Why this project is worth a look

Rail access is genuinely immediate

This is one of the premium Thong Lo buildings where the BTS connection is not a marketing radius stretching a kilometre down a side street. That makes daily Sukhumvit-line travel materially easier. The unit still needs its own location test: road and rail noise, neighbouring towers and orientation can matter as much as the nominal floor level, and a high floor does not automatically mean the best outlook.

Completion replaces delivery risk with inspection

The building has been operating since 2020, so a buyer can inspect the lifts, automated parking, pool, onsen, corridors, engineering condition and service standards before making an offer. The diligence has simply changed form. Instead of worrying about whether the tower will be delivered, the buyer should examine maintenance history, air-conditioning, glazing, water ingress, furniture condition and the condominium juristic person’s recent decisions.

Amenities are part of the actual proposition

THE ESSE Sukhumvit 36 goes beyond the standard pool-and-gym formula with onsen, spa areas, simulation facilities, multiple gardens, high-level lounges and a private theatre. That can be genuine residential value for an owner who uses the building heavily. It can also become expensive complexity if the systems are not well maintained, so an investor should treat facility quality and management cost as part of the underwriting rather than free decoration.

A deep resale market creates comparables

Repeated layouts and a large advertising pool make it possible to compare several 38–43 sqm one-bedrooms or 72–77 sqm two-bedrooms inside the same tower. That gives buyers a clearer view of the premiums being asked for floor, view, renovation and furnishing. The same transparency works against a future seller: similar apartments compete directly, so paying too much today may be harder to recover simply because the project carries a premium brand.

Luxury running costs need a budget

The commonly published common-area charge of THB 100/sqm/month is meaningful, especially on larger units. Add repairs, furnishing replacement, tax, letting costs and vacancy, and the ownership economics can look very different from a headline gross yield. The right purchase is therefore a unit whose price and usage justify the building’s service level, not merely the apartment with the most impressive shared facilities.

About the project

THE ESSE Sukhumvit 36 is a completed high-rise condominium beside BTS Thong Lo at the Sukhumvit Road / Soi 36 junction. It was developed as a Singha Estate and Hongkong Land joint venture. Singha Estate’s own 2020 project update records a 2-2-0 rai site, 43 floors, 338 units and an investment value above THB 6.5B. By 2026 the investment case is no longer about delivery risk: the building is operating, the resale market is deep, and unit selection, management quality and entry price matter more than launch-stage promises.

The transport advantage is real but should not be reduced to a single disputed metre count. Singha Estate describes the project as adjacent to BTS Thong Lo, while market portals quote anything from a few dozen metres to roughly 180 metres depending on the entrance and measuring method. The practical conclusion is simpler: this is a genuine station-area building. Residents can use the Sukhumvit line without a feeder trip, while drivers still have Sukhumvit and Rama IV routes and nearby expressway connections whose usefulness varies sharply with Bangkok traffic.

Facilities are a major part of the product. Official material describes more than 20 shared amenities, including a 30-metre infinity pool, Horizon Onsen, spa and children’s spaces around the seventh floor, fitness and simulation facilities above, and high-level lounges, a private theatre and entertaining spaces around the 41st floor. For an owner who uses these areas, the amenity package is meaningfully different from a standard Bangkok condo. For a buyer, however, the 2026 question is how well the equipment and service operation are being maintained rather than how many features appeared in the original marketing.

The original unit mix is relatively disciplined for a super-luxury tower: one-bedrooms at 38.50–43.25 sqm, two-bedrooms at 73.50–77 sqm, three-bedrooms at 116.75–124.25 sqm, plus penthouses around 252 sqm. Secondary project databases also quote approximately three-metre ceilings. Because most resale stock clusters around a small number of repeated layouts, the internal market is easier to read than in a project with dozens of bespoke sizes. Buyers can compare near-identical floor areas and isolate what they are actually paying for: height, view, renovation, furniture and quota status.

Resale inventory is substantial, but portal counts are not unique-unit counts. In early October 2026, PropertyHub carried more than one hundred sale advertisements while FazWaz showed several dozen sale units; broker duplication is inevitable. Around THB 9.99M is a repeatable lower asking-price anchor for roughly 38 sqm one-bedroom units, with occasional listings below that level. A serious valuation should therefore use a cluster of comparable apartments rather than the single cheapest advertisement or an automated project average.

The rental market is also active. PropertyHub showed small one-bedrooms around THB 35,000–40,000 per month in September 2026, while PropertySights reported a higher median asking level in its own live sample. Those figures are useful for gauging competition, not for promising yield. A landlord still has to account for vacancy, agent fees, common charges, furnishing, repairs and tax, and the rent achieved by a signed lease may differ materially from an online asking price.

Corporate provenance is unusually easy to verify. Singha Estate Public Company Limited remains SET-listed under ticker S and continues to publish current financial disclosure, while the developer’s own project announcement names Hong Kong Land as the joint-venture partner. That gives the project a clear institutional history. It does not reduce unit-level resale diligence: title, seller authority, condominium-juristic-person records, outstanding charges and physical condition are the documents that determine whether a specific transaction is clean.

Parking was marketed by Singha Estate as capacity equal to 100% of the residential units. Several secondary databases break that down between conventional and automated parking, but we do not treat the exact split as current without a juristic-office document. Car users should ask practical questions that matter now: whether a space is assigned, vehicle-size limits, waiting time in the automated system, guest rules and whether a second car can be accommodated.

Multiple independent databases still quote a common-area fee of THB 100/sqm/month and an original sinking fund of THB 1,000/sqm. That implies roughly THB 3,850 per month for a 38.5 sqm unit and THB 7,700 for a 77 sqm unit before utilities or any special assessments. These are useful budgeting anchors rather than a substitute for a current juristic-person statement, particularly in a building with expensive mechanical systems, landscaped spaces and a broad facility programme.

The clearest way to underwrite THE ESSE Sukhumvit 36 in 2026 is as a mature premium resale asset beside mass transit, not as a newly launched condo waiting for completion. Its strengths are observable: rail access, established facilities, consistent layouts and a deep sales-and-rental market. Its risks are equally observable: high capital cost, meaningful running expenses, internal resale competition and large value differences between units based on outlook, noise, condition, quota and entry price. In this building, choosing the right apartment can matter more than choosing the project name.

Ownership format

Condominium units can be transferred freehold to a foreign buyer only while the statutory foreign-ownership quota has capacity. Project-level freehold wording does not prove that a particular resale is eligible: the selected title, foreign-quota certificate, outstanding common charges and seller authority must be checked for that unit before transfer.

Unit types & sizes

1 bedroom
38.50–43.25 sqm

This is the core resale format. Units around 38 sqm generally form the lower end of the project’s asking-price range, with repeatable listings near THB 9.99M in early October 2026, while the larger roughly 43 sqm one-bedrooms usually ask more. Price per square metre alone is not enough: orientation, actual view, condition of the fitted interior and foreign-quota status can easily outweigh a small size difference. In the rental market, furnishing and immediate usability may matter more than the nominal five-square-metre gap.

Resale anchor: roughly from THB 9.99M for ~38 sqm
2 bedrooms
73.50–77.00 sqm

The standard two-bedroom is the project’s practical family format and one of the easiest segments to compare because the floor areas repeat. Current 2026 asking prices frequently sit in the mid-THB-20M range and above, with meaningful premiums for floor and view. Owner-occupiers should test storage, the true usability of the second bedroom and noise exposure; landlords should compare achieved leases and time on market rather than relying on the highest advertised rent.

3 bedrooms
116.75–124.25 sqm

The three-bedroom range is a lower-volume product aimed at families or buyers who need a genuine extra room for work or guests. Because fewer units trade, portal averages are less dependable and a single high-floor or heavily renovated apartment can distort the apparent market. The registered title area and original plan should be checked before comparing a large resale with another listing that may have been combined or classified differently.

Penthouse
approximately 252 sqm in the original plan set

The original project data places the penthouse at about 252 sqm, while secondary listings sometimes show other very large areas. The category name is therefore not enough for diligence. Title area, duplex configuration, lift privacy, owner modifications, included furniture and refurbishment history all need to be checked. A penthouse should not be valued by applying the tower’s generic average price per square metre to a one-off layout.

The core 1–3 bedroom ranges and original penthouse size are consistent across PropertyHub, FazWaz and CondoNayoo. Resale advertisements sometimes show larger areas or odd type labels, including very large units classified inconsistently. For a specific purchase, the title deed and approved unit plan should override the broker’s portal category.

Location

  • The project sits on Sukhumvit Road at the entrance to Soi 36; multiple independent databases use 992 Sukhumvit Road, Phra Khanong, Khlong Toei, Bangkok 10110 as the street address.
  • BTS Thong Lo is immediately beside the project. Published distances range from a few dozen to roughly 180 metres depending on the entrance and measurement method, so 'next to the station' is more reliable than a false-precision single number.
  • Ekkamai and Phrom Phong are one BTS stop away in either direction, giving straightforward rail access to major retail and lifestyle clusters along Sukhumvit.
  • Drivers can use Sukhumvit and connect through Soi 36 toward Rama IV, but travel time in inner Bangkok remains highly time-sensitive and should be tested around the buyer’s real commute.
  • The setting is dense central Thong Lo / Sukhumvit rather than a protected low-rise enclave. That brings restaurants, shops, schools and hospitals, but also traffic noise, nearby development activity and the possibility that some views will change over time.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: Owner-occupiers who want genuinely immediate BTS access and are comfortable paying for a central address, a large amenity package and premium building operations.; Buyers who prefer a completed asset where several apartments can be compared and the actual view, noise, common areas and juristic-person documentation can be checked before purchase.; Long-term rental investors who underwrite the exact unit and distinguish gross asking yield from net cash return. A deep rental market provides comparables but also creates competition.; Two- and three-bedroom buyers whose daily life is centred on the Sukhumvit corridor and who value extensive facilities more than minimising common-area costs.; Foreign buyers when the selected unit is confirmed to have foreign-quota capacity and all transfer documentation is valid at the time of the transaction.; may not suit: Buyers focused on a low absolute entry budget. Even the lower end of current one-bedroom resale asking prices remains around THB 10M.; Owners who prioritise minimal monthly overhead over a broad facility programme. The commonly published THB 100/sqm/month common charge becomes meaningful on larger apartments.; Anyone looking for a very small, mechanically simple building. With 338 units, extensive facilities and automated parking systems, management quality is a central part of the ownership experience.; Investors who require a guaranteed yield or scarce inventory. We found no verified project-level rental guarantee, while the large advertising pool shows that owners compete with many comparable units..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • A number of Thai aggregator pages state 45 floors, while Singha Estate, PropertyHub and FazWaz consistently state 43. The main record uses 43; the 45-storey figure is treated as a secondary-data error unless stronger primary evidence appears.
  • Published walking distances to BTS Thong Lo vary widely — roughly 20, 70, 110 and 180 metres appear in different databases. The developer itself says the project is next to the station. We therefore avoid publishing one pseudo-precise distance without a consistent measurement method.
  • THB 100/sqm/month common fees and a THB 1,000/sqm sinking fund are repeated across several project databases, but we did not find a current 2026 juristic-person fee notice in the public domain. The buyer should confirm the live rate and any special assessments before transfer.
