Twenty-one storeys with just 22 residences creates an unusually low-density ownership environment for central Bangkok. It suits buyers who value privacy and a small resident community more than a long list of high-traffic communal facilities.
Cars come upstairs
The Loop and private Passion Spaces bring the automotive collection into the residential experience instead of leaving it in a conventional car park. That is genuinely useful for collectors, but it is specialised space for anyone who does not share that lifestyle.
Villa-scale living
The official 525–1,135 sqm range, multi-level layouts and private pool for every residence put the homes closer to large urban villas than standard condominiums. Buyers still need the detailed area schedule for each unit to understand what sits inside the headline size.
Sukhumvit 38
The site combines a residential soi with close access to BTS Thong Lo and the broader Thonglor–Ekkamai corridor. It is central enough for daily city life while avoiding a direct frontage on the busiest part of Sukhumvit Road.

Porsche Design Tower Bangkok is not a conventional Bangkok high-rise scaled around hundreds of apartments. It is a 95-metre, 21-storey building with only 22 residences, developed by Ananda Development in collaboration with Porsche Design. Porsche Design describes it as its first residential tower of this kind in Asia and the third globally after Miami and Stuttgart. That branding matters less than the way it shapes the product. The building is planned around very large multi-level homes, private circulation and a car-centred arrival sequence rather than the shared-lobby-and-elevator pattern found in most luxury condominiums. The published residential range is 525 to 1,135 sqm across duplex and quadplex Sky Villas. At those sizes, the project competes more naturally with large urban houses and trophy penthouses than with standard Thonglor condominiums. A buyer therefore needs to judge the whole ownership experience — privacy, vertical layout, private pool, garage concept and operating costs — rather than focus on a simple price-per-square-metre comparison.
The defining feature is the relationship between the residence and the owner’s cars. A central spiral ramp called The Loop is designed to take vehicles upward to a private Passion Space. Ananda has published Passion Space sizes of roughly 100 to 335 sqm, and the concept connects that area to the home through private lift access. It can function as a collector’s garage, display space or a customised personal room. For someone who genuinely maintains a car collection, this changes the daily experience: prized vehicles are treated as part of the private residence rather than as objects left in a remote communal car park. For a buyer without that use case, however, the same feature may represent a large amount of specialised space and cost that delivers little practical value. This is why the project should be approached as a very specific lifestyle product, not merely as another branded residence carrying a famous name.

Inside the residential component, scale remains the main differentiator. Porsche Design publishes 525–1,135 sqm across 22 duplex and quadplex homes, while live 2026 listings show examples including 525 sqm three-bedroom residences and larger four-bedroom offerings. Every residence is announced with its own swimming pool. The façade also incorporates the Kinetic Move concept, an automated terrace-door system intended to change the relationship between indoor living and the terrace. Private lift access and substantial service infrastructure reinforce the villa-in-a-tower idea. The useful takeaway is not the terminology attached to each system: it is that these homes combine multi-level living, a private pool, very large internal and ancillary areas, and a dedicated automotive component. Exact layouts still need unit-by-unit review. The published overall size range does not tell a buyer how much of a particular residence is internal living area, Passion Space, terrace or other ancillary space, nor does it establish identical specifications across all 22 homes.
Shared amenities are concentrated rather than spread through dozens of themed zones. The fifth level is reported to hold a 25-metre swimming pool, performance fitness centre, spa, social lounge and business lounge, with residential levels above. Lower floors and basements accommodate arrival, parking, lobby, garden and building operations. Because every residence is also planned with a private pool, the shared pool is better understood as an additional training or social facility rather than the only place to swim. Low unit count should make these common spaces relatively lightly used, but it also means only 22 owners ultimately share the cost base of an unusually complex building. Future common-area charges, private-pool maintenance, lift servicing, façade systems, parking operations and the rules around Passion Spaces deserve close attention before reservation. None of those running-cost questions should be inferred from the purchase price or from the prestige of the brand.
The address is on Sukhumvit 38 in Phra Khanong, Khlong Toei, on the quieter side of the Thonglor area. Current listings place BTS Thong Lo at roughly 260 metres, making the rail connection genuinely useful even for an owner who normally travels by car. Sukhumvit 38 offers fast access to the wider Thonglor and Ekkamai lifestyle corridor, with restaurants, private healthcare, shopping and daily services nearby, while the tower sits off the main Sukhumvit traffic stream. The trade-off is familiar to anyone buying in central Bangkok: road access is excellent in geographic terms but peak-hour traffic can still be slow. The project’s own car-focused architecture does not eliminate that city constraint. The BTS station therefore adds resilience to the location for residents, guests and staff. This is an urban primary- or secondary-home proposition; it should not be evaluated like a resort residence or a short-stay holiday product.
Construction status requires more care than the marketing chronology suggests. Porsche Design and Ananda held the official groundbreaking on 25 September 2025 and announced December 2028 as the target completion date. Yet Ananda’s AGM minutes dated 6 May 2026 described the project as being in the land-preparation phase, with the sequence then moving through underground works, lower structure and superstructure. The same shareholder disclosure said the project was applying for loans from financial institutions and that co-investors would be identified after loan approval. Those statements do not mean the project has stopped, but they are material for a buyer considering a large off-plan commitment. No later official technical progress report found in the sources reviewed gives a reliable percentage completion as of late August 2026. December 2028 is therefore the published programme, not a guarantee, and the sale contract should be read closely for construction milestones, payment triggers, delay provisions and remedies.
Public asking prices in late August 2026 start around THB 500 million. Several live offerings are visible in late August 2026, including a 525 sqm residence at THB 500 million, while an independent July 2026 market register records the same lower level. This is a market anchor rather than a universal developer price: with only 22 residences, one listing can materially change the visible range, and specification, floor, Passion Space and fit-out can create large differences between homes. At the 2024 launch, Porsche Design referred to an average price around USD 15 million and a top end of USD 40 million; those figures are useful historical context, not a substitute for a current quotation. Tenure also needs unit-level confirmation. The project is described by some current sources as a freehold branded condominium, but several current listings are tagged leasehold. A foreign buyer can own a Thai condominium freehold only within the statutory 49% foreign quota, so the chosen unit’s quota status, title path and contract structure need documentary confirmation before money is committed.
