The trade-off is equally real: larger plots require more upkeep, and the title boundaries and any later extensions deserve careful checking.
You buy what exists
Because the estate has been completed for years, buyers can inspect the actual house, street, neighbours, orientation and alterations rather than relying on a future delivery promise. That is valuable, but it also makes unit-level due diligence more important. Homes within the same estate now vary substantially in bedroom count, built area and upgrades. A project-level description cannot substitute for a survey and document review of the particular resale house.
Established shared amenities
A clubhouse, pool, landscaped common space and 24-hour security are repeated across several independent project profiles, with CCTV also listed by the major portals. Those are useful family-oriented basics. On a mature estate, however, the buyer should focus on present condition and management rather than the amenity checklist itself: roads, lighting, security staffing, pool maintenance and the current common-fee position can have more impact on day-to-day ownership.
Wide pricing needs context
Current asking prices range from the high-THB-6M level to around THB 16M for much larger houses. That spread reflects a heterogeneous resale market rather than a clean developer price list. A low entry price may be attractive, but it should be read together with land size, usable area, renovation history, structure, furnishings and any immediate capital expenditure. Historical project material identifies Workpoint Marketing as the developer, describes an estate of about 180 homes across roughly 90 rai, and records construction starting in 2011 with completion targeted for 2016. Current project profiles from major Thai property platforms also treat the estate as completed and generally use 2016 as the completion year. That changes the due-diligence emphasis: construction delivery risk is no longer the central issue. The condition of the individual house, title, alterations, common-area upkeep and the true cost of bringing the property to the buyer's standard matter much more.
The original product appears to have been a large-lot detached-house community. An archived project profile preserves five house labels — RE 1, RE 2, RE 3, EG 1 and EG 2 — each shown with three bedrooms, four bathrooms and two parking spaces, but it does not provide verified usable areas for those original plans. The resale market now looks considerably more varied. A BAM-owned resale property inside the estate is numbered 989/53 and describes the village as fronting Ma Charoen (Phet Kasem 81), approximately 2 km from Ekkachai Road and about 4 km from Phet Kasem Road. Buyers who want a large family house and regular access across western Bangkok may find that practical; buyers whose daily routine depends on walking to mass transit should assess the actual door-to-station journey rather than relying on broad 'near MRT' language in resale adverts.
Common facilities are described consistently across several sources: a clubhouse, swimming pool, landscaped or public garden space and 24-hour security; DDproperty and FazWaz also list CCTV. With a completed estate, however, the presence of a facility on a project profile is less important than its current operating condition, maintenance standard and funding. A buyer should inspect the common areas, obtain the current common-fee statement for the selected property and confirm whether the seller has any outstanding balance.
