Why this project is worth a look
Genuinely different homes
The estate is not built around one repeated villa plan. Current material ranges from the 382 sqm three-bedroom A2-B to very large five-bedroom A1 homes above 1,700 sqm. That gives buyers real choice in household scale, but it also means a generic Grand Avenue listing is not enough: zone, design code and plot number matter.
Practical Choeng Thale base
The location works because it sits inside the established Bang Tao–Laguna orbit rather than on an isolated resort road. Beaches, golf, shopping, restaurants and international schooling are all reached by car within the wider local area. It is not a walk-to-the-beach proposition, so buyers who want a true beachfront or car-free lifestyle should look elsewhere.
A large evolving plan
Roughly 178 rai gives Botanica room for multiple villa zones and substantial shared infrastructure, but the same scale means phased development. A buyer should separate facilities that are already operating from facilities that are still planned and should understand what will be built around the chosen plot. The master plan is useful context, not a substitute for a current construction schedule.
Published payment logic
Botanica publishes milestone payments for off-plan villas, a shorter structure for finished homes, a sinking fund and a stated common-area management rate. That is a useful starting point for budgeting. The binding version is still the selected villa's contract, where payment dates, transfer expenses, inclusions and handover conditions should be checked line by line.
About the project
Botanica Grand Avenue is better understood as a large, multi-zone villa development than as a single row of identical houses. The current material separates A1, A2, B and C1, and each zone carries its own designs, plot sizes, built-up areas and price points. That distinction matters when comparing listings. Two homes advertised under the same Botanica Grand Avenue name can be very different products: a 382 sqm three-bedroom villa in A2 is not a smaller version of a 1,700+ sqm residence in A1. Market portals name Botanica Luxury Phuket Co., Ltd. as the developer, while Botanica Luxury Villas is the consumer-facing brand. The villa development is still an active construction and sales story: Botanica published a construction progress update in June 2026, and FazWaz currently gives September 2026 as the scheduled completion date for the project record.
The site sits on Pasak-Koktanood Road in Choeng Thale, Thalang, in the inland part of Phuket's Bang Tao–Laguna catchment. It is not beachfront, and the distinction is worth keeping clear. What the location offers instead is access to the mature daily-life infrastructure that has built up around Laguna, Boat Avenue and Porto de Phuket. Botanica's current A1 page gives indicative driving times of about eight minutes to Layan Beach, 13 minutes to Laguna Golf, 25 minutes to UWC International School and 30 minutes to Phuket International Airport. The master-plan material also places Boat Avenue and Porto de Phuket at roughly ten minutes by car. For a resident, that means restaurants, groceries, schools and leisure are spread around a short driving radius rather than concentrated within the estate itself.

The development's scale is also the reason online unit counts do not agree. Master-plan material describes roughly 178 rai, or 285,017 sqm, but different sources draw the project boundary differently. The 2026 brochure states 28 villas for C1 and shows 12 villas for Zone B, while an earlier A1/B phase plan referred to 56 villas across those two areas. FazWaz currently lists 100 units for its project record; DDproperty displays 724, a number associated with the much broader early master-plan concept. Rather than manufacture a single total by combining incompatible scopes, this dossier leaves the total unit count open. A buyer needs the zone master plan, the exact plot number and the status of that particular villa far more than a headline estate-wide number.
The boundary around the project also needs care because Grand Avenue has evolved into a wider residential campus. Hythe by Botanica is a condominium located within Botanica Grand Avenue, according to Botanica's own current Hythe page. It is a separate product, so its condominium freehold rules, unit count and apartment prices are not mixed into this villa record. The January 2026 Grand Avenue brochure also labels Zone D as BOTANICA PRESTIGE. Because that zone carries separate branding, its D-zone price rows are not used as the core inventory here. Future zones shown on the master plan are likewise excluded from the live villa mix until comparable product data is available. This keeps the page focused on the A1, A2, B and C1 villa inventory that can be matched across current documents.
At the accessible end of the current range, A2 provides a clear reference point. The January 2026 price list shows A2-B three-bedroom, four-bathroom villas with 382 sqm of total built-up area; several plots of 566 sqm were priced at THB 44.505 million. Phuket.Net still shows the same A2-B stock at the lower end of its available-unit table. C1 moves to four-bedroom homes: Botanica's live C1 page gives 406.95–684 sqm of villa area on plots from 459 to 1,150 sqm, with two storeys. A1 spans a much wider size band, from four-bedroom homes around the mid-400 sqm level to five-bedroom GFD residences with staff accommodation and a home theatre, reaching 1,870 sqm built-up. Zone B is predominantly single-storey four- and five-bedroom stock; the 2026 price list includes a 516 sqm SA villa and a 962 sqm SC villa.
The headline starting price should therefore be read as an inventory snapshot, not a universal project price. As checked on 16 August 2026, Phuket.Net shows A2-B villas from THB 44.505 million, while the lower listings on FazWaz sit at a very similar level. The live Botanica zone pages start higher because they cover different collections: C1 from THB 47.8 million, A1 from THB 58.1 million and B from THB 67.2 million. There is no need to force those figures into one range. The practical question is whether the exact plot behind a quoted price is still available and whether the price list is still valid when a reservation is made. Any figure on this page should be treated as a lower market anchor until the selected villa, stock, inclusions and contract price are reconfirmed.
Foreign ownership works differently here from buying a freehold condominium unit in Thailand. Botanica's current terms state that land freehold is available to Thai buyers and Thai companies, while leasehold is available to foreigners and Thai individuals under a 30-year land lease. A foreign buyer does not acquire Thai land freehold simply by purchasing the villa. The legal package should separate and document the rights to the building and the rights to occupy the land, and the registered lease is the part that needs to be checked against the actual title and contract. Any language about future extensions beyond the registered period remains contractual rather than an already registered multi-decade right. A historical valuation of the project company's land bank also referred to more than one type of land document, which is another reason to inspect the title for the chosen plot rather than assuming one title type across the estate.
Payment terms are published in enough detail to be useful. For an off-plan villa, the brochure sets out 2% on reservation, 28% at contract signing, followed by 20%, 15%, 15%, 10% and 10% linked to construction and handover milestones. Finished villas use a shorter 2% / 48% / 50% structure. The same terms say taxes and transfer costs are shared 50/50 between developer and buyer or lessee. A one-time THB 100,000 sinking-fund contribution is stated, together with a common-area management charge of THB 30 per sqm per month. The source ties the charge to area, but the actual payable figure should come from the selected plot's invoice or contract rather than from a back-of-envelope calculation based on a marketing plan.
The standard villa specification is more concrete than many lifestyle claims: the brochure states that private pool villas are delivered with the swimming pool, air-conditioning, built-in wardrobes, kitchen and landscaping, while the furniture package is optional. The wider master plan promises a more ambitious shared environment, including a clubhouse, fitness and work spaces, jogging routes, landscaped common areas, security and access-control systems, plus additional service and leisure functions. Because Grand Avenue is still being developed in stages, planned amenities should not automatically be treated as operating amenities. A buyer who cares about a particular clubhouse, restaurant, medical function or EV facility should ask for the opening status and location within the master plan at the time of reservation.
The most useful way to shortlist within Botanica Grand Avenue is to work backwards from how the house will be used. A three-bedroom A2-B is already a large private home, but it has a very different operating footprint from the huge A1 residences. C1 can make sense for a buyer who wants four bedrooms and a more contemporary two-storey layout, while the larger A1 and B designs suit households that deliberately want extra entertaining, family or staff space. Once the zone is chosen, the due-diligence list becomes specific: confirm that plot's availability, the contractual handover date, the exact land document, and the ownership or lease structure for the buyer's nationality. Those points matter more than a generic claim about prestige. If they check out, Grand Avenue offers a combination that is increasingly hard to find around Bang Tao: substantial private land, a pool villa format and access to Choeng Thale's established lifestyle infrastructure without moving into a high-density condominium.

Ownership format
For a foreign buyer, the published route is a registered 30-year land lease; project terms reserve land freehold for Thai buyers and Thai companies. Rights to the building and the land contract for the selected villa need separate legal verification.
Home types & sizes
The clearest entry-level format in the current material. The January 2026 list shows 566–567 sqm plots, 382 sqm total built-up area with 215 sqm separately labelled as internal area, and a 3.5 x 10 m pool; several 566 sqm plots were priced at THB 44.505M. It is still a substantial private home rather than a compact resort villa.
A two-storey C1 format with a more contemporary layout. The current price list repeatedly shows 459 sqm plots and 406 sqm total built-up area, with 279 sqm separately labelled as internal area and a 3.85 x 12.25 m pool. Several plots are listed at THB 47.8497M. Botanica's live C1 page gives a wider 406.95–684 sqm villa-area range for the zone.
One of the more restrained A1 formats. The current table includes villa A28 at 435 sqm and THB 58.14M and A09 at 437 sqm and THB 68.0908M. The spread is a reminder that the plot itself, not only the house type, affects the asking price.
A single-storey Zone B option for buyers who prefer to keep daily living on one level. The January list shows B10 on an 804 sqm plot, with 516 sqm total built-up, 264 sqm separately labelled as internal area, a 4 x 13.2 m pool and a THB 67.2695M price. Those are plot-specific figures, not a blanket specification for every SA home.
The largest clearly documented A1 family in the current price list, with five bedrooms, staff accommodation and a home theatre. A34–A35 are 1,715 sqm built-up, while A14 reaches 1,870 sqm; listed prices run from about THB 231.549M to THB 254.937M. Its operating footprint is in a different league from A2 or C1.
