That can be genuinely useful for an owner who values hospitality support or plans to place the home into managed rental, but the economic value depends on the exact benefits, charges and usage rules written into the current package.

Made-to-order delivery

A build-to-order model changes the risk discussion. Public portals do not agree on one completion year, while FazWaz describes approximately 18–24 months from commencement. The relevant protection is therefore the individual build contract: start conditions, milestones, specification, handover date, extensions and delay remedies. Banyan Group's 2025 annual report explicitly identifies Yara Residences at Banyan Tree Phuket as the project formerly known as Banyan Tree Grand Residences Lagoon Pool Villas. The developer's current residence page also uses Banyan Tree Lake Residences Yara. Taken together, the primary sources point to one residential product rather than three separate estates. That gives older material a legitimate role in understanding the design and launch concept, while keeping today's availability, payment terms and completion expectations anchored to current evidence rather than inherited from a stale brochure.

This is not a high-volume villa compound. Multiple current project databases converge on 12 residences across an approximately 11,500 sqm project site. Banyan Group's launch material described three-, four- and five-bedroom homes with generous open-plan living areas, large terraces, an infinity pool and jacuzzi. FazWaz places the built-up area across the range at roughly 414–938 sqm and the corresponding land plots at 562–1,454 sqm. Those differences are large enough to change how the home functions: a 414 sqm three-bedroom residence and a 938 sqm five-bedroom house are not simply two sizes of the same holiday villa. Plot position, lagoon aspect, outdoor space, privacy and the operational burden of maintaining a very large house should all be compared alongside the bedroom count.

The setting is one of Yara's clearest differentiators. Banyan Group launched the lagoon villas inside the gated Banyan Tree Grand Residences estate, overlooking a lagoon and the Banyan Tree Phuket resort, within Laguna Phuket in Choeng Thale. Bang Tao Beach is close, but Yara should not be confused with Banyan Tree's separate absolute-beachfront residential products. Its identity is lagoon-side and resort-integrated rather than a row of villas sitting directly on the sand. In practical terms, the buyer is choosing a home inside an established hospitality ecosystem with golf, restaurants, spa and resort services around it. Access and owner privileges can be valuable, but the exact package, expiry dates and fees should be checked against the current owner agreement instead of being inferred from the location alone.

Open-market pricing currently starts at a level that puts the project firmly in Phuket's ultra-high-budget segment. On 25 August 2026, FazWaz displayed three sale listings: THB 96.8 million for a 414 sqm three-bedroom villa, THB 145.4 million for a 604 sqm four-bedroom villa and THB 201.7 million for a 938 sqm five-bedroom villa. These are useful market anchors, not a promise that the developer will sell every remaining residence at those figures or on identical terms. Banyan Group's annual report adds useful sales history: it recorded one Yara residence sold in 2025 and eight in 2024. That confirms market activity, but it does not justify subtracting those sales from the published unit count to declare today's remaining stock. The live villa number and offer sheet still need direct confirmation.

Delivery timing needs more care than a conventional project page suggests. FazWaz presently describes the homes as made to order, with an 18-month headline and a broader narrative of about 18–24 months from commencement. DDproperty lists 2026 as the completion year, several current broker pages specify Q4 2026, while PropertyScout shows 2028. These dates can coexist in a build-to-order collection if different plots began at different times or if portals are carrying different revisions. For a buyer, the decisive information is therefore not a generic project completion badge. It is the selected residence's construction start, milestone definition, specification, contractual handover date, permitted extensions and remedies for delay. A universal completion year has deliberately been left out of the registry record until that lot-level evidence is available.

Tenure also requires a villa-specific reading of Thai law. A foreign individual does not normally acquire the land underneath a Thai villa in their own name. The government information portal describes the general restrictions on foreign land ownership, while Yara project sources point foreign buyers toward a registered long-term land lease. The registered initial lease term is up to 30 years. Any further periods commonly marketed as two additional 30-year terms depend on contractual renewal mechanics and should not be presented as if 90 years were already registered on day one. The building may be owned separately from the land interest. This is why a portal's generic freehold label is not enough: the buyer needs to inspect the land title, the lessor, the lease registration, renewal language, succession provisions and the ownership evidence for the structure.

The Banyan affiliation is more than a name on the gate, although the benefit package is not static. Banyan Group's current owner-benefits material connects owners with the Sanctuary Club and, in Laguna Phuket, with The Laguna Advantage. The present programme describes first-year property management and insurance, Laguna Phuket Golf Club membership subject to terms, and selected education and healthcare benefits. Banyan Living provides a route into branded rental management. The original Yara launch also referred to 24-hour concierge, property maintenance and rental services. Those services can reduce the day-to-day burden of owning a large Phuket villa, but they create their own due-diligence questions: which services are included, which are chargeable, what the common-area and management fees are, and how long each privilege continues.

There is a meaningful product distinction within Yara itself. At launch, Banyan Group described the three-bedroom residences as homes managed as part of the flagship Banyan Tree Phuket resort, with both investment and lifestyle use in mind. The larger four- and five-bedroom villas were described as private residences aimed at primary or secondary-home use. A buyer should not assume that those categories share the same occupancy rules, furniture obligations, rental programme or owner-use flexibility. Banyan Group's current owner information also sets rules around branded rental management, especially for short stays. Before choosing a three-bedroom villa for income or mixed personal use, the current management agreement matters just as much as the floor plan. The operating structure should be obtained in writing for the particular residence.

The clearest case for Yara is a buyer who wants scale, privacy and hospitality infrastructure in one transaction. Twelve residences, very large built-up areas, private pools and a lagoon setting inside Laguna Phuket create a proposition that is difficult to replicate with a detached villa in an unrelated local estate. The trade-off is complexity. The absolute entry price is high; the land interest for a foreign purchaser is contract-led rather than simple personal land freehold; construction timing is lot-specific; and some of the value depends on services and benefits governed by operator terms. A purchaser seeking immediate turnkey certainty, direct foreign ownership of Thai land or the lowest possible ownership overhead is unlikely to find Yara simple. A purchaser comfortable reviewing the lease, build contract and management package together may find the integrated setup much more coherent.

The payment structure reinforces the fact that Yara is not a simple ready-home purchase. FazWaz currently shows a THB 100,000 reservation, 20% on contract signing and further 20% instalments linked to construction progress at 25%, 40%, 75% and completion. Milestone-linked payments can align cash outflow with physical progress, but only when the contract defines how each stage is certified and what happens if work pauses. Banyan Group's launch material also advertised a deferred option of up to five years, while FazWaz now shows a separate post-construction plan. That does not establish that every available plot qualifies for both structures. The exact offer, selected villa and signed schedule have to match.

A project area of roughly 11,500 sqm combined with only 12 homes provides useful scale, but it should not be turned into an invented average plot size. The published land range is 562–1,454 sqm, already wide enough to show that the residences do not sit on interchangeable parcels. Garden depth, vehicle approach, distance to neighbours, pool position and lagoon outlook can vary materially. For that reason, the master plan carries more decision value than a density slogan. A buyer should place the exact plot boundary next to the villa plan and understand how the building sits on the land. Two houses with the same built-up area can deliver very different levels of privacy and usable outdoor space.

The public area figures also need to be read with care. The 414, 604 and 938 sqm numbers are published as built-up or living areas, not as independently verified net internal floor area. That distinction is particularly important in a tropical villa designed around terraces, pool decks and semi-open living. A competing villa may quote area under a different convention, making a simple square-metre comparison misleading. Yara's published figures remain useful for comparing the three types with each other, but a buyer who wants a true room-by-room comparison should request an architectural area schedule. Until then, this dossier does not convert or recalculate the published numbers into a smaller 'net' figure.

Fit-out scope is another item that should be tied to the individual residence rather than inferred from the renderings. The original product concept separated hotel-managed three-bedroom homes from larger private residences, and brokerage material describes different furnishing approaches for those categories. A fully dressed marketing interior does not prove that loose furniture, artwork, decorative items or every appliance is included in the purchase price. At this budget, the contractual specification should list built-in cabinetry, kitchen equipment, sanitaryware, lighting, landscaping and pool equipment in detail. The difference between a finished shell, a fitted villa and a genuinely turnkey home can represent a meaningful amount of post-handover work.

Banyan's operating infrastructure is especially relevant because these are large houses. Pools, tropical gardens, external surfaces and building systems continue to require attention when the owner is away from Phuket. Banyan Group's current owner material describes pool cleaning, gardening, pest control, preventative maintenance and estate services, and it confirms that owners contribute to common-area costs and a special fund. It does not publish a stable Yara-specific fee schedule on the pages reviewed for this dossier. The service platform is therefore real, but its cost is not established here. A sensible ownership comparison needs the current annual fee sheet plus the prices of optional services rather than assuming branded maintenance is bundled indefinitely.

Rental potential should be separated from rental promises. Banyan Living provides a branded management channel and Yara's launch material explicitly gave the three-bedroom residences an investment-and-lifestyle role. None of the sources used here supports a guaranteed yield, occupancy level or payback period for Yara. The current owner material also indicates that branded short-stay management can come with operating rules that affect how an owner lets the residence. An income-focused buyer should obtain the current management agreement, commission structure, expense allocation, owner-use allowance, booking mechanics and termination terms first. A financial model can then be built from those inputs; projecting a return before them would turn marketing language into an unsupported number.

Ownership format

Foreign buyers do not normally own Thai land directly. For a non-Thai buyer at Yara, the practical structure is a registered long-term land lease with an initial term of up to 30 years and any extensions governed by contract; the building may be held separately. A freehold tag on a marketplace listing should not be read as foreign freehold ownership of the land.
