Seven-home scale
With only seven villas on roughly 2 rai, the project is fundamentally about private space rather than shared resort infrastructure. That can suit a buyer who values a private pool, garden and limited neighbour count, but it should not be confused with a managed resort community offering a long list of communal facilities.
A workable family plan
The four-bedroom, five-bathroom format gives room for family, guests or a home office. In the documented A2 show villa, one bedroom is downstairs and three are upstairs, while the living area connects directly to the pool zone. The separation makes the house easier to use for longer stays than a purely holiday-oriented open-plan villa.
Rawai at close range
The Rawai waterfront and pier are quoted at about 750 metres, with Nai Harn Beach around 4 km away and several supermarkets, schools and shopping stops within the wider southern-Phuket area. It is a convenient Rawai base rather than a private beachfront setting, an important distinction when comparing similarly priced villas.
A ready asset to inspect
Multiple current portals classify the development as completed in 2025. That allows a buyer to test the real house — finishes, drainage, pool equipment, air-conditioning, doors, windows and defects — rather than relying mainly on renders. The value of that inspection is especially high for a developer with a relatively short public track record.
Ownership needs documents
Portal labels conflict between freehold and leasehold, while Thai land law does not give a foreign villa buyer the same ownership route available for a foreign-quota condominium. The useful question is not which label appears on a listing, but what land title, building right and registered lease or transfer documents apply to the exact villa being purchased.
About the project
Bliss Hideaway is a seven-villa pool-home development in Rawai, southern Phuket. The project website names Rumruay Dee Property Company Limited as the developer and gives a total site area of 2 rai, four bedrooms and five bathrooms per villa, construction starting in Q2 2024 and an original Q4 2025 completion target. The small scale is the first thing to understand. This is not a resort compound built around a large shared amenity programme; most of the value proposition sits inside each private plot, with its own pool, garden and living space. A buyer who wants privacy and a house-like routine may see that as an advantage. Someone looking for a clubhouse, communal gym, restaurant, reception or extensive shared landscaping should not assume those features exist: the material reviewed supports security and parking, but not a full resort-style facilities package.
The homes are two storeys and follow a four-bedroom format, while their house and plot sizes vary. A current 2026 catalogue shows four villa types still being offered: A1 at about 405.2 sqm of built area, A2 at 396 sqm, A4 at 396.2 sqm and A5 at 462.7 sqm. The official master plan adds an important second dimension because the plots are not the same size: 407 sqm for A1, 414 sqm for A2, 472 sqm for A4 and 525 sqm for A5. It also marks A3, A6 and A7 as sold, with plots of 603, 364 and 326 sqm respectively. In practice, the choice is therefore not simply “which four-bedroom villa”. Plot geometry, garden depth, pool position and the distance to neighbouring walls can matter as much as another few square metres of internal space.

A2, the model home, provides the clearest picture of how the design is intended to work. The ground floor plan includes living and dining space, a kitchen, one bedroom, a bathroom and laundry, while the outdoor schedule shows a 60.5 sqm swimming pool, pool deck, storage, pump room, outdoor shower and parking for a car and bike. Upstairs are the main bedroom with its bathroom, two further bedrooms with bathrooms and the stair hall. The official plan totals 396 sqm. That arrangement is practical for multigenerational stays or guests because one bedroom is separated from the three-bedroom upper level. It is still important to treat A2 as an example rather than a universal specification: the source material does not prove that every plot has exactly the same external areas, finishes or equipment list.
The construction story is now more useful as a due-diligence trail than as an off-plan promise. The developer’s September 2025 update said A3 was nearing completion, A1 was progressing and the A2 showroom was complete. Major portals now describe Bliss Hideaway as completed in 2025, with several FazWaz-network pages and Dot Property pointing to October, while Phuket.PRO records December 2025. The dossier therefore treats the project as completed but does not pretend that the exact month is settled by a primary completion certificate. For a ready villa, the meaningful checks move to the actual asset: inspect the house, record defects, confirm utilities and access, reconcile the delivered specification with the contract, and verify the documents that allow the villa and land interest to be transferred or leased.
Rawai is part of the product rather than a backdrop. The project’s own location schedule puts Rawai Beach and Rawai Pier at about 750 metres, with Tops, Starbucks and the seafood market at roughly 1 km. Nai Harn Beach and Promthep Cape are listed at around 4 km; Makro Chalong and International School of Phuket at 5 km; HomePro and Villa Market at 6 km; and BCIS Phuket International School plus Robinson Lifestyle at about 8 km. That creates a practical southern-Phuket base for residents who use Rawai, Nai Harn and Chalong regularly. It should not be marketed as a beachfront villa: the attraction is access to the Rawai waterfront and a broad set of daily services, with other swimming beaches reached by road.
Rumruay Dee is a relatively young developer in the public record. DataForThai lists RUMRUAY DEE PROPERTY CO., LTD. as registered on 3 July 2023 with THB 5 million of registered capital and an active status, with real-estate buying, selling, leasing and development within its stated business scope. The project website identifies founders Nok Tamphanuwat and Bo Leung and credits Number TWELVE for architecture/interiors and Chino International Co., Ltd. for construction and engineering. The sources reviewed do not establish a long catalogue of previous residential schemes delivered under the Rumruay Dee brand. That is not a quality judgment; it simply means a buyer has less historical portfolio evidence to rely on. Completed-unit inspection, land documentation, contractual warranties and the party responsible for post-handover defects carry more weight here than a brand reputation built across many prior estates.
Pricing currently tells two different stories: developer-era pricing and live market stock. The project website still shows a starting figure of THB 21.5 million, but Phuket.PRO has a price list dated 25 August 2026 and shows four types from THB 20.75 million to THB 22.25 million: A1 at 20.75M, A5 at 21.25M, A2 at 21.75M and A4 at 22.25M. Meanwhile, a fresh DDproperty listing in September 2026 asks THB 27.5 million for a completed villa, and other portals show stock around THB 23.5 million and above. The THB 20.75 million figure used here is therefore a lower current asking-price anchor, not a promise that every available home can be bought at that level. The original payment plan was staged through construction, so it also needs to be rechecked for any completed developer stock rather than copied automatically into a ready-home transaction.
Ownership needs more attention than the marketing copy suggests. DDproperty and PropertyScout label the project freehold, while Papaya Property labels a Bliss Hideaway offering leasehold; another brokerage describes freehold for Thai nationals or a Thai company and a land lease for non-Thai buyers. Those labels are not interchangeable. Thailand’s Department of Lands states the general rule that foreigners cannot simply buy land, subject to narrow statutory exceptions such as the Section 96 bis route with substantial investment and ministerial permission. A foreign buyer of a villa therefore needs the deal broken into its real legal components: the title to the particular plot, who owns the land, how the building is owned or transferred, and whether a land lease is registered. None of the open sources reviewed provides that complete document set for A1, A2, A4 or A5, so the dossier records the structure as unresolved until the transaction documents are checked.
Ownership format
Project portals conflict between freehold and leasehold. As a general rule, a foreign buyer cannot directly own the land under a villa; the land title, building ownership/right and any registered land lease must be checked for the specific transaction.
Home types & sizes
A1 carries the lowest price in the current catalogue. It combines about 405.2 sqm of built area with a 407 sqm plot on the official master plan, keeping the full four-bedroom programme without paying for the largest parcel. Furniture, finishes and the exact handover package still need to be checked against the individual offer.
A2 is the show villa and has the clearest primary-source floor plan. One bedroom sits on the ground floor and three are upstairs; the plan also shows a 60.5 sqm pool, pool deck, laundry, storage and parking. It is the best documented example of how the project works, but its detailed schedule should not be assumed for every other plot.
A4 is close to A2 in built area but sits on a larger 472 sqm plot according to the official master plan. That makes land size and plot geometry a separate buying criterion: two homes with almost the same internal programme can feel quite different outdoors.
A5 is the largest of the four variants shown as available in the current catalogue, with roughly 462.7 sqm of built area on a 525 sqm plot. Its extra size is best judged on site through the usable garden, pool orientation, privacy and spacing from neighbouring homes rather than the headline square-metre figure alone.
The current Phuket.PRO catalogue shows A1, A2, A4 and A5 as the four remaining types out of seven, while the official master plan had already marked A3, A6 and A7 as sold. Built areas from the 2026 catalogue and plot sizes from the primary master plan are kept separate here so land area is not mistaken for house area. The platform’s price list is dated 25 August 2026; exact availability, fit-out and price still need confirmation for the chosen villa.
