About the project

Pirak Villa Cherngtalay is the villa component of the broader Pirak Cherngtalay development in Choeng Thale on Phuket's west side. Pirak Property is building two distinct products on the same site: a 168-unit condominium and a small collection of private pool villas. They should be treated as separate projects in a property register. The shorthand Pirak Cherngtalay may refer to the overall development, but this dossier covers Pirak Villa Cherngtalay only. The project sits in Choeng Thale subdistrict, Thalang district, Phuket province, with the mapped location on Phuket Rural Road 4018 and a dedicated Google Maps object for Pirak Villa Cherngtalay.

The scale is deliberately small for the area. Major project databases consistently describe 12 villas on roughly 11,200 sqm of project land. That changes what a buyer is paying for. This is not a resort compound whose value depends on a large clubhouse or a long list of shared amenities; most of the usable lifestyle space sits inside each private plot. Security, CCTV and organised parking are documented at project level, while the pool, garden and much of the leisure space are private. A family planning to live here may prefer that arrangement because more of the area belongs to the home itself. A buyer who expects restaurants, a communal resort pool, co-working space or hotel-style services inside the gates should view Pirak Villa as a private residential estate rather than a serviced resort product.

There are two very different size bands. Type D is the smaller house in the current public inventory: about 483.48 sqm of indoor area on roughly 402 sqm of land, marketed with three main bedrooms, five bathrooms and two parking spaces. Types A, B and C are much larger, with public listings around 790–811 sqm of indoor area on plots generally in the mid-700 sqm range. Those larger homes are shown with private pools of about 97 sqm, three parking spaces and, in current listings, a private lift. In practical terms these are not minor layout variations. Type D behaves like a large family villa; A–C are closer to estate-scale residences with additional multipurpose and staff rooms. Running costs, staffing needs and maintenance exposure can therefore differ more than the headline bedroom count suggests.

Bedroom labels are one of the areas where the public data needs interpretation rather than blind copying. The current project page classifies A, B and C as four-bedroom, seven-bathroom villas and Type D as a three-bedroom option. Older or mirrored listings sometimes call the same larger homes five- or seven-bedroom properties because they count a multipurpose room and staff rooms differently. The smaller D layout is subject to the same issue: one description treats three rooms as the principal bedrooms and lists a multipurpose room and a maid's room separately, while another portal converts that combination into a five-bedroom headline. For a buyer, this is not merely a naming problem. The signed floor plan should show which rooms are designed and approved as bedrooms, where the staff accommodation sits and exactly which spaces are included in the stated internal area.

The location is comparatively easy to understand. Pirak sits in the northern part of Choeng Thale between the Laguna/Layan corridor and the established Bang Tao lifestyle zone. The developer brochure states approximately 0.8 km to Laguna Golf Phuket, 1.1 km to Layan Beach, 2.3 km to Bang Tao Beach and 2.7 km to Boat Avenue and Porto de Phuket, with Phuket International Airport listed at 9.7 km. Property portals measure the beach distance differently, showing Layan at about 1.3 km as a landmark distance or roughly 2.1 km by road. That is a methodology difference rather than an address conflict. In day-to-day terms, the estate is close to Layan and the northern end of Choeng Thale, while dining, supermarkets and the main Boat Avenue cluster are a short drive rather than something directly outside the gate.

The completion date deserves a range rather than false precision. Pirak Property says construction at Pirak Cherngtalay started in 2024 and gives an anticipated completion window of late 2026 to mid-2027 for both the villa and condominium components. FazWaz and several related databases show December 2026. For that reason the registry uses 2026–2027 and an under-construction status instead of promising a December handover for every villa. The buyer should focus on the selected house's actual stage: foundations, structural frame, MEP work, finishes and contractual transfer date. This matters because the published payment plan is milestone-based, so a home that is already well advanced may not follow the same timing as a unit reserved near the start of construction.

The developer is more traceable than many small Phuket villa brands. Pirak Property identifies Pirak Cherngtalay as a current development, while Thailand's Smart EIA Plus database contains an IEE record for Pirak Cherngtalay Luxury Pool Villa in Choeng Thale naming Pirak Property Company Limited as the project owner. The government owner profile gives juristic-person number 0835557005580 and a registration date of 12 May 2014. That does not amount to an endorsement of construction quality and does not replace permit checks for a specific villa, but it creates a useful chain between the commercial brand, a Thai legal entity and a government-recorded project. The IEE page itself carries an older status snapshot and no approval-letter number, so it should not be used as proof of the present construction stage.

Land ownership requires separate legal work because this is a villa purchase. As a general rule, a foreign individual cannot simply take freehold title to Thai land, apart from narrow statutory exceptions. Villa transactions therefore often separate the land right from ownership or rights in the building, commonly using a registered land lease where appropriate. Individual Pirak listings show different labels for building ownership and one older Type A listing identifies a Chanote land title, but that is evidence about a particular listing rather than a project-wide ownership promise. Before paying a reservation deposit, a foreign buyer should see the title deed for the selected plot, the registered landowner, the proposed lease if one is used, and the documents that establish the buyer's rights in the structure itself.

The published payment schedule is straightforward in percentage terms but still needs contractual detail. Public project information shows a THB 500,000 reservation deposit, 30% on signing the sale and purchase agreement within 15 days, 30% after completion of the foundations, another 30% when the main structure is complete and the final 10% at transfer, with the reservation deposit deducted from that last payment. Linking major instalments to visible construction milestones is useful, but the portal schedule does not tell the buyer what document certifies each milestone, whether an independent snagging or inspection right exists, or what remedies apply if delivery slips. Those clauses matter when most of the price is paid before final registration.

The current lower asking-price anchor is about THB 39.99 million for the smaller Type D. Larger A–C homes appear in fresh listings from the mid-THB 60 millions to roughly THB 69 million. These are market asking prices, not a guaranteed developer price for every available villa, and inventory can move as construction progresses. FazWaz also currently states a common-area management fee of THB 50 per sqm of indoor area per month and a fixed sinking-fund contribution of THB 500,000. On a villa approaching 800 sqm, a fee calculated on internal area becomes a meaningful recurring cost. The buyer should therefore confirm both the rate and the calculation base in the contract, together with what the estate actually provides for that fee.

The architecture is built around genuinely large two-storey volumes rather than simply adding bedrooms. Developer materials show double-height spaces and full-height glazing, while listings for the larger types document private lifts, western kitchens, wet bars, terraces, outdoor salas, staff quarters and large pools. The brochure describes the private pool with separate adult and children's zones. Those features make most sense for an owner who will use the house as a multi-zone family residence, entertain guests or maintain live-in staff. The other side of that scale is operational: cooling, cleaning, pool care, landscaping and eventual repair costs for an 800 sqm house are materially different from those of a conventional three- or four-bedroom Phuket villa.

Pirak Villa Cherngtalay is therefore best evaluated as a specific large-home product in Choeng Thale, not as a generic investment proposition. The surrounding location has obvious practical demand drivers—Layan, Bang Tao, Laguna, shopping and the established northwest Phuket residential ecosystem—but the verified project materials do not provide a guaranteed rental return, and this dossier does not invent one. An investment buyer would still need evidence on achievable rents for comparable villas, management costs, vacancy, maintenance and resale liquidity. An owner-occupier has a different decision: whether the scale, plot, layout and construction stage of a particular house suit the way they intend to live. The public record is detailed enough to shortlist the project, but the final purchase decision should rest on the selected villa's contract, title documents and construction verification rather than on the development brochure alone.
