Current listings include Foreign Quota units, while a specific to the project leasehold contract is also public. The useful flexibility only exists if the selected unit’s quota position, transfer costs and legal structure are confirmed in writing.

Dominion Rawai is a compact condominium development in Rawai, on the southern side of Phuket, developed by Dominion House Co., Ltd. Current project databases consistently describe a five-storey building with 68 apartments. That identity check matters because one unrelated website uses the same name for a supposed 40-villa scheme by a different developer. Its facts do not match the official project map, apartment plans or the larger property platforms. This dossier therefore covers the 68-unit Dominion Rawai condominium only, with studios, one-bedroom and two-bedroom apartments. No separately documented phase or tower was found for this product.
The building sits close to the Rawai waterfront. Dominion’s own website links to coordinates 7.776374, 98.323946, while several international property databases give the street address as 61/7 Moo 6, Rawai, Mueang Phuket, Phuket 83130. Other listings identify the same point through Rawai Boutique Resort and Soi Rouyphad, and the current Google business card uses 2/9 Soi Wassana. Those labels are not perfectly reconciled, but they all describe the same small waterfront pocket. For that reason, the registry uses the most complete published address while the map circle is anchored to the developer’s own location link with a wider radius.

The location case is practical rather than abstract. The developer advertises roughly 200 metres to Rawai Beach, while FazWaz puts the nearest beach at about 0.3 km. Project descriptions repeatedly reference the Rawai waterfront, seafood market, Rawai Park, cafés, shops and local services within the immediate area. Nai Harn is presented as a short drive rather than a walk. In other words, this is not an isolated resort where every daily need is internalised; part of its appeal is that residents can walk to some Rawai amenities and use short local drives for the rest of southern Phuket.
At 68 apartments, Dominion Rawai is much smaller than the high-density resort condominiums that run into several hundred units. That can mean a quieter common-area experience, but it also means the amenity programme is necessarily compact. Public inventory includes studios, one-bedroom apartments and two-bedroom apartments. Verified layouts start at about 31 sqm. Current and recent listings show studios from 31 sqm up to larger ground-floor versions around 43.64 sqm, one-bedrooms from 43.37 to 60.88 sqm, and two-bedrooms from 57 to 64.91 sqm. The range within each bedroom count is meaningful, so the actual floor plan matters more than the label alone.
Most listings present the apartments as furnished and ready for use, with fitted interiors, balconies and large window openings. Ground-floor units can include private terraces, which gives buyers an outdoor component without moving into a villa. That option needs a closer physical inspection than the marketing images suggest: privacy, landscaping, passing foot traffic and the legal boundary of the terrace can vary by unit. Higher-floor listings are often marketed around sea views, but a building-wide view claim should never be substituted for the outlook from a specific apartment. Orientation and the immediate surroundings need to be checked on site.
The main shared feature is on the roof: multiple sources confirm a communal pool, with descriptions that also include a children’s section, sun loungers and relaxation space. The building has a lobby or reception area, parking, 24-hour security, CCTV and key-card or restricted access. The developer website specifically describes underground parking. One project profile states that there are about 20 parking spaces, which would be materially fewer than the 68 apartments if still accurate. A buyer who plans to keep a car should therefore ask whether spaces are assigned, how guest parking works and whether any parking right is written into the ownership or management documents.
Completion data is not perfectly clean. FazWaz, DDproperty, Dot Property and several related portals currently classify Dominion Rawai as completed in January 2026, including listings updated during the summer of 2026. At the same time, a project-marketing microsite shows Q1 2026 in its header while individual units on the same site still mention Q4 2026. The fresher large platforms agree strongly enough for this dossier to mark the project as completed, but a purchaser should verify the thing that actually matters: whether the chosen unit is physically finished, whether common facilities are operating, whether the condominium registration is in place and whether title can be transferred now.
As of 2 September 2026, the lowest live asking anchor found is THB 4,692,600 for a 31 sqm studio. FazWaz is in the same range at roughly THB 4.69 million, while some project-facing sites start closer to THB 4.99 million. Larger units step up materially: public listings include a 43.37 sqm one-bedroom at THB 6.5055 million, a 57 sqm two-bedroom at THB 8.55 million and 64.91 sqm two-bedrooms around THB 10–10.13 million. These should not be compressed into a single project-wide price-per-square-metre claim. Floor, outlook, size, quota status and update date all affect the asking price. The lowest figure is a market anchor, not a promise of current stock.
The published developer payment schedule is clearly rooted in the construction period. It calls for 25% after contract signing, 25% at foundation completion, 25% when the building frame is complete, 15% after utility installation and 10% at handover. Several sources also show a THB 100,000 reservation deposit. That schedule may still appear in sales material for remaining developer inventory, but a completed-project transaction in September 2026 could be structured differently. Buyers should request the current unit-specific schedule and confirm whether the reservation deposit is credited against the first percentage payment rather than assume an older off-plan timeline still governs the deal.
Legally, Dominion Rawai is a condominium, so foreign buyers can potentially hold a unit in freehold within the foreign ownership quota. Thai government guidance limits aggregate foreign ownership to 49% of the condominium’s total saleable area. Current Dominion listings explicitly label many individual apartments as Foreign Quota, while a Dominion House lease agreement for the project is also publicly accessible, showing that leasehold structures have been offered as an alternative. The practical point is unit-specific: a buyer needs confirmation that the selected apartment still has foreign-quota capacity at the time of transfer. Freehold is not automatic merely because the building is a condominium, and leasehold should not be treated as mandatory for every foreign purchaser.
One project charge is relatively well supported: FazWaz and related databases state a sinking fund of THB 800 per sqm of internal area. Kvaris additionally publishes THB 20,000 for electricity and water meters, a common-area charge of THB 80 per sqm per month with the first year paid in advance, and different registration charges depending on ownership form. Those latter numbers are useful budget markers, but they are not repeated as consistently across independent sources and may reflect a particular sales package. This dossier therefore does not treat the THB 80 rate as an unconditional current building tariff. The latest management agreement and invoice schedule should control.
Dominion House Co., Ltd. has a relatively short public development record. FazWaz currently shows one project and 68 units under the developer profile. That is not a verdict on construction quality, but it does reduce the amount of historical evidence available on how the developer manages multiple completed buildings over time. The advantage of reviewing a completed project is that buyers no longer need to rely entirely on promises. They can inspect the roof pool, lobby, parking, security, corridors, lifts and building services in operation. For Dominion Rawai, a physical building inspection carries more decision value than another rendering or brochure.
For owner-occupation, the 43–50 sqm one-bedroom layouts look like the most straightforward middle ground: a separate sleeping room, a living area, a balcony and a compact overall footprint. Two-bedroom apartments around 57–65 sqm are more relevant for a small family, shared use or longer stays. Studios around 31–34 sqm fit a very different brief — short visits, a low-maintenance base or a lower entry ticket. The larger ground-floor studios, some approaching the low-40 sqm range, may feel more generous because of terrace access, but they need a privacy check. In a small building, orientation and position can matter as much as a few extra square metres.
For rental use, the proposition is understandable without relying on promised yields. Rawai is an active residential and visitor area, the building is close to the waterfront, and units are marketed as furnished. That can reduce the amount of work required before a unit is usable. What this dossier does not carry over are promotional claims about guaranteed returns or automatic capital growth. Rental performance depends on the operator, seasonality, management costs, legal use rules and the exact apartment. A buyer focused on income should therefore verify the condominium’s rental rules, the current management fee, who handles guest turnover and repairs, and whether any rental programme is contractual or merely optional marketing.
The overall case for Dominion Rawai is deliberately simple. It is a 68-unit, five-storey condominium with a rooftop pool, furnished layouts from studios to two bedrooms and a location close to the Rawai waterfront. The diligence points are equally concrete: reconcile the address and access route on site, confirm that the selected unit is genuinely ready to transfer, understand the parking position, check the live foreign-quota balance, confirm current common-area charges and obtain the payment schedule that applies today. If those items check out, the project can be compared sensibly with other small Rawai condominiums on apartment quality and operating practicality rather than on broad investment slogans.
