road connectivity can make the location logical. A buyer commuting daily to Asoke, Silom or the riverside should look at the entire journey and interchange pattern rather than assuming the word “Station” in the project name means equally short access to every employment centre.

Pricing currently spans several different channels. As of 27 August 2026, Origin’s live corporate catalogue advertises Origin Play Sri Lasalle Station from THB 1.99 million. Independent portals show higher live market anchors: DDproperty lists new-project units from THB 3.07 million, while PropertyHub carried a small resale or assignment-style unit at THB 2.5 million in August 2026. These are not interchangeable prices and should not be averaged. Floor, furnishing, seller type, transfer status and remaining developer stock can all change the number. The THB 1.99 million figure in this record is therefore only the lowest current developer-advertised entry point, not a promise that a suitable unit is available at that price.

Tenure also needs unit-level confirmation. Several current portals classify the project as freehold, meaning condominium units are intended to be capable of registered ownership. For a foreign buyer in Thailand, that does not mean every available unit can be registered in the buyer’s name. Foreign freehold ownership is limited to 49% of the aggregate unit area of a registered condominium. The relevant question at reservation is whether the selected unit still has foreign-quota capacity. If it does not, any alternative tenure arrangement has to be reviewed separately; the word “freehold” on a project profile is not evidence that a particular unit is available to a foreign purchaser on that basis.

The main unresolved issue is physical completion. Current large portals do not agree. PropertyScout, DDproperty and ThinkOfLiving point to construction with completion in 2027, while FazWaz-related databases and Hipflat describe the building as completed around March 2026; PropertyHub gives 2024. The former specific to the project Origin URL now redirects to a different development, so it cannot serve as a current status sheet. Rather than selecting whichever date looks most plausible, this dossier leaves both expected completion and construction status out of the registry. Before money is committed, the buyer should obtain current condominium registration or handover evidence for the actual building rather than rely on a portal status label.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register a unit freehold only within Thailand’s foreign ownership quota, capped at 49% of the aggregate unit area in the condominium; quota availability for the selected unit needs confirmation.

Unit types & sizes

1-bedroom compact
22–22.9 sqm
1 bathroom

The smallest documented format suits a single resident or couple prioritising location and building amenities over internal space. Public databases show plans around 22–22.9 sqm; the selected plan should be checked to see whether it is a conventional simplex or a specific high-volume configuration.

1 bedroom
26 sqm
1 bathroom

At about 26 sqm, the home remains compact but gives slightly more room for storage and everyday living. This size appears in published plan catalogues; furniture layout and ceiling configuration should be checked against the actual unit plan.

1 Bedroom Plus
33.65–34.95 sqm
1 bathroom

The largest commonly published plans provide an extra functional zone beyond the basic one-bedroom layout. Naming is inconsistent: some catalogues use 1 Bedroom Plus, while others label comparable plans as two-bedroom variants. The room layout, not the marketing label, should drive the decision.

Duo Space 1 bedroom
about 22–34.5 sqm
1 bathroom

Duo Space is the project’s distinctive high-volume format, promoted with ceiling height of roughly 4.2 metres. It is not a separate larger size band; it is another way of organising the same compact footprint, and its value depends on the stair, upper zone and execution of the selected unit.

Sources consistently place the project in an approximately 22–35 sqm size band, but individual plan names are not fully aligned. BP/D-BP variants are a particular example: one catalogue treats them as 1 Bedroom Plus while another labels similar plans as two-bedroom. The cards therefore show supported sizes and practical labels; the final unit type should be checked against the selected plan and title documents.

Best for: A single buyer or couple wanting a compact home in east Bangkok with practical access to the Yellow Line.; A pet owner who values dedicated animal facilities rather than a simple pet-allowed policy.; A buyer attracted to high ceilings and Duo Space concepts within a small footprint.; Someone likely to use a broad amenity mix including the pool, fitness, sport, work and landscaped areas.; A buyer comfortable with a 1,429-unit community and willing to choose the unit’s position within a large building carefully.; may not suit: Buyers looking for an intimate, low-density building with lightly used lifts and common areas.; Families requiring a clearly documented range of full-size two- or three-bedroom homes.; Anyone who needs an unambiguous completion and handover date before reservation, because current public sources still conflict..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion status conflicts: PropertyScout, DDproperty and ThinkOfLiving show construction with completion in 2027; FazWaz-linked databases and Hipflat describe completion around March 2026; PropertyHub gives 2024. No current public Origin project sheet was found that resolves the conflict.
  • Floor count conflicts: Origin’s primary launch material, PropertyScout and PropertyHub state 30 floors; DDproperty and ThinkOfLiving state 29, while one detailed early review carried 31. The registry uses 30 because it is the primary-source figure and is also supported by several current databases.
  • Names for the larger compact plans are inconsistent: some catalogues call the approximately 33.65–34.95 sqm variants 1 Bedroom Plus, while others label comparable plans as two-bedroom. The selected unit plan should take precedence over a listing label.
