Why this project is worth a look
Transit is already real
At launch, part of the surrounding rail story was still future infrastructure. By 2026 the Pink Line is operating, and Rajabhat Phranakhon, Lak Si and Wat Phra Sri Mahathat provide access across the Pink, Red and Green networks. That is more important to day-to-day usability than a marketing promise about future connectivity. A buyer can now test the actual commute at the time they would normally travel.
Plenty of comparables
A 1,123-unit project does not create scarcity, but it gives buyers useful price discovery. Similar apartments often compete with each other across different buildings and floors, which makes negotiation more evidence-based. The lowest ask is not automatically the best purchase: view, noise, renovation, quota status, outstanding fees and building position can justify meaningful differences between otherwise similar units.
Amenities are distributed
The common facilities are spread through the estate rather than packaged into a single clubhouse. Leisure rooms, gym, co-working, shared kitchen, pool and roof gardens sit around different buildings. That can make the development pleasant to use, but it also means the location of a specific apartment matters. Walking the route from the unit to the facilities is more informative than simply checking boxes on an amenity list.
A true resale purchase
Developer sales are closed, so every purchase is now about an individual seller and an individual title. Construction risk has largely disappeared, but resale due diligence takes its place: title, juristic-person debt clearance, physical condition, included furniture, foreign-quota eligibility, deposit terms and handover timing. The advantage is that almost everything can be inspected before commitment rather than inferred from a brochure.
Best for north Bangkok
Lak Si makes the most sense for people whose work, family or daily routine is tied to Chaeng Watthana, Don Mueang, the Government Complex or northern Phahonyothin. Reaching the traditional CBD is possible but involves more distance and, in many cases, interchange time. The project is therefore strongest when the buyer's real mobility pattern matches the location rather than when it is judged against a generic idea of 'Bangkok connectivity'.
About the project
Plum Condo Mix Chaengwattana is a large low-rise Pruksa condominium in Lak Si, on the northern side of Bangkok. It should not be confused with the neighbouring Plum Condo Chaengwattana Station phases. Homenayoo's project review treats the site as four separate developments: Station phases 1, 2 and 3, plus the standalone Mix project, with separate residential buildings, controlled entries and common facilities. That distinction matters on the resale market because ads often shorten the name to 'Plum Chaengwattana'. A buyer should match the unit to the Mix condominium, its building and the title documents rather than rely on a similar marketing name.
Pruksa's investor records show Plum Condo Mix Changwattana launching in December 2018 with 1,141 total units and a project value of THB 2.029 billion. More detailed project sources resolve the unit count: 1,123 are residential condominiums and 18 are commercial units. The scheme has five eight-storey buildings on roughly 9 rai 2 ngan 14.8 square wah of land. Homenayoo records completion and move-in readiness in November 2019, while PropertyHub also lists 2019 as the completion year. Home.co.th now marks the developer inventory as sold out, so the practical buying route in 2026 is the secondary market rather than a developer payment plan.

The location is the project's clearest strength. Plum Condo Mix sits off Chaeng Watthana Road by Soi Chaeng Watthana 1, with Homenayoo placing the project at 13.880773, 100.587375 and about 100 metres from Rajabhat Phranakhon station on the Pink Line. DDproperty measures roughly 270 metres from its project point, so the safest interpretation is that the station is very close rather than that every building door is exactly 100 metres away. MRTA's current Pink Line information confirms the alignment along Chaeng Watthana Road, past Phranakhon Rajabhat University and on towards Lak Si and the Government Complex.
The rail network gives residents more than one direction of travel. Homenayoo places Lak Si station on the Red Line at roughly 700 metres and Wat Phra Sri Mahathat on the Green Line at about one kilometre. This does not turn Lak Si into a central-Bangkok address, but it makes the project practical for people whose daily life is around Chaeng Watthana, the Government Complex, Don Mueang, northern Phahonyothin or the airport corridor. Drivers also have relatively direct access towards Vibhavadi Rangsit Road and Don Muang Tollway. Someone commuting every day to lower Sukhumvit or Silom should still test the real door-to-door journey instead of assuming that multiple nearby rail lines automatically make the trip short.
The original unit mix is compact and straightforward: one-bedroom plans around 22.5 and 26 sq m, a larger 34.95 sq m one-bedroom-plus layout, and a combined two-bedroom format around 45 sq m. Resale ads now show slightly different measurements as well, including 23, 26.5, 36.1 and 46 sq m. That is not unusual in an established condominium, where combined units, title-area rounding and different listing practices can create small variations. The title deed and the actual layout of the selected apartment should therefore carry more weight than a generic project type label.
Common facilities are broader than the price point might suggest. Homenayoo documents a roughly 55-metre saltwater pool with a children's section, a gym, game room, home-theatre area, co-working space, shared kitchen, playground and rooftop gardens. The amenities are distributed between buildings rather than concentrated in one clubhouse: retail is at the front of Building A, leisure rooms are in Building B, the gym and roof garden relate to Building C, and co-working and co-kitchen spaces are in Building D. That distribution makes the estate feel more like a small residential campus, although 1,123 apartments also mean common areas can be busy and management quality matters.
Several operational details deserve as much attention as the amenity list. Homenayoo reports two lifts per building and parking equivalent to roughly 38% of units when tandem spaces are included. For a project of this scale, a car owner should verify current parking permits, guest rules and evening availability rather than assume a space is attached to a unit. The same applies to building circulation: eight floors is not tall, but two lifts can feel very different depending on the number of residents in a particular building, maintenance downtime and peak-hour use.
Published common-area costs are relatively modest. PropertyHub and Homenayoo both show a monthly common fee of THB 40 per sq m, while Homenayoo also records a THB 500 per sq m sinking-fund contribution from the original transfer structure. A resale buyer should not treat historical launch terms as a final closing statement. The condominium juristic person should confirm the current common fee, any outstanding balance on the chosen unit, the status of the sinking fund and any special assessments before transfer.
The resale market is active enough to provide real price comparison. PropertyHub showed a 23 sq m unit at THB 1.67 million, refreshed on 31 August 2026, while FazWaz showed inventory from THB 1.69 million. Larger listings reached around THB 3.8 million. These are asking prices, not confirmed transaction prices. Rental listings in early October 2026 included roughly THB 9,500 per month for 26-30 sq m one-bedroom units and about THB 15,000 for a 36.1 sq m two-bedroom unit, with lower asks also visible. This is useful market context, but it should not be converted into a guaranteed yield because furnishing, floor, building, lease term and vacancy all affect the actual result.
Foreign ownership needs unit-level checking. Thai government guidance allows foreign freehold ownership in registered condominiums only within the statutory 49% foreign quota, supported at transfer by a quota confirmation from the condominium juristic person. Current FazWaz inventory at Plum Condo Mix includes units labelled Thai Quota. That does not mean the project is closed to foreign buyers; it means the legal route cannot be inferred from the project name alone. Before paying a non-refundable deposit, a foreign buyer should confirm that the selected title can transfer within the foreign quota and that the money trail meets Land Department requirements.
This is better understood as a practical established Bangkok condominium than as a scarcity-driven investment story. The development is finished, the transport network now exists around it, and several comparable units are usually visible at the same time. That gives buyers negotiating information but also creates competition between similar resale apartments. For an owner-occupier, the broad choice can be an advantage. For an investor, the spread between a well-bought, well-presented unit and an average listing may matter more than the Plum brand itself.
A viewing should cover the building as carefully as the apartment. Buildings sit differently relative to Chaeng Watthana Road, the retail frontage, pool and internal gardens, so two units with the same floor area can have very different noise, light and outlook. Check corridor condition, lift operation, parking pressure, the exact view, afternoon sun and any nearby mechanical equipment. One benefit of buying in a completed 2019 project is that these issues are observable now: the decision can be based on how the condominium actually functions after several years of occupation rather than on a launch brochure.
Ownership format
The project is a registered condominium. A foreign buyer can take freehold title only if foreign-quota capacity is available at transfer, within Thailand's statutory 49% foreign ownership limit for a registered condominium. Current resale inventory also includes units marketed as Thai-quota units, so the selected unit's eligibility and the juristic-person quota confirmation should be checked before a deposit is paid.
Unit types & sizes
The smallest original format. Resale ads often round similar units to about 23 sq m, so the title-area figure for the specific unit is the one that matters.
A common compact one-bedroom layout. Current resale listings frequently show approximately 26-26.5 sq m.
A larger format sitting between the standard one-bedroom and the combined two-bedroom. The actual layout and daylight matter more than the marketing label.
The original combined two-bedroom format. Resale inventory includes units around 45-46 sq m, with some variation in configuration and bathroom count.
The original unit range is supported by several project sources, but resale listings use rounded and sometimes different floor areas. The selected unit's title deed and plan should be checked rather than assuming every resale apartment matches the launch type exactly. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.67M in a PropertyHub resale listing last refreshed on 31 Aug 2026 and checked on 7 Oct 2026. This is a lower secondary-market reference, not a developer price; availability, condition, ownership eligibility and transfer terms need to be confirmed for the specific unit.

Best for: Owner-occupiers whose work or study is centred on Lak Si, Chaeng Watthana, northern Phahonyothin, Don Mueang or the Government Complex.; Budget-conscious buyers who value a completed condominium near several rail connections more than a prime central-Bangkok address.; Investors willing to select the actual unit on price, condition and rental appeal rather than buying the project name alone.; Foreign buyers when the chosen unit is confirmed as transferable within the foreign quota and the remittance documentation is in order.; may not suit: Buyers who need a short walk or one-stop commute to lower Sukhumvit, Silom or Sathorn; this is a northern Bangkok location and many CBD journeys require more time and interchanges.; Owners who require a guaranteed parking space for every apartment; published project data indicate parking of roughly 38% including tandem spaces.; Investors whose thesis depends on scarcity within the project itself; the large number of similar units creates ongoing competition between sellers and landlords..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Open sources do not show the remaining foreign-quota capacity as of 7 Oct 2026. A foreign buyer should obtain the condominium juristic person's quota confirmation for the selected unit before paying a non-refundable deposit.
- FazWaz and Hipflat publish per-building unit counts that add up to 1,172, conflicting with the well-supported total of 1,123 residential units. The building-level unit distribution is therefore not used in this dossier.
- Current 2026 parking administration, sinking-fund status and any special assessments are not published by the condominium juristic person in the sources reviewed; these should be confirmed with a current statement before transfer.
