The low unit count should mean a quieter internal environment and a short private road network. It also reduces choice, so the exact position of the available plot — near the gate, common garden or neighbouring homes — matters more than it might in a large estate.

Beryl already provides 295 sqm and four bedrooms; Solitaire expands to 421 sqm with five bathrooms, two kitchens, staff accommodation and a private lift. The extra space can be used to separate family, work, guest and service functions instead of simply creating oversized rooms.
Three rail options
Pink, Red and Green Line stations are shown by the developer at roughly 1.2–3 km from the project. They are not at the gate, but they give the household alternatives to relying entirely on the Vibhavadi, Phahonyothin and Chaeng Watthana road network.
House-level readiness
The overall completion target is December 2026, while individual homes may become ready earlier. That makes the exact house more important than the project label: inspect its physical completion and write the handover date into the sale agreement.
Land structure matters
The parent land carries a Chanote title, but that does not remove Thailand's restrictions on foreign land ownership. A foreign buyer should see the title document for the selected plot and understand the contract structure for land and building before paying a reservation.

The Palm Vibhavadi 64 is a deliberately small Pruksa Real Estate housing development in Lak Si, northern Bangkok. Its scale is one of the first things a buyer should understand: the project covers 4-1-33.5 rai and contains only 19 homes. There are two three-storey designs, the detached Solitaire and the semi-detached Beryl, with usable areas from 295 to 421 sqm and project plot sizes from 42.1 to 66.2 sq wah. Both designs are four-bedroom family homes rather than compact city houses. The larger Solitaire adds five bathrooms, multiple flexible rooms, two kitchens, a maid's room, four-car parking and a private lift, while Beryl keeps a still-substantial 295 sqm layout with four bathrooms and three-car parking.
This is an urban Bangkok address, but not an inner-city walking lifestyle. The site is on Chaeng Watthana 1 Yaek 6 in Talat Bang Khen, Lak Si, with access toward Vibhavadi Rangsit, Phahonyothin and Chaeng Watthana. The practical attraction is the road and rail network around the district rather than nightlife or tourist amenities. Rajabhat Phranakhon Pink Line station is about 1.2 km away, Lak Si Red Line station about 2 km and Wat Phra Sri Mahathat Green Line station about 3 km. Those are useful connections, but they do not make the project a station-front development. A household here will probably still use cars heavily, especially for school runs and daily errands.

The 19-home count changes the buying decision in a useful way. In a large suburban estate, a buyer can often choose among many broadly similar plots. Here, each available house can be more individual because orientation, plot size, proximity to the gate, the clubhouse or the landscaped common area may matter more when there are so few alternatives. That is why the current THB 17.9M entry price should be treated as a budget marker rather than a universal price. Live third-party listings show individual homes at higher figures. The correct comparison is house type plus land plot plus construction stage plus included specification, not simply the lowest advertised number.
Beryl is the more compact design. It provides 295 sqm of usable area, four bedrooms, four bathrooms, one multi-purpose room, a living room, a kitchen and parking for three cars, with land starting from 42.1 sq wah. It is a semi-detached product, so the relationship to the adjoining house and the exact plot position deserve a site visit. Solitaire is much larger at 421 sqm on land starting from 54.4 sq wah. Its current specification includes four bedrooms, five bathrooms, a living room, a dining room, two additional flexible spaces, two kitchens, a maid's room, parking for four cars and a private lift. The difference is not just another 126 sqm; Solitaire is designed for households that want more separation between formal living, family use, staff functions and private bedroom space.
Shared amenities are proportionate to the size of the development. Shared facilities include a clubhouse with a co-relaxing area, a landscaped internal garden, a fitness room, a golf simulator and 24-hour security. CCTV, licence-plate recognition at the entrance and an electric gate are also described for the project. This is not a resort-style amenity package, and buyers should not evaluate it as one. The practical value is having a few useful shared spaces outside the house without supporting the very large common facilities of a hundreds-of-units estate.
Construction status needs a cautious reading. Construction started in May 2025 and overall completion is expected in December 2026. Some individual homes may already be ready before the estate as a whole. As of 3 September 2026, the most defensible project-wide status is still under construction because the stated overall completion date has not yet passed. A specific home may be physically ready before the estate as a whole, so buyers should inspect the exact plot, access roads and common areas and tie handover obligations to that house rather than relying on a generic readiness label.
Foreign ownership needs a separate legal conversation. The parent project land is identified under Chanote title deed no. 57873. A Chanote is Thailand's principal registered land title, but the existence of a titled parent plot does not mean a foreign buyer can simply register the land of an individual house in their own name. Foreign individuals are generally restricted from direct land ownership in Thailand, subject to narrow statutory exceptions. No dedicated foreign-buyer land structure is publicly stated for the project. Any foreign purchaser should therefore obtain the proposed contract, the land document for the selected plot and a clear explanation of whether the transaction uses a land lease, separate ownership of the building or another lawful structure before paying a reservation amount.
For day-to-day family life, the surrounding distances are more relevant than broad claims about a 'prime' address. Chulabhorn Hospital is roughly 2 km away, Central Ramindra 3.8 km, Harrow International School 7.2 km and Brighton College Vibhavadi 7.5 km. These are not doorstep facilities, but they fit the profile of a northern Bangkok family base with access to healthcare, schools, retail and multiple transport corridors. The Palm Vibhavadi 64 is therefore best read as a large private home inside Bangkok for buyers who want space and a very small gated community, rather than as a substitute for a central condominium or a sprawling outer-suburban estate.
