The current official material places Varuna directly on Bang Tao Beach within Laguna Phuket rather than merely somewhere in the Bang Tao area. That makes the site itself a central part of the product: west-facing sea exposure and immediate beach position are not features that can be recreated later by upgrading finishes in a more inland development.

The July 2026 configuration contains eight four-bedroom townhomes. At that scale the project behaves more like a tiny residential enclave than a conventional resort condominium, so privacy comes not only from the internal plan but from the very small number of neighbouring homes.

Varuna comes with obvious constraints: a very high entry price, made-to-order construction and a land structure that prevents direct foreign ownership of the underlying plot. Buyers who accept those conditions can focus their due diligence on the individual house, land lease, title, build specification and milestone schedule instead of relying on lifestyle marketing or assumed returns.

Banyan Tree Beach Residences Varuna is a very small collection of homes directly on Bang Tao Beach inside Laguna Phuket. The most useful way to understand it is by its current physical format rather than by the word “residences”: Banyan Group’s July 2026 release describes eight four-bedroom townhomes, each arranged across four levels and topped by a private infinity pool and terrace. It is therefore neither a high-density condominium nor a detached villa sitting by itself behind a wall. Varuna occupies a middle ground — a large family home with genuine beach frontage, but plugged into the security, services and resort infrastructure of Laguna Phuket. That combination will make sense to buyers who want the privacy and scale of a house without having to build a separate operating ecosystem around it.
The project history matters because a substantial amount of older information is still live online. Before July 2026, official and agency material described Varuna as a ten-residence scheme with three-bedroom triplex homes of roughly 292 sqm and four-bedroom penthouses of about 880 sqm. Banyan Group’s official announcement on 21 July 2026 presents a different product: eight four-bedroom, four-level townhomes. Laguna Phuket’s current property page repeats that eight-home format, and fresh FazWaz listings now show the same project count together with new four-bedroom townhouse stock. For a buyer, the sensible approach is not to merge the two data sets. The triplex and penthouse specifications belong to an earlier configuration; the July 2026 release is the current reference point for unit count, product type and layout.

The new homes use vertical separation to create privacy. Banyan Group says a private lift connects the floors, the principal suite occupies an entire level, and the main living and dining spaces sit higher in the building behind full-height glazing facing the Andaman Sea. A private garden terrace is provided at the lower level, while the rooftop is reserved for an infinity pool and broad outdoor terrace facing west. This layout can work especially well for a family or for owners who host guests because sleeping, entertaining and owner-only spaces are not forced onto one floor. The trade-off is equally clear: this is still a four-level house. The lift makes circulation far easier, but the daily experience is more vertical than in a conventional single-storey pool villa.
As of 25 August 2026, current FazWaz inventory shows four-bedroom homes with 541 sqm and 626 sqm of indoor area. The lowest available asking price is THB 129.9 million, while the larger 626 sqm version is listed at THB 146.4 million. The same current listings record 4.5 bathrooms, a private pool, private lift, garden, terrace, covered parking and two parking spaces. They also give plot sizes of 213 sqm for the 541 sqm home and 239 sqm for the 626 sqm home. We are keeping those figures exactly as published rather than estimating gross built area from the floor count or adding terraces and pool areas ourselves. For a purchase decision, the individual house number and architectural plan still need to be checked because a project-level listing cannot prove that every home is identical.
Timing should now be understood as a made-to-order build rather than a single fixed completion date for the whole development. Fresh listings for the current eight-home release state approximately 24 months from purchase. Older pages still show calendar dates ranging from late 2026 to 2028, but those pages also describe the superseded ten-residence triplex-and-penthouse format, so their handover dates should not be carried into the current product. This makes Varuna unsuitable for a buyer who needs immediate occupation. The contract needs to do the heavy lifting: start date, construction milestones, permitted delays, inspection procedure and handover should all be explicit. The payment structure is milestone-based as well, which gives progress verification a practical role rather than making the transaction depend on a single marketing completion date.
Ownership also needs to be read as a house-and-land structure, not as foreign quota condominium freehold. A foreign individual generally cannot own Thai land directly. Current listings for the new townhomes separate the two interests: the townhouse structure is shown as freehold while the land is shown as leasehold. That is a workable structure in principle, but the public listing is not enough to establish the legal quality of a particular purchase. A buyer should see the land title, identify the lessor, confirm the registered lease term, review renewal and succession clauses, and understand how the building ownership, land lease and Laguna community rules interact. The Thailand government’s own public guidance also notes the general restriction on foreign land ownership and the use of long-term leases, so this is not a minor technical detail to leave until signing day.
Part of the value proposition is the operating environment that comes with a Banyan Tree-branded home inside Laguna Phuket. Banyan Group’s July 2026 release confirms The Sanctuary Club owner programme, complimentary RAVA Beach Club membership, Laguna Golf membership, 24-hour concierge and professional property management. Owners are also enrolled in Banyan Living, the group’s rental-management platform for property care, guest services and rental distribution. This can be genuinely useful for an owner who spends only part of the year in Phuket, because the home does not have to be managed as a completely standalone asset. It should not, however, be confused with a guaranteed-return product. The current public sources reviewed for this dossier do not establish a fixed rental yield, and no return assumption is used here.
Location is one of the least ambiguous parts of the project. The current official release places Varuna directly on Bang Tao Beach inside Laguna Phuket, with the homes facing west toward the Andaman Sea. That gives residents a beachfront setting while keeping them inside an established resort with golf, spas, restaurants and the new RAVA Beach Club. Road-based sources put Phuket International Airport at roughly 27 to 30 minutes in normal traffic, although actual journey time can vary significantly. The resort can cover many leisure and service needs internally, but a car remains useful for schools, larger supermarkets, the wider Choeng Thale dining scene and trips elsewhere on the island. In other words, Varuna offers a managed resort address, not an urban walk-everywhere lifestyle.
The right buyer for Varuna is therefore quite specific. The price starts around THB 130 million, the house is exceptionally large, the plan is spread over four levels, and a foreign purchaser has to be comfortable with a building-ownership and land-lease structure. In return, the owner gets very low residential density, direct beach frontage, a rooftop pool, a private lift and a service network that would be difficult to replicate around an isolated standalone house. Buyers seeking immediate move-in, direct foreign ownership of land, a small lock-up-and-leave apartment or a low-ticket rental investment should probably look elsewhere. Buyers prioritising a substantial private home on Bang Tao Beach, strong on-site service and the ability to delegate management have a much clearer reason to put Varuna on a shortlist and proceed to house-by-house legal and technical due diligence.

Ownership format
A foreign buyer may own the townhouse structure, but the land beneath it cannot be owned directly by a foreign individual. Current project listings show freehold ownership of the building with leasehold land; the lease term, renewal clauses, lessor and title documents for the selected home should be verified before purchase.

A four-level home in the current eight-townhouse release. The listing records a 213 sqm plot, private pool, lift, garden, terrace, covered parking and two parking spaces. The official project concept adds a dedicated principal-suite level, an upper sea-facing living area and a rooftop pool terrace. No gross area is estimated here because the source specifically states 541 sqm of indoor area.
The larger current plan, listed on 30 July 2026 and updated in August. It is recorded with a 239 sqm plot, four storeys, private pool, lift, garden, terrace, covered parking and two parking spaces. This is direct evidence that the new Varuna release is being sold as a four-bedroom townhouse rather than the old 880 sqm penthouse product. The individual architectural plan and full specification should still be checked before reservation.
