There is no construction timetable to wait for, but there is a real building to inspect, a condominium juristic person to review and individual units that may have aged or been renovated very differently over the past decade and a half. The project belongs to an earlier generation of compact central-Sukhumvit condominiums. It does not compete with new towers on amenity volume or dramatic common areas. Its case is simpler: a small building, relatively compact units and a location within roughly 300 metres of Thong Lo BTS.

The name is broader than the exact geography. Listings use Condo One Thonglor Station, Condo One Thonglor, One Thonglor Station, One Thonglor and several Thai variants for the same property. The matching address, floor count, unit count and Sukhumvit 40 location indicate one project rather than separate phases. The building is in Phra Khanong subdistrict, Khlong Toei district, on the south side of Sukhumvit Road. A buyer should not assume that “Thonglor” in the name means a front door on Sukhumvit 55, the main Thong Lo road. The practical advantage is the short connection to Thong Lo BTS and central Sukhumvit; the trade-off is that the immediate streetscape and walking pattern differ from living directly among the restaurants and nightlife farther up Thong Lo. For everyday use, the distinction matters more than the marketing label. The project also has road access toward Sukhumvit, Ekkamai and Rama IV, although central-Bangkok traffic can make driving times highly variable.

Because the building is completed and occupied, condition is unit-specific. A 2009 apartment may still have much of its original fit-out, may have received a cosmetic refresh, or may have been rebuilt internally to a much higher standard. Two units with the same floor area can therefore justify very different asking prices. Live resale advertising is less tidy: some apartments around 30 square metres are marketed as one-bedroom units, which may reflect layout changes or loose category labels. For that reason, the registered area and the actual plan matter more than the headline unit type. A smaller studio can make sense for a buyer prioritising entry price and location. The roughly 50-square-metre format is more conventional for long-term living because it can provide a genuinely separated bedroom and living room. Published material does not show larger three-bedroom family layouts, so buyers who need generous shared space should look elsewhere or verify whether any atypical combined units exist.

Amenities are functional but not fully consistent across public databases. Published project information supports a fitness room, parking and 24-hour security, while current unit pages also mention CCTV and key-card access. Lifts are consistently shown by project directories. A swimming pool is the main unresolved item: some open profiles list one, while others mark the project as having no pool, and the concise list of core facilities does not include it. Until the condominium juristic person or an in-person inspection settles that conflict, a pool should not be treated as a confirmed feature. This is a useful reminder with older Bangkok condominiums: third-party profiles can preserve outdated or copied amenity data for years. If a specific facility is important to the purchase decision, check that it physically exists, is operational and is included in the owner’s access rights.

The location is more compelling than the amenity package. A stated distance of about 300 metres to Thong Lo BTS puts the project within a practical daily walk of the Sukhumvit Line. That is valuable for residents commuting toward Ekkamai, Phrom Phong, Asok and the wider central corridor without relying on a car. Drivers have access from Sukhumvit Soi 40 and can connect toward Rama IV through the local street network, but short map distances should not be confused with predictable travel times during peak traffic. Public project profiles also place Gateway Ekkamai, Emporium, EmQuartier, Bangkok University, Sukhumvit Hospital and Samitivej Hospital within the wider area. Those names are useful orientation points rather than a promise that every trip is equally convenient. The right test is the buyer’s own routine: station walk, workplace commute, school run, supermarket and evening destinations.

Foreign ownership needs to be checked at unit level. Thai condominium law allows qualifying foreign buyers to register freehold ownership of condominium units, but foreign-owned space in a building is capped at 49% of the total unit area. The condominium juristic person issues the foreign-quota certification used for the transfer, and the buyer must also satisfy the statutory fund-transfer documentation. Condo One Thonglor Station is clearly an operating registered condominium, but public project profiles do not show how much foreign quota is available today or whether a specific resale unit is already held in the foreign quota. A listing that says “freehold” is therefore only a starting point. A debt-free certificate is also part of a normal resale transfer process. These documents matter because a low purchase price can be offset by deferred maintenance or unexpected common-area contributions. Conversely, an older building with disciplined management can remain perfectly practical even without the elaborate facilities of a new launch.

Pricing should be read as live resale evidence, not as a developer launch price. When checked on 9 September 2026, the lowest published sale range started around THB 3.1 million, while another current project profile showed THB 3.15 million. Those are useful entry anchors, but they do not describe every unit. Current 49–50 square metre apartments are generally advertised above the lowest figure, and renovated condition, floor, furniture, tenancy, title status and seller urgency can all shift the negotiated result. A buyer comparing two units should normalise the terms before deciding which is cheaper: registered area, condition, included furniture, existing lease, transfer-fee allocation, foreign-quota eligibility and outstanding juristic-person charges. The lowest headline number is useful for screening the market, not for setting an automatic valuation of the whole building.

The project is best suited to a buyer who values central-Sukhumvit transport access and a manageable entry budget more than new-build presentation. Its strengths are concrete: an operating 132-unit low-rise building, a short walk to the BTS and compact unit sizes that fit single occupants, couples and rental demand. Its limitations are equally concrete. The building is older, the amenity record is not perfectly consistent across public sources, and unit quality can vary widely after years of individual ownership. A serious viewing should therefore include the common corridors, parking areas and other accessible shared spaces, not just the apartment itself. If the juristic finances are sound, the unit is in good condition and the required ownership form is available, Condo One Thonglor Station can be a rational way to buy into the Thong Lo/Ekkamai section of central Sukhumvit without paying primarily for a new-project label. Buyers seeking large family layouts, extensive leisure facilities or brand-new building systems should compare newer alternatives even if the asking price is higher.
