The Laksi name can be slightly misleading administratively: the project address is on Chaeng Watthana Road in Anusawari, Bang Khen, close to the Lak Si junction rather than inside Lak Si district itself.

The location has become more useful since the project was first sold. Wat Phra Sri Mahathat is now an interchange between the BTS Sukhumvit Line and the MRT Pink Line, giving residents two rail directions from the same station. Published sources place the condominium roughly 250 to 420 metres from the station depending on the measuring point and walking route. This is a mature, testable advantage: a buyer can walk the route, see the crossings and judge the streetscape before committing. Chaeng Watthana Road is also a busy arterial road, so a unit facing the road can feel very different from one facing inward. Today's resale stock is still dominated by roughly 30–32 sq m units, variously marketed as studios or one-bedroom apartments. Larger 60–63 sq m homes also appear, with one, two or three-bedroom configurations. At least some of those larger units are explicitly described as paired or combined rooms, which means buyers should not assume that every 60-plus-square-metre listing is an original standard layout. For a larger unit, the registered title plan and any alterations matter. For the typical 30–31 sq m product, comparison is easier because there are several broadly similar resale units on the market.

Asking prices keep Regent Home 18 in the lower-cost end of completed condominiums around this northern Bangkok transport node. During the 2 October 2026 check, DDproperty still showed an active resale asking price of THB 1.48 million for about 31 sq m, while other recent listings clustered around roughly THB 1.58–1.79 million for 30–31 sq m. These are seller asking prices, not recorded transaction prices. Condition, renovation quality, floor, view, tenant status and transfer terms can easily explain part of the spread. The old THB 999,000 launch figure is historical only because developer sales are closed. A sensible comparison therefore uses several currently available units and treats renovation or deferred maintenance as part of the acquisition budget.

The common facilities are conventional rather than resort-style: a swimming pool, gym, landscaped areas, lobby, lifts, parking, key-card access, CCTV and 24-hour security are consistently reported across project databases, with on-site retail also mentioned. The more important question in 2026 is how those facilities have aged. The project has been operating since 2015, so buyers should pay attention to the condition of common areas, lift and mechanical maintenance, major repair history, juristic-person finances and any owner arrears.
