Why this project is worth a look

Transport aged well

The estate began as a road-oriented suburban address, but Lak Si now adds a rail interchange between the Dark Red and Pink lines. That makes a landed home more flexible for households where not everyone drives, and it gives the location a stronger everyday transport case than many older townhouse estates built around roads alone.

Space over compactness

The original home is roughly 220 sqm across three levels, with three bedrooms, three bathrooms and two parking spaces. Buyers get substantially more private space than in a nearby apartment, but they also take on stairs, exterior maintenance and the full condition risk of an individual building rather than sharing those responsibilities across a condominium.

A visible resale asset

There is no need to buy a promise. The streets, gate, neighbouring homes and common landscaping can all be inspected today, and active resale stock gives a real market reference. The same maturity means units are no longer uniform: renovation history, extensions, waterproofing and owner maintenance can create large differences between houses that started from the same plan.

Land law comes first

For an international buyer, this is not a simple substitute for a freehold condominium. The house sits on land, and ordinary foreign buyers are generally restricted from direct Thai land ownership. The purchase decision therefore starts with title and legal eligibility, not with yield projections or a headline asking price.

Separate Phase 2

Vista Park Vibhavadi 2 has its own historic project records, yet some portals mix its listings into the original estate page. Keeping the two identities separate avoids false comparisons. A house should be matched to the correct phase before its age, price, land size or original specification is used in a decision.

About the project

Vista Park Viphavadi is best understood as an established resale estate rather than a developer-led new launch. It sits in Lak Si, on Bangkok’s northern side, and is consistently identified as an SC Asset townhouse development with 202 homes on roughly 23 rai, 1 ngan and 59 square wah of land. The original product was a three-storey townhouse of about 220 sqm with three bedrooms, three bathrooms and two parking spaces. That historic specification is useful as a baseline, but it should not be mistaken for a promise about every home now on the market. Owners have renovated, extended or measured their houses differently over time, and resale listings already show meaningful variation in floor area and plot size. The completion year is also inconsistent across project databases: 2002, 2006 and 2009 are all reported. Rather than manufacture certainty, the practical conclusion is simpler: the estate is completed, occupied and mature, and the condition of the individual house matters more than a disputed historic date.

The location has arguably become more relevant with time. Vista Park Viphavadi was built around the Vibhavadi Rangsit road network, giving drivers access toward Chaeng Watthana, Phahonyothin, Don Mueang and the wider northern Bangkok corridor. Today Lak Si is also a functioning rail interchange. The State Railway’s current station information identifies Lak Si as an interchange with the Pink Line and lists exits toward Vibhavadi Rangsit Road, Chaeng Watthana Road and IT Square. That changes the day-to-day proposition of an older low-rise estate: a resident can live in a landed home without relying entirely on a car for every trip. It is still not the same experience as living directly above a mass-transit station, and the walking route varies with the estate gate and destination, but the combination of road access and two rail systems is one of the project’s clearest practical strengths.

The house itself is arranged vertically. Project descriptions place the main living space and a bathroom on the ground floor, with a rear service area; two bedrooms and another bathroom occupy the second level; the top floor is used for the principal bedroom, its bathroom and a balcony. That gives a household far more internal space than a typical city apartment, while keeping the land footprint relatively compact. The trade-off is equally real: three levels mean stairs are part of everyday life, which can matter for small children, older family members or anyone planning to stay in the home for many years. Resale advertisements also quote usable areas around 188–200 sqm, while older project profiles describe an original home at about 220 sqm. Buyers should therefore treat the original layout as context and verify the measured area, extensions and any structural changes in the actual house being considered.

This is not an amenity-heavy compound. The facilities that appear consistently across credible project profiles are security, CCTV, controlled access, landscaped communal space and a children’s area; a detailed project description also refers to a two-stage gate arrangement, outdoor sitting areas and a jogging path. Some listing portals display much longer amenity menus, including items such as a pool, gym or sauna, but those lists are inconsistent and look like generic platform data rather than reliable project-specific evidence. For a mature townhouse estate, the more useful inspection is physical: road surfaces, drainage, lighting, gate operation, common landscaping and the actual standard of security. A long checklist of facilities is less important than whether the estate is well maintained after many years of occupation.

The resale market is active but not standardized. A base-project listing refreshed in September 2026 was offered at THB 5.5 million for a three-bedroom, three-bathroom townhouse, giving a current lower price anchor. Other advertisements ask more, and that spread is not surprising. Land size, renovation quality, position within the row, parking, extensions and maintenance history can all move value materially. Price per square metre is therefore a weak shortcut here: townhouse value is split between the building, the land and the condition of both. A sensible comparison starts with the title and plot, then the actual usable space and alterations, then the cost of bringing the property to the required standard. A cheaper asking price can quickly stop being cheap if waterproofing, electrical work, plumbing, roofing or structural repairs are overdue.

Foreign-buyer eligibility is a central issue because this is landed housing. Thai government guidance states that foreigners are generally restricted from owning land directly, with a narrow residential exception involving at least THB 40 million of qualifying investment, a limited land area and ministerial permission. That is not the normal route for buying a resale townhouse. A portal label such as “freehold” may describe the title held by a legally eligible owner, but it does not establish that an ordinary foreign purchaser can register the land personally. Before any deposit, the buyer needs the land title for the selected home, confirmation of the registered owner, a check for mortgages or other encumbrances, and advice on a lawful acquisition structure. The project page can explain this boundary, but it cannot replace transaction-specific legal review.

There is also an identity trap in the market data. Vista Park Vibhavadi 2 is documented as a separate later project or phase, with its own project pages and launch information, yet some portals group Phase 2 resale advertisements under the original Vista Park Viphavadi page. This dossier keeps them separate. The current lower price anchor is taken from a listing named for the base project, and Phase 2 specifications are not used to fill gaps in the original estate. With that distinction in place, the project makes most sense as a spacious, established home near a useful transport node. It is less compelling for a buyer seeking a new-build warranty, a uniform investment inventory or the straightforward foreign freehold structure available in a qualifying condominium.

Ownership format

This is a landed townhouse estate. Direct land ownership is generally unavailable to an ordinary foreign buyer in Thailand; a resale listing marked freehold does not by itself establish that a foreign buyer can take the land title. The land title and the legally available acquisition structure must be checked for the selected house.

Home types & sizes

Three-storey townhouse, 3 bedrooms
About 220 sqm in the original project specification
3 bathrooms

The original layout includes two parking spaces, with the main living and service areas on the ground floor, two bedrooms above and the principal bedroom with a balcony on the top level. Resale listings quote different usable areas, so 220 sqm is a baseline for the original product rather than a guaranteed measurement for a selected house.

Project profiles describe one main original house type for the base Vista Park Viphavadi estate. Current resale listings may show around 188–200 sqm or other figures because of alterations, extensions or measurement methods; the selected house needs a physical and documentary area check. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The estate is off Vibhavadi Rangsit Road in Talat Bang Khen, Lak Si, on Bangkok's northern side.
  • Lak Si station on the Dark Red Line is an operating interchange with the Pink Line; the railway operator lists exits toward Vibhavadi Rangsit Road, Chaeng Watthana Road and IT Square.
  • Project directories consistently place Lak Si station, IT Square and Chulabhorn Hospital among the nearest major reference points; the exact walking route depends on the estate gate.
  • Road access is built around Vibhavadi Rangsit with connections toward Chaeng Watthana, Phahonyothin and Don Mueang.

Price & purchase terms

  • Current price: From THB 5.5M in a current resale listing refreshed on 16 September 2026. This is a lower market anchor rather than a developer price; the specific house, plot, condition, availability and transaction terms need to be checked separately.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A household that wants three-bedroom landed space in Bangkok but also values the option of using rail rather than driving for every journey; Lak Si now combines the road network with two operating urban lines.; A resale buyer comfortable selecting the individual house on condition, plot, renovation history and documents instead of expecting standardized new-build inventory and one developer price list.; Buyers who genuinely use a three-level home and the original roughly 220 sqm layout, including separated bedrooms, service space and two-car parking, rather than seeing the stairs as a burden.; A buyer whose land-ownership eligibility or other lawful acquisition structure has been established before committing funds; this is particularly important for foreign purchasers.; may not suit: A foreign buyer looking for the same straightforward personal freehold route available in a qualifying condominium; this is landed property and the legal structure is more restrictive.; Someone who specifically wants a new-build warranty, fresh building systems and minimal exposure to accumulated maintenance or renovation risk.; An investor who needs a standardized inventory of identical units, a developer-controlled price list and a uniform rental-management proposition..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The completion year conflicts across sources: FazWaz reports April 2002, DDproperty and ThinkOfLiving report 2006, and Zmyhome reports 2009. No exact year is fixed without primary documentation.
  • The current common charge is not reliably established. Historic project descriptions and individual listings show different figures, so the estate management should confirm the charge for the selected house.
  • A project profile cannot establish the individual resale home's land title or whether it is free of encumbrances. The current title document and registered rights need to be checked before a deposit.
