More than compact condos

The unit mix stretches from studios to duplex apartments above 100 sqm. That gives the project a broader audience than a typical holiday-condo launch, including buyers who need enough space for longer stays or family use.

Amenities with real depth

Five pool formats, sports facilities, thermal rooms, workspaces and pet-oriented areas make the common facilities a genuine part of the living proposition. The value is strongest for residents who will actually use the development day to day.

Visible construction progress

The July 2026 update records completed piling, completed substructure for Buildings A and C and 30% overall structural progress. That gives buyers a concrete construction reference point, although the 2027 delivery target still needs to be read against the purchase contract.

Bang Tao, not beachfront

The site sits inside the Choeng Thale–Bang Tao lifestyle area rather than directly on the sand. It is a practical location for shops, dining and daily services, but buyers who require walk-out beach access should not mistake the district name for a beachfront position.

About the project

Siamese Bangtao is marketed as one condominium development, but the legal and permitting structure is split into two documented parts. Siamese Bangtao I corresponds to Building C, while Siamese Bangtao II covers Buildings A and B. The Thai environmental approval documents list 137 residential units in the first part and 135 in the second, giving the 272-unit total used across the main project profiles. That distinction matters at purchase stage. A buyer should know exactly which building and legal part the chosen apartment sits in, because the paperwork and construction status are attached to that specific portion of the site. For the public-facing product, however, the developer presents both parts as one shared community with one master plan and one facility concept, so treating them as unrelated projects would be misleading.

The development is deliberately low-rise: three seven-storey buildings on a site of roughly 3.89 rai, or about 6,400 square metres. What makes the scheme unusual is the breadth of its unit mix rather than sheer height or unit count. It moves from compact studios to apartments above 100 square metres, which creates a wider range of use cases than a typical holiday-condo launch. A small unit can work as a Phuket base or a rental-oriented purchase, while the larger two-bedroom and duplex homes are more realistic for extended stays and everyday living. This is also why the building and orientation matter. Two units with the same bedroom count can feel very different depending on their width, view, floor and relationship to the pools and shared spaces.

The address is on Soi Koktanod 3 in Choeng Thale, within the broader Bang Tao–Laguna residential belt rather than directly on the beachfront. That positioning needs to be understood clearly. This is not a step-out-to-the-sand property, and most owners will use a car, taxi or other transport for beach trips. The trade-off is access to the part of north-west Phuket where everyday services and leisure have become concentrated: Boat Avenue, Porto de Phuket, supermarkets, restaurants, sports facilities and family services are all part of the same local ecosystem. For a resident spending months on the island, that can be more useful than an isolated resort address. For a buyer whose definition of Bang Tao is specifically a walkable beachfront home, it may be the wrong product.

The published floor-plan ranges are broad: studios at about 30–45.5 sqm, one-bedroom apartments at 44.75–57 sqm, two-bedroom homes at 61–90.75 sqm and duplexes at 84.75–106.25 sqm. The overlap between categories is worth noticing. A large studio can sit close in size to a compact one-bedroom, so the room label should not replace a proper plan review. Window placement, balcony depth, kitchen position, usable wall lengths and circulation can matter more than an extra few square metres. Duplex buyers should be particularly selective. The double-height idea is attractive, but stairs consume space and may not suit every household. A 90 sqm duplex and a 90 sqm single-level two-bedroom are not equivalent products in daily use.

The common facilities are one of the project's defining features. The plan includes five pool formats, covering a main pool, rooftop pool, shallow pool, lap pool and children's pool. The sports package adds a gym, jogging track, golf simulator and padel court, while the wellness side includes sauna, steam room, onsen and an ice bath. There are also work-oriented spaces such as co-working, meeting rooms and a podcast studio, plus an outdoor cinema, food and beverage spaces and pet-friendly areas. This breadth makes more sense for an owner who expects to spend real time in the development than for someone who only needs a lock-up-and-leave room. It also means the operating budget matters: a large amenity programme has to be maintained, so common-area charges should be treated as part of the ownership cost, not an afterthought.

Construction is active rather than merely announced. The official July 2026 update states that the environmental assessment and construction permits have been approved, piling is complete, substructure work is complete for Buildings A and C, and overall structural progress has reached 30%. That is useful because it gives a buyer observable milestones rather than a generic 'under construction' label. It does not remove off-plan risk. Major property platforms currently point to June 2027 or Q2 2027 as the expected completion window, but the contractual delivery date and remedies for delay are what matter in a purchase. Anyone buying now should compare the contract schedule with the live construction update instead of relying on an old brochure timeline.

For foreign buyers, the central legal question is quota availability. Thai condominium rules allow foreign freehold ownership up to 49% of the aggregate unit area in a registered condominium. Current Siamese Bangtao listings show both foreign-quota and leasehold stock, so a generic project label such as 'freehold' is not enough to establish what a specific apartment can be sold as. The buyer needs the tenure for the exact unit, confirmation that foreign quota remains available if freehold is required, and the correct fund-transfer documentation for registration. If the desired unit is only offered on leasehold terms, that should be evaluated as a different legal and financial product rather than treated as a substitute with the same rights.

Pricing is the other area where old launch information can create false expectations. As of 17 August 2026, DDproperty displays a market range starting at THB 3.6M, while FazWaz shows current project stock from THB 4.1M. Older promotional and inventory pages still circulate figures around THB 2.89M–3.42M, but those are historical anchors and should not be assumed to represent live availability. The published payment structure used a THB 100,000 reservation, 30% on the sale and purchase agreement, 15% at foundation completion, another 15% at structural completion and 40% on handover. Because the build has already moved past the foundation stage, a new buyer should request the current schedule for the selected unit. Published operating-cost references also show a common-area fee around THB 65 per sqm per month and a sinking fund around THB 700 per sqm; both should be reconfirmed in the current contract pack.

Ownership format

A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota; leasehold units are also marketed in this project. The exact tenure and remaining foreign quota must be confirmed for the selected unit.

30–45.5 sqm

The entry format, but not a single standard size. Smaller studios work as straightforward Phuket bases, while the largest examples approach one-bedroom territory in floor area. The plan matters more than the label here: check room width, storage, kitchen usability and how much of the stated area is taken by circulation or balcony space.

44.75–57 sqm

The most flexible format for a single resident or a couple. Units at the lower end remain compact, while homes around 55–57 sqm allow a more comfortable dining area, storage and longer-term living. Layout geometry and orientation can differ significantly between buildings even when the bedroom count is the same.

2 bedrooms
61–90.75 sqm

This range moves into genuine family or shared-living territory. A 61 sqm two-bedroom and a 90 sqm two-bedroom are fundamentally different homes, so price alone is a poor comparison. Check the second bedroom size, bathroom count, common living area, balcony and storage before deciding which plan actually fits the intended use.

Duplex
84.75–106.25 sqm

The largest and most visually distinctive format in the project. A duplex can separate living functions across two levels, but the staircase also consumes usable area and changes day-to-day practicality. Compare it directly with a single-level two-bedroom of similar size rather than choosing the duplex simply for the dramatic volume.
