Why this project is worth a look
Large-format homes
HYTHE sits well outside the usual compact Phuket resort-condo format. Current sales material shows one-bedroom residences around 60 sqm, while larger three-bedroom, duplex and penthouse products move into house-like floor areas. That matters to buyers who want storage, a proper dining area, workspace and family living rather than a unit designed mainly for short holidays.
Low-rise character
Four six-storey buildings create a very different living environment from a single tower. With 276 residences, the project can support a substantial amenity programme without turning the homes themselves into high-rise living. For long stays and family use, that physical scale can be more relevant than simply buying the highest available floor.
Grand Avenue setting
HYTHE is inside Botanica Grand Avenue in Choeng Thale rather than standing alone on an isolated plot. That places it within the established Bang Tao–Laguna residential corridor and beside a larger Botanica master development. Buyers should still separate HYTHE-owned common property from Grand Avenue-wide facilities so they know which amenities are guaranteed and how they are paid for.
Foreign freehold option
The project offers foreign freehold within the statutory condominium quota as well as leasehold. The practical advantage is the possibility of registering the condominium title directly in the foreign buyer’s name, subject to quota availability. HYTHE’s material states a separate premium for foreign freehold, so tenure should be compared together with the actual unit price rather than treated as a footnote.
Visible construction data
Botanica publishes specific to the project construction progress rather than leaving buyers to rely on portal labels. The 22 July 2026 update reported 25.74% overall progress and detailed structural milestones. For an off-plan purchase, that gives buyers a tangible reference point for due diligence and for checking later payment milestones against physical progress.
About the project
HYTHE by Botanica is Botanica Luxury Phuket’s first condominium project, from a developer previously associated mainly with large pool-villa communities across Phuket. That background is visible in the product. HYTHE is not designed around tiny holiday units or a high-density tower model; the developer describes the concept as “vertical villas,” with unusually generous floor areas even at the one-bedroom level and a top end that moves into pool duplexes and very large penthouses. The project sits inside Botanica Grand Avenue in Choeng Thale, on the broader Bang Tao–Layan–Laguna side of the island. For a buyer, the positioning is fairly clear: this is not the cheapest route into the neighbourhood and not a compact rental-only condo. It is a low-rise residential product built around larger homes and a substantial shared amenity package.
The best-supported project configuration is 276 residences across four six-storey residential buildings. That figure is reported by Thailand’s Real Estate Information Center coverage and by a detailed Thai project review, while Botanica’s own price list is organised building by building as A, B, C and D. Some property portals still display conflicting counts such as 288 units, or effectively treat their own available stock as the project total. Those portal numbers do not fit the stronger project evidence. At 276 residences, HYTHE is large enough to justify a real clubhouse, pools and multiple shared spaces, but it still retains a low-rise physical scale rather than concentrating the entire community in one high-rise tower.

As of August 2026, the project is clearly still under construction. Botanica’s own construction-update page is the most useful current source: on 22 July 2026 it reported 25.74% overall progress, 100% completion of piling and footing/underground works, and 66.47% progress on structural works, while also showing EIA approval and a construction permit. This matters because several portal profiles still mark HYTHE as completed in December 2025. Those lifecycle labels are stale. The handover date is less settled. Different public sources refer to March 2027, 2028 and 2029, while the current construction page does not publish a reliable completion date that can safely be treated as definitive. A buyer today should therefore treat HYTHE as an active construction-stage purchase and make the contractual handover date, extension rights and delay remedies part of the legal review.
The apartment mix is one of HYTHE’s main differentiators, but it is also a reason to work at individual-unit level rather than from a generic type sheet. The current developer price list shows one-bedroom stock around 60 sqm, two-bedroom layouts at 88 or 90 sqm, and several three-bedroom formats including 127, 153, 190 and 223 sqm units. Pool duplexes appear in the current price list at 417 sqm. Penthouses occupy the upper floors and the price list includes 702, 709, 710 and 716 sqm examples. Separate layout pages inside the same developer brochure show some different areas, and the project website still gives an overall size range ending at 702 sqm. That is not necessarily a contradiction in the product itself—different releases and unit variants can change—but it means the contract pack must identify the exact unit area, layout, view, pool configuration and plan attachment rather than relying on a marketing category alone.
The amenity programme is much broader than the token pool-and-gym package found in smaller developments. HYTHE’s own materials refer to a central pool and lap pool, fitness facilities, sauna and steam areas, yoga space, relaxation zones, co-working, a library or reading area, a kids’ club, landscaped grounds, and walking or jogging areas. The clubhouse is intended to function as part of daily residential life rather than as a decorative reception room. There is also a wider set of facilities within Botanica Grand Avenue. Buyers should distinguish between HYTHE’s dedicated condominium common property and amenities belonging to the larger Grand Avenue community, because access rights, operating hours and cost allocation can differ even when everything appears on the same master development map.
The recurring cost structure is unusually easy to find in the sales material. Botanica’s brochure and FazWaz both state a common-area management fee of THB 65 per sqm per month and a one-off sinking fund contribution of THB 650 per sqm. Those numbers matter more here than in a conventional compact condo because the floor-area spread is enormous. The annual common-cost burden for a roughly 60-sqm one-bedroom residence is fundamentally different from that of a several-hundred-square-metre duplex or penthouse. Before signing, the buyer should confirm the chargeable area used by the condominium, whether private-pool maintenance is inside or outside the common fee, and whether any Grand Avenue-level services generate separate charges.
Ownership is another meaningful distinction. Botanica explicitly markets foreign freehold as an option, while also offering a 30-year leasehold structure. The legal framework for a registered Thai condominium remains the normal one: foreign freehold ownership is possible only while the building remains within the statutory foreign-ownership ceiling of 49% of aggregate saleable unit area. HYTHE’s sales material states a THB 10,000 per sqm premium for foreign freehold. That gives an overseas buyer a more straightforward legal structure than a landed villa, but the quota still needs to be checked for the exact residence being reserved. A lower-priced leasehold unit should not be compared on headline price alone; term, renewal language, assignment rights and resale mechanics all matter.
Pricing also needs to be read with context. Botanica’s own project page continues to state prices from THB 10.8M. FazWaz currently shows a project-level floor around THB 10.6M and a recently listed one-bedroom unit around THB 10.7M. Another large portal advertises inventory from THB 8M, but that same page contains stale completion data and does not make it easy to verify which specific current residence produces the lower headline figure. For that reason, THB 10.6M is a more defensible public market anchor than treating THB 8M as confirmed stock. The real comparison should be unit by unit: building, floor, view, tenure, area, furniture package, construction-payment balance and whether the sale is direct from the developer or an assignment can all move the effective purchase price.

Ownership format
Foreign buyers may hold a unit freehold within the condominium’s foreign quota; under Thai law, the aggregate floor area of foreign-owned units cannot exceed 49% of the total floor area of all units in the condominium. HYTHE’s sales materials state an additional THB 10,000 per sqm premium for foreign freehold. The project also offers a 30-year leasehold option. The remaining foreign quota for the selected unit should be confirmed before reservation.
Unit types & sizes
Even the entry product is large by Phuket resort-condo standards. The developer’s layout sheet shows a 59.52 sqm plan, while the current price list carries 60 sqm one-bedroom units. The format includes a separate bedroom, bathroom, pantry/kitchen zone, dining area and terrace rather than a studio-style layout.
Two-bedroom stock adds a proper second room for a child, guests or a home office while keeping a generous shared living area. Current price-list examples are 88 and 90 sqm, and the dedicated layout sheet shows 88.19 sqm. It is arguably the most flexible middle format for a couple staying long term or a small family.
HYTHE’s three-bedroom category covers very different products. Current price-list examples include 127, 153, 190 and 223 sqm residences. The bedroom count alone therefore tells you very little: two three-bedroom units can differ materially in living-room scale, terrace space, outlook and overall residential feel.
The duplex moves beyond a large apartment into a two-level home with family space, a terrace and a private pool. Current price-list inventory in Buildings A and D shows 417 sqm duplexes. A separate brochure layout sheet shows a different 363.23 sqm duplex, so the contract should identify the exact unit plan and area rather than rely on the generic duplex label.
The sixth-floor penthouses target buyers who want villa-scale space without owning a land plot. Developer material shows a private pool, large terrace, multiple living areas, four bedrooms, service space and a separate Thai kitchen. Current price-list examples include up to 716 sqm even though the project website still states an overall maximum of 702 sqm.
HYTHE’s public material contains more than one generation of unit areas and layout sheets. The cards above use concrete figures from the current developer price list together with dedicated layout pages, but the contract attachment for the selected unit should be treated as the controlling plan. This is particularly important for duplex and penthouse products, where public area figures differ.
