Why this project is worth a look
Low entry budget
The first phase remains a relatively low-ticket way to buy into an established Bangkok condominium market. Compact units keep the total purchase price down compared with central districts. The cheapest listing, however, is only a starting point: renovation needs, outlook, road exposure and even phase mislabelling can quickly erase an apparent bargain.
A building you can inspect
This is a completed condominium, so buyers can assess the real common areas, noise, security operation, parking pressure and unit condition before committing. For a project of this age, that evidence is more useful than launch brochures. Management quality and maintenance history are now part of the asset, not a future promise.
Lak Si demand base
The location is tied to north-Bangkok employment and daily-life demand around Chaeng Watthana, Lak Si, the Government Complex and Don Mueang. That can suit owner-occupiers or tenants whose routine is already in this part of the city. It is a different rental story from Sukhumvit, where international tenants and central-city lifestyle are a larger part of the proposition.
Phase identity matters
The biggest research trap is phase confusion. Phase 2 and Phase 3 have their own buildings, unit counts and positions, while online portals sometimes group their listings under the same short project name. The building and title documentation should therefore be matched to the intended phase before comparing prices, amenities or transit access.
About the project
Plum Condo Chaengwattana Station is an established Pruksa low-rise condominium in Lak Si, northern Bangkok. The property covered here is the first phase, although many resale portals shorten its name and omit the phase number. Its defining baseline is three eight-storey buildings and 809 total units in the original project structure. That distinction matters because Phase 2 and Phase 3 are separate developments with different building counts, unit totals, completion dates and positions within the wider Plum cluster. A listing that simply says “Plum Condo Chaengwattana Station” should therefore be matched to the actual building before any price comparison is taken seriously.
The first phase was launched as an affordable urban scheme serving the Chaeng Watthana and Lak Si employment catchment rather than central Bangkok's premium condominium market. Contemporary project information describes 804 residential units plus five commercial units. Most apartments were compact one-bedroom layouts of 22.5 or 26 sq m, with a much smaller number of two-bedroom homes around 45 sq m. The practical implication is straightforward: this is a small-unit project suited to singles, couples and budget-conscious buyers more than households looking for generous family space.

Because the condominium has been completed for years, due diligence is different from buying off-plan. The buyer can inspect the actual building, common areas, unit condition and management in operation instead of relying on a future specification. The trade-off is variation between individual resale units. Renovation quality, furniture, road exposure, internal views and maintenance history can materially change the value of two apartments with the same nominal floor area. At this stage of the project's life, building condition and unit-specific documents matter more than launch-era marketing.
PropertyHub showed resale asking prices from roughly THB 1.35M for a 23 sq m unit in listings updated in September 2026, while larger two-bedroom apartments were offered at materially higher prices. Those numbers are asking prices, not verified transaction values, and the cheapest advertisement should not be treated as a guaranteed purchase opportunity. A buyer considering rental income should model the exact unit using a realistic achieved rent, vacancy, agent fees, repairs, common expenses and furnishing costs rather than relying on a headline yield.
The project's appeal is mainly functional location. Chaeng Watthana gives access to Lak Si, the Government Complex area, Don Mueang and several major north-Bangkok road corridors. It is not the same proposition as a central Sukhumvit condominium built around an expatriate tenant pool. The word “Station” in the project name can also be misleading if read too literally today: the different phases sit in different positions and portal-reported station distances are inconsistent. Anyone whose purchase decision depends on rail access should walk the actual route from the specific building rather than assume that every phase has the same transit convenience.
For a foreign buyer, two separate questions need to be answered: whether condominium ownership is legally available in Thailand and whether the chosen unit can actually transfer into the foreign freehold quota. Portal labels do not establish quota availability. The condominium juristic person should confirm the foreign proportion for the relevant building before transfer, while the seller's title, outstanding common charges and transfer documentation should be checked at unit level. A listing described as “freehold” is useful information, but it is not a substitute for the building's quota confirmation.
A physical inspection should focus on the parts of an older mass-market condominium that most directly affect ownership cost. Compare several units of the same nominal size, check road and internal-drive noise, look at air-conditioners and built-in furniture, and walk the route from the apartment to parking, the entrance and shared facilities. In a 23–26 sq m home, a tired kitchen or poorly planned storage can matter more than a small difference in asking price. The depth of the resale market is useful here because it gives buyers a chance to compare real alternatives inside the same project instead of relying on a single seller's framing.
Ownership format
A foreign buyer can hold a condominium unit freehold if foreign quota is available at transfer, subject to Thailand's 49% foreign-ownership ceiling by condominium area. If the quota is full, the workable structure depends on the specific unit and contract; any leasehold alternative needs to be checked separately.
Unit types & sizes
The dominant original format in Phase 1, with 554 units stated in the 2016 project specification. Resale listings often round the registered or marketed area to about 23 sq m. It works best for a single resident or a couple, but storage, kitchen usability and furnishing quality matter disproportionately in a home this compact.
The original project mix listed 213 units at 26 sq m. The extra space is meaningful at this size, giving more flexibility for a work desk, storage and separation between living and sleeping zones. Resale advertisements sometimes show 26–26.5 sq m, so the title deed and unit plan should be checked before using price-per-square-metre comparisons.
A relatively scarce Phase 1 type: the launch specification listed 37 two-bedroom homes at 45 sq m. Current resale portals also show units around 45–46.6 sq m, although some may be combined or recorded differently, so the origin of a specific layout should be verified from its documents. It offers more practical separation for two occupants or a small family, but supply is much thinner than for one-bedroom units.
The original Phase 1 specification accounts for 804 residential units: 554 at 22.5 sq m, 213 at 26 sq m and 37 two-bedroom units at 45 sq m, plus five commercial units. Current portals sometimes round floor areas or mix in listings from neighbouring phases, so the exact unit area and building should be verified from the transaction documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Phase 1 is at Soi Chaeng Watthana 1 in Talat Bang Khen, Lak Si, northern Bangkok.
- Chaeng Watthana connects into the wider Vibhavadi Rangsit and Phahonyothin road network, making the address more useful for north-Bangkok routines than for central-city walking.
- PropertyHub places the Chaeng Watthana Government Complex at roughly 2.4 km and Don Mueang Airport at roughly 6 km; actual travel distance varies by route and starting point.
- The phases sit differently in relation to rail stations, so transit convenience should be checked from the exact building rather than inferred from the shared project name.

Price & purchase terms
- Current price: From THB 1.35M in a PropertyHub resale listing updated on 24 September 2026. This is a lower secondary-market asking-price anchor, not a guaranteed available-unit price; the specific unit, condition, ownership status and transaction terms need to be checked separately.
- Completed: 2016
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing is inconsistent across portals: PropertyHub, ENNXO and Thai project records point to 2016, while DDproperty and PropertyScout sometimes label the development as 2017. we use 2016 because it is the more consistently supported Phase 1 date.
- Current foreign-quota availability for the specific building and unit is not publicly confirmed. A foreign buyer should obtain the condominium juristic person's quota confirmation before transfer.
- PropertyHub and ENNXO publish a common-area fee of THB 40/sq m, but the condominium juristic person's current 2026 charge has not been independently confirmed; the latest invoice and fee rules should be requested before purchase.
