Why this project is worth a look
Layan without beachfront pricing
The project sits close to Layan Beach but is not a direct beachfront building. That distinction matters. Buyers get a quieter west-coast setting and a short route to the beach without paying purely for a lobby-to-sand location. The compromise is mobility: restaurants, supermarkets, schools and the main Bang Tao commercial cluster are easier to reach by car, motorbike or taxi than on foot.
A wider entry range
Current inventory now includes 27 sqm studios, below the 36 sqm minimum shown in many older project summaries. That gives buyers a lower entry point from THB 3.402 million, while larger studios and one-bedroom units provide more liveable long-stay options. The smaller the apartment, the more important it is to inspect storage, furniture layout, balcony depth and usable circulation rather than relying on the headline area alone.
Real family-sized options
Serene Condo Layan is not only a studio-led investment scheme. Public listings confirm one-, two- and three-bedroom homes, with larger units reaching 108-124 sqm. That opens the project to couples and families who want a conventional home layout. Bathroom counts and exact room arrangements vary between published types, so the floor plan and unit number are more useful than the bedroom label by itself.
Part of The Momentum
The developer positions the condominium inside The Momentum together with other residences, townhouses, villas and commercial uses. That can create a more complete neighbourhood than a stand-alone building. It also creates a due-diligence question: buyers should separate the facilities legally attached to the condominium from district amenities that may have separate access rules, operators or future charges.
The uncertainty is visible
Open sources already reveal the points that need checking: 247 versus 257 units, November 2027 versus some 2028 handover references, and tenure that varies by unit. Exposing those conflicts is useful, not negative. It gives the buyer a concrete document list to request before reservation: the current unit schedule, construction timetable, exact floor plan and written foreign-quota or leasehold status for the selected apartment.
About the project
Serene Condo Layan is an under-construction condominium in the Layan corridor of north-west Phuket and forms part of the wider The Momentum district. The most consistent project profile is two seven-storey buildings with 247 apartments. That figure is repeated by FazWaz, Lazudi, Phuket.Net, PropertyScout and the Russian-language version of the developer's own website. There is, however, a live data conflict: the English Momentum page currently says 257 units, and PropertyHub repeats 257. That difference should not be smoothed over. It suggests that public project sheets have been updated on different schedules and that the registered schedule attached to the sale contract is the document that ultimately matters. The identity of the project itself is clear. Serene Condo Layan is not the earlier Serene Condo Surin near Surin Beach; the developer lists the two separately and places the Layan project inside The Momentum alongside Terra Grove Layan, Synchro Layan and other residential formats. The developer currently labels The Momentum as under construction, while FazWaz and several sales platforms give November 2027 as the expected completion date.
The development is low-rise in height but not boutique in scale. Seven floors across two buildings gives it a more legible physical structure than a large tower, yet a 247-unit scheme still creates a substantial resident and guest population. The project-level amenity set is reasonably well corroborated: swimming pool, gym, landscaped or garden areas, children's space, parking, 24-hour security and CCTV. FazWaz specifically identifies a rooftop pool, rooftop garden and rooftop children's zone. The wider Momentum district is marketed with a much broader ecosystem that includes multiple pools, restaurants, a spa, fitness facilities, a kids' club, supermarket, work spaces and walking areas. Buyers should treat those as district amenities rather than automatically assuming every element is common property of Serene Condo Layan. The practical question for the contract stage is which facilities an apartment owner has a legal right to use, how access is governed, and whether any district-level charges sit outside the condominium's own common-area fee.

The unit mix has visibly evolved in public inventory. Older project summaries usually described Serene Condo Layan as a 36-124 sqm scheme, but developer-listed inventory on FazWaz in June 2026 added 27 sqm studios, including a 27 sqm unit offered at THB 3.402 million. Separate listings continue to show 36 and 44 sqm studios, one-bedroom apartments around 51-66 sqm, two-bedroom homes around 72-92 sqm, and larger three-bedroom apartments at 108 and 124 sqm. This matters because the project now serves very different use cases. A 27 sqm studio is primarily a compact base: lower entry price, less space to furnish and maintain, but far less tolerance for poor storage or an awkward layout. A 51-66 sqm one-bedroom can work for a couple staying for longer periods. The 72 sqm and larger layouts start to feel like conventional homes rather than hotel-style inventory. At 108-124 sqm, the project reaches a family segment that is financially and operationally very different from the small-unit investor.
Layan itself is one of the quieter northern extensions of the Bang Tao coast. Public address references place the project on Soi 3 in Choeng Thale; Hipflat gives the fuller road reference as Phuket Rural Road 4018, Choeng Thale, Thalang, Phuket 83110. The project is near the sea, not on the sand. FazWaz and Phuket.Net place Layan Beach at roughly 0.9 km, so buyers should not interpret the location as direct beachfront living. The central Bang Tao retail and dining cluster around Boat Avenue and Porto de Phuket is also spread along the road network rather than immediately outside the lobby. In practice, many residents will use a car, motorbike or taxi for daily errands. The trade-off is a greener, less intensely commercial setting than central Bang Tao, with Layan Beach close by and road access toward Laguna Phuket, the wider Cherng Talay area and Phuket International Airport.
Ownership costs deserve the same attention as the headline price. FazWaz currently states a common-area management fee of THB 80 per sqm per month and a one-off sinking fund contribution of THB 600 per sqm at transfer. Its 27 sqm developer listing shows a THB 2,160 monthly CAM charge, which independently supports the published rate; we do not extrapolate a hard amount for other units because the buyer should use the actual registered area in the contract. FazWaz also displays a THB 200,000 foreign-freehold premium. That should not be treated as a universal fee for every apartment without seeing the current price sheet. A low entry price can make a studio look simple, but recurring common charges, transfer-stage costs, furnishing, management fees and vacancy all affect the real holding economics. Anyone buying for rental should assess cash flow after these costs rather than using a gross rental-return promise as the decision metric.
For a foreign buyer, tenure is unit-specific. Thailand's government information service confirms the standard condominium regime: foreign nationals may hold freehold title in a registered condominium within the 49% foreign-ownership quota of total saleable area. Serene Condo Layan listings show both foreign-quota/freehold inventory and leasehold inventory. Phuket.Net has published units marked leasehold, while a current FazWaz 27 sqm developer listing offers foreign quota alongside Thai quota and leasehold alternatives. The safe conclusion is not that every unit has the same tenure, but that foreign freehold is an available structure when quota remains and the selected unit is sold that way. Before a material payment, the buyer should obtain written confirmation of the tenure for the exact unit, the quota position relevant to transfer, and the wording that will appear in the sale-and-purchase agreement and transfer documents.
The staged payment schedule is detailed enough to model cash requirements but still needs to be tied back to the contract. FazWaz shows THB 200,000 on reservation, 35% at contract signing, 20% at construction start, another 20% at superstructure completion, 15% at unit completion and the final 10% on transfer, less the reservation amount. Phuket.PRO publishes the same percentage pattern but describes the intermediate construction milestones slightly differently. That distinction is important: an off-plan buyer is not merely agreeing to percentages but to the events that trigger them. Those events should be objectively defined in the contract. The developer confirms that The Momentum is under construction, but its public page does not provide a dated percentage-complete figure for Serene Condo Layan. A current construction report, evidence of the relevant milestone and the contractual completion timetable are therefore more useful than a generic 'under construction' label.
The project's appeal is straightforward when stripped of investment language: it is a new low-rise condominium in Layan with a broad spread of unit sizes, a comparatively low entry point through the new 27 sqm studios, and access to a larger mixed-use district concept. Its main risk is equally clear. Public data is not fully synchronized. Unit count is 247 in most major sources but 257 in two current sources, several portals still point to November 2027 while others have moved delivery into 2028, and foreign ownership depends on the specific unit and available quota. None of that automatically disqualifies the project. It simply means Serene Condo Layan should be bought from current documents, not from a cached brochure. Buyers who want an immediate move-in, an operating track record and verified rental history may prefer a completed building. Buyers comfortable with construction risk, the Layan location and staged payments have a credible project to consider, provided the latest price list, building schedule, unit plan and tenure documents all agree before reservation.

Studios around 36-44 sqm appear across several independent platforms. Some ground-floor listings are marketed with garden or pool access, while others are conventional upper-floor units. The extra space is meaningful for longer stays, but view, access rights, furnishing package and exact orientation need to be checked by unit number rather than assumed from the type name.
One-bedroom apartments around 51-66 sqm create a more conventional residential layout with a separate sleeping room and living area. Published listings generally show one bathroom and a range of floors. For a couple or a buyer planning longer stays, this format reduces the compromise inherent in a studio and makes working from home or hosting a guest more realistic.
Two-bedroom inventory is publicly listed around 72-92 sqm. Bathroom counts and access features vary between individual listings, so this is not one standardized plan. Families should compare bedroom separation, kitchen size, storage and circulation rather than simply choosing the largest floor area. Some types may suit holiday use; others are closer to full-time residential layouts.
Three-bedroom listings at 108 and 124 sqm move Serene Condo Layan into a genuinely family-sized category.
