About the project

Aileen Residence Lagoon is an under-construction residential community by Trinity Property in Choeng Thale, on Phuket’s north-west side. Its useful distinction is the product mix: it is not simply a villa estate. The masterplan combines compact two-storey townhouses with detached private-pool villas, giving buyers two very different ways to enter the same project. Most established project databases list 63 residences and several sources break that down into 48 townhouses and 15 villas. A few newer inventory catalogues show 58 units instead, so the 63-home figure should be treated as the best-supported project total rather than an unquestioned number. For a buyer, the practical split matters more than the label. The townhouses carry the lower entry price and still provide three bedrooms and outdoor space, while the villas move into a much higher budget in exchange for larger plots, private pools and greater separation from neighbours. Construction is active, so the development still carries normal off-plan delivery and contract risk.

The location is best understood as the Layan–Laguna side of Choeng Thale rather than a beachfront scheme. Public databases place the project around Baan Layan Road, with Villoft Zen Living Resort and Spa used as a mapping reference. That is sufficient to locate the area, but the final gate and plot position should still be matched to the sale documents for a selected home. Published beach distances are inconsistent: different sources cite roughly 1.5 km to Laguna Beach, about 2.7 km to Layan Beach and around 3.5 km to Bang Tao Beach. Those figures may be measuring different destinations from different points within the development, so a single headline distance would create false precision. What is consistent is the wider setting: this is an inland residential pocket with road access to Layan, Bang Tao, Laguna Phuket, Boat Avenue and Porto de Phuket. Daily life here is car- or taxi-oriented, which is worth recognising if walkability is an important part of the purchase decision.

The entry product is the three-bedroom townhouse. Current listings consistently show 159 sqm of internal area, three bathrooms and a two-storey layout. Plot sizes vary materially by unit, with published examples ranging from about 105 sqm to 222.2 sqm. Some listings include a small private pool, garden space and covered parking. This makes the townhouse more comparable with a compact family house than with a three-bedroom condominium, even if both happen to share a similar internal floor area. The key checks are therefore not only price per square metre but the usable outdoor area, shared-wall arrangement, parking, orientation and how much privacy each specific plot retains. The lowest published inventory we found starts at about THB 10.15M, while the larger portals currently show many townhouses around THB 11.85M and above. That spread is a reminder that one advertised 'starting price' does not describe the whole release; unit number, plot, sales phase and the active price list all matter.

Detached pool villas form the second product tier. Published stock includes three- and four-bedroom homes. Three-bedroom villas appear around 210 sqm in current listings, while four-bedroom homes range roughly from 260 to 350 sqm. Plot sizes are substantially larger than the townhouse plots, with examples from roughly 262 sqm to more than 560 sqm. The villa listings generally show private pools, private gardens and parking; several describe single-storey layouts that connect the main living area directly to the pool terrace. Pricing also steps up sharply. Three-bedroom villa inventory is advertised from about THB 18.5M, while four-bedroom examples start around THB 24M and extend to approximately THB 29.5M in the current public set. The premium is therefore paying for more than extra internal area: buyers are buying a separate plot, more outdoor space and a more private layout. Because plot geometry varies, the project summary is not enough to compare two villas that share the same bedroom count.

Aileen Residence Lagoon offers a broader communal package than many small Phuket villa projects. Repeated project descriptions include a shared swimming pool, gym, sauna, children’s club, meeting or co-working room, security and CCTV. Gated access and communal parking are also listed among the shared features. Those facilities create an ongoing ownership cost. Current published figures put the townhouse common-area charge at about THB 6,000 per month with a THB 70,000 one-off sinking fund, while the villa figures are about THB 8,500 per month and THB 100,000 respectively. These numbers are useful budgeting anchors, not a substitute for the management agreement. A buyer should see the actual fee schedule, what services it covers, how future increases are approved and who controls the common areas once the project is handed over. For a home intended for seasonal use, management rules can matter almost as much as the size of the pool because they determine how easy the property is to leave unattended.

The developer is Trinity Property Co., Ltd. Trinity Property Co., Ltd. is an active Thai company registered in Phuket on 10 October 2019 with residential real-estate activity. Property databases also connect Trinity with several earlier Aileen-branded villa developments, including completed phases around Nai Thon and newer projects elsewhere on the island. That operating history provides something tangible to review, but it should not be confused with due diligence on this particular project. For Aileen Residence Lagoon, three documents still matter independently: the land title, the legal entity signing the sale or lease agreement, and the bank account receiving buyer funds. If those names are not identical, the legal relationship between them should be documented rather than explained only by a salesperson. We did not find a developer-controlled primary website publishing the land title or a signed standard contract, so the corporate and contractual checks remain open items even though the developer identity itself is well supported.

The commonly published payment schedule begins with a THB 300,000 reservation, then 35% on contract signing within 30 days, followed by 20% after foundation works, 15% after the concrete structure, another 15% after walls and door frames, 10% after major finishes, doors and windows, and the final 5% at transfer or handover. Structuring payments around construction milestones is generally easier to monitor than paying most of the purchase price at the start. The complication is that another recent catalogue shows a different 30/40/30 structure, so the online schedule should not be copied into a financial plan without the unit-specific annex. The delivery date has the same problem. Public sources variously point to Q3 2027, Q4 2027 and Q1 2028. Rather than selecting the most attractive date, the safer description today is simply 'under construction'. The enforceable handover date, grace period and remedies for delay should come from the current contract for the selected unit.

For a foreign buyer, the central legal issue is the land rather than the house itself. Thai law generally restricts direct foreign land ownership, subject to narrow statutory exceptions. Listings for this project refer to building freehold and land lease structures, and some also mention Thai-company ownership. That last route is not a generic workaround and nominee arrangements should not be treated as an acceptable purchase strategy. In practical terms, the due-diligence file should separate title to the building from the right to occupy the land beneath it. If the transaction uses a registered long-term land lease, the buyer needs to understand the registered term, renewal wording, succession, early termination, transfer to a future buyer and any obligations imposed by the project rules. Aileen Residence Lagoon has a clear physical proposition — three- to four-bedroom homes, private outdoor space, communal amenities and access to the established Choeng Thale lifestyle corridor. Its case should stand on those facts, not on projected rental yields. The purchase decision becomes materially clearer once the exact plot, land documents, ownership structure and contractual delivery date are verified.

Foreign buyers generally cannot own Thai land directly except under narrow statutory exceptions, so the practical structure is usually a registered land lease; building title, lease term, renewals and transfer mechanics must be checked in the unit-specific contract.
