By 2026 the buildings and common areas can be inspected in real life and individual ready units are visible in Origin's booking system. Construction timing is therefore no longer the main risk; unit condition, juristic rules, transfer costs and title status are more relevant.

The range is concentrated in 23 sqm and 28 sqm one-bedrooms plus a 34.5 sqm one-bedroom-plus. The choice is easy to compare, but buyers who need a genuine second enclosed bedroom should recognise the limit before they spend time negotiating.
About the project
The Origin Phahol 57 is now a completed, ready-to-move low-rise condominium rather than an off-plan story. It sits in northern Bangkok near Phahon Yothin 59 BTS station and consists of two eight-storey buildings with 432 apartments: 207 in Building A and 225 in Building B. The land plot is 2 rai, 3 ngan and 56 square wah. The two-building arrangement matters because the project deliberately separates two living patterns. One building is positioned for conventional residential use, while the other is the pet-friendly building with dedicated pet functions. That is a more concrete proposition than a development where pets are simply tolerated under a general rule.
The address shown in Origin's brochure is Soi Phahonyothin 57, Anusawari, Bang Khen, Bangkok 10220. Origin quotes roughly 400 metres to Phahon Yothin 59 station on the Sukhumvit Line. That puts the station within practical walking distance for many residents, although heat, rain and the exact station exit will change the experience. The wider area connects into Phahonyothin, Chaeng Watthana, Ram Intra, Lak Si and the Don Mueang direction. This is not a central-Bangkok lifestyle address built around cafés and nightlife on the doorstep; its strength is transport access and the everyday infrastructure of Bangkok's northern districts.

The unit programme is deliberately narrow. Origin lists 23 sqm and 28 sqm one-bedroom apartments plus a 34.5 sqm one-bedroom-plus layout. There are no officially advertised two- or three-bedroom families in the current project information. That makes the scheme easier to understand but also easier to rule out. A single occupier, couple, commuter or investor looking for a compact apartment has three clear size steps. A household that genuinely needs two enclosed bedrooms does not. The 34.5 sqm 'Plus' type provides an extra flexible zone rather than automatically becoming a conventional second bedroom, so the exact plan and furniture arrangement matter more than the label.
The amenities are distributed rather than concentrated in one clubhouse. Building A carries the co-working lobby, meeting room, live studio, swimming pool, rooftop area and EV charging. Building B has co-working space, a pet club, fitness room, yoga room and smart lockers; a detailed completed-project review also describes its rooftop as a dedicated pet exercise area. The split is useful for buyers who care about the pet policy. Someone with a dog or cat can target the pet building and its supporting spaces, while a buyer who would rather keep some distance from pet traffic can look at Building A. Common circulation still connects the scheme, so this is separation by building function, not two fully independent compounds.
Parking is a good example of why the details need reading rather than reducing the project to one marketing number. Origin's main project information states 142 parking spaces. Its current booking system also shows up to 160 cars when double parking is included. A completed-project review describes the same distinction and mentions four EV-charging spaces. With 432 apartments, a buyer who drives regularly should not assume that ownership of a unit means a permanently available bay. The practical questions are how spaces are managed, how tandem parking works, whether access is first-come-first-served and what the evening occupancy looks like after residents have moved in.
As of 30 August 2026, Origin still advertises a project-level starting price of THB 2.39 million and describes the condominium as ready to move in. The developer's indexed booking pages also show specific completed units with their own net prices; one example, a 27.85 sqm one-bedroom in Building B, was shown at THB 2.69 million after a discount. Current broker listings in August 2026 started around THB 2.59 million for approximately 28 sqm units and rose for larger apartments. These are different pools of stock, so they should not be averaged into a single 'market price'. THB 2.39 million is best treated as Origin's current advertised entry point, with the chosen unit priced and checked separately.
Completion dates are less clean than the ready-to-move status. PropertyHub has carried 2025 as the completion year, while FazWaz and Hipflat state February 2026. Origin's old construction-progress module is clearly stale and still shows zero-percent fields, even though Origin's live booking platform calls the project ready to move and a detailed independent review documents the finished common areas. For that reason the record treats the development as completed but does not present a disputed completion month as a hard fact. A buyer can inspect the real building now; the more useful due-diligence questions are defects, handover condition, juristic-person rules and the documentation attached to the selected unit.
For a foreign buyer, the legal issue is the foreign quota attached to the specific unit, not simply whether an online listing says 'freehold'. Thai condominium rules cap aggregate foreign ownership at 49% of the total saleable area of a registered condominium. DDproperty currently carries The Origin Phahol 57 listings marked freehold, and FazWaz describes foreign freehold ownership within the quota, but we did not find a public source showing the remaining quota today. Before paying a reservation, the buyer should therefore obtain confirmation that the chosen apartment can still be transferred into foreign freehold and that the required funds and transfer documents will be accepted by the Land Department.

A foreign buyer can hold registered condominium freehold only within the remaining foreign quota, capped at 49% of the total saleable area of the registered condominium. Current listings for this project are marketed as freehold, but the remaining foreign quota is not publicly disclosed, so the title and quota status of the selected unit must be confirmed before reservation.
Unit types & sizes
The smallest official layout. It suits a single occupier or a buyer deliberately trading space for a lower entry budget; storage, desk space and circulation are the practical points to check in the actual unit.
The middle and most broadly usable size in the range. It is still a compact one-bedroom, but the extra area gives a couple or a tenant who works from home part of the week more room to organise everyday life.
The largest official layout. The additional zone can work as a study, occasional guest area or extra storage, but it should not be treated as a conventional second bedroom without checking the exact plan and how well the space can be separated.
Origin continues to publish nominal sizes of 23, 28 and 34.5 sqm, but the remaining stock by layout is not publicly disclosed. Individual booking pages can show exact registered or sale areas slightly different from the marketing label, such as 27.85 sqm, so the selected unit's area should be taken from its contract and title documentation.
