A buyer can therefore inspect the real apartment, lifts, common areas, internal-soi noise and view before making a decision. That removes a large part of the physical-product uncertainty that comes with an off-plan purchase.
A 144-unit scale
One eight-storey building with 144 homes is a materially smaller setting than Bangkok’s thousand-unit mass-market projects. The number alone does not guarantee quiet living or low management costs, but the scale is easy to understand. The trade-off is that particular orientations or the larger layout can become scarce once transfers are well underway.
Two clear layouts
The choice is concentrated in a 24.50–25.50 sqm one-bedroom and a 35.25 sqm one-bedroom-plus with a separate multipurpose room. That makes functional comparison straightforward rather than forcing a buyer through dozens of near-identical plans. It also exposes the limitation clearly: anyone who genuinely needs a full second bedroom should look elsewhere.
A specific catchment
The address works because of Chinnakhet’s own daily destinations—Dhurakij Pundit University, North Park and the Ngam Wong Wan–Chaeng Watthana employment corridor—not because it is a tourist or prime-CBD address. For someone whose study or work is nearby, a quiet internal soi can be more useful than a fashionable central postcode. For other commute patterns, it may be the wrong compromise.
A current price check
The official starting figure is THB 1.69 million as of 30 August 2026, and fresh completed-unit listings show the same level for several compact one-bedrooms. Earlier THB 1.59 million launch-period references remain useful history, but they are not presented as today’s price. That keeps the budget discussion tied to current evidence while still requiring a written quote for the actual unit.
About the project
Vay Chinnakhet is a completed low-rise Sansiri condominium in northern Bangkok, tucked inside the Chinnakhet residential area on Yaek 31 off Soi Ngam Wong Wan 47. It is a single eight-storey building with 144 apartments rather than a large high-rise complex or multi-building township. The product is deliberately compact: most homes are one-bedroom units of 24.50–25.50 sqm, while the larger 35.25 sqm layout adds a separate multipurpose room. That immediately defines the likely use case. This is a practical base for one person, a couple, a senior student or someone working around Ngam Wong Wan, Lak Si and Chaeng Watthana; it is not a family project with a broad choice of two- and three-bedroom homes.
The building should now be assessed as a finished asset, not an off-plan promise. Sansiri markets it as fully furnished and ready to move in, PropertyHub records completion in 2026, and Sansiri’s latest listed-company disclosure on the Stock Exchange of Thailand says transfers at Vay Chinnakhet commenced in the first quarter of 2026. That matters because a buyer can inspect an actual unit, corridor, common area, light level, view and surrounding noise before committing. Thailand’s government EIA database still shows an older under-construction status, which is consistent with the approval-stage record rather than the later handover evidence. For the current project status we therefore use the later transfer and ready-to-move information.

Sansiri’s official project page currently shows a starting price of THB 1.69 million. Fresh PropertyHub sale listings dated 21–22 August 2026 provide a useful cross-check: several one-bedroom units of roughly 24.7–25.2 sqm were also advertised at THB 1.69 million. Earlier reviews from January and April 2026 carried a THB 1.59 million starting figure. We do not average those numbers or keep the older figure alive as if nothing changed; the current public floor is higher. Even THB 1.69 million is only an entry reference. Floor, orientation, exact area, furniture package, incentives and remaining developer stock can change the actual transaction price, so the selected unit number and written offer matter more than a headline.
The layout range is easy to understand. Standard one-bedroom units run from 24.50 to 25.50 sqm and include one bathroom. Property databases split them into internal plan codes such as 1A, 1A-1m and 1Am, but from a buyer’s perspective they remain variations on the same compact one-bedroom idea. The 35.25 sqm 1 Bedroom Plus is the meaningful step up: it adds a separate multipurpose room that can work as a study, small guest room or another enclosed zone. There is no published two- or three-bedroom line, so households that expect to need substantially more space later have little room to trade up within the same project. The upside is simpler comparison shopping because the size spread is narrow and the main differences are likely to be floor, position, outlook and fit-out.
The common areas are designed around everyday urban use rather than resort-style amenities. Confirmed facilities include a gym, co-working lounge, ground-level garden, rooftop garden, Sansiri Backyard, laundry room, EV charging and the juristic-person management area. The first floor holds the entrance and service functions; the second combines apartments with the gym and co-working space; floors three through eight are residential; and the rooftop carries the garden areas. Independent detailed reviews also report two passenger lifts and 47 parking spaces, split between 37 conventional spaces and 10 automated spaces. With 144 units in the building, a household that relies on a car should not assume parking is automatically attached to every apartment; the project’s current parking rules and rights need to be checked before purchase.
One amenity needs special treatment: the swimming pool. Sansiri’s main project description and visual amenity sections focus on the co-working area, fitness room and rooftop garden, while PropertyHub’s detailed review does not list a pool and its project profile marks a pool as unavailable. Yet Sansiri’s FAQ mentions one. That is a source conflict, not a reason to invent certainty. We exclude the pool from the confirmed facility list. Because the building is finished, this is an unusually easy question to resolve during inspection or by requesting the current juristic-person inventory before signing.
The location is not a walk-out-the-lobby rail proposition. Vay Chinnakhet sits inside Soi Ngam Wong Wan 47 in Chinnakhet. Sansiri places Thung Song Hong station on the Red Line at roughly 3 km and Dhurakij Pundit University at roughly 650 m. The wider employment catchment includes North Park, Betagro Tower, CP Tower North Park and other office buildings, while The Mall Lifestore Ngamwongwan is a major retail anchor. In practical terms, the project makes most sense as housing for the Ngam Wong Wan–Prachachuen–Lak Si–Chaeng Watthana corridor. A resident whose daily destination is nearby may prefer the quieter internal soi setting; someone commuting every day to Sukhumvit or Silom should test peak-hour travel rather than relying on a generic 'Bangkok' label.
There is already evidence of a young resale and rental market, but not enough to turn marketing claims into an investment forecast. PropertyHub showed active sale listings in late August 2026 and at least one one-bedroom rental listing at THB 9,500 per month. That proves listings exist soon after handover; it does not prove achieved rent, occupancy, yield, resale liquidity or future appreciation. The investable story, if there is one, is more specific: a finished furnished unit at a relatively low entry price serving people who genuinely need Dhurakij Pundit University, North Park, Chaeng Watthana or the Ngam Wong Wan employment corridor. Buyers seeking tourist demand, a resort product or doorstep rapid transit should treat those as different strategies and compare other Bangkok locations.

Ownership format
A foreign buyer may register condominium freehold only while foreign quota remains available; foreign ownership is capped by law at 49% of the aggregate condominium unit area in the building. Independent databases show four internal plan codes—1A, 1A-1m, 1Am and 1B—but they group into the two buyer-facing formats above. Sales are described as fully furnished; the exact furniture and appliance package is offer-specific and should be fixed in the documents for the selected unit.

- Thung Song Hong station on the Red Line is not at the doorstep; Sansiri states roughly 3 km. The project suits residents willing to use a car, taxi, motorcycle taxi or a mixed road-and-rail commute.
- Ngam Wong Wan, Prachachuen and Chaeng Watthana provide several road connections, but this is car-oriented northern Bangkok and traffic can materially change journey times. A buyer should test the actual weekday commute if the daily destination lies well outside Lak Si.
