View, finish, common-area condition and management are observable today, although the legal and financial checks still need to be done on the individual unit.

The inventory runs from studios and one-bedroom apartments to two-bedroom homes and private-pool suites. The lowest advertised price is therefore not representative of the whole building; size, floor, view, furnishing and ownership structure can move the price substantially.

The developer actively markets long-term rentals in the two Babylon Sky Garden properties, which fits Rawai's year-round residential character better than a purely weekend-oriented resort pitch. Buyers still need to test rental rules, management fees and real demand for the exact layout rather than rely on a generic yield story.

About the project

Babylon Sky Garden 2 is a small completed condominium in Rawai, on the southern side of Phuket. Billfishing Phuket Co., Ltd. states that the project contains 49 residences on roughly 3,200 sqm of land and was completed at the end of 2025. That changes the nature of the buying decision. A buyer is not being asked to judge a future building from renders; the actual unit, view, finish, common areas and operating condition can be inspected now. The scale is also very different from Phuket's large resort developments with several hundred apartments. Fewer units can mean a quieter building and less internal competition between near-identical listings, but it also makes competent day-to-day management and fee collection especially important.

The project is on Soi Om Sab in Rawai. The developer gives the address as 69 Soi Om Sab, Rawai, Mueang Phuket, Phuket 83130 and describes the site as about 250 metres from the shoreline. That should not be read as a promise that the main Rawai Beach strip is a 250-metre walk: major property platforms place their Rawai Beach landmark at about 1.3 km. The useful point is that the building sits close to the coast in an established part of southern Phuket. Upper residences are marketed with views across Chalong Bay toward Koh Lone and Cape Panwa, while lower floors are more closely connected to the pool and garden setting.

The building is compact, but the floor count is described in two slightly different ways. The developer calls it a five-storey building and then identifies the Sky Garden and rooftop pool on the sixth level. FazWaz and Thaiger Property simply list six floors. We use six levels as the practical description, while keeping the wording difference visible. For a buyer, the more useful distinction is the exact level and orientation of the chosen apartment. A ground-level residence beside the pool, a mid-floor unit facing the gardens and an upper-floor sea-view unit can have very different privacy, noise, outlook and pricing even though they share the same project address.

Common space is unusually substantial for a 49-unit development. The developer describes about 500 sqm at ground level with a swimming pool, children's section, tropical landscaping, sun deck and gym. A further approximately 500 sqm forms the rooftop Sky Garden, including a 62 sqm infinity pool. That brings the shared amenity area to more than 1,000 sqm. Third-party project profiles also list a bar, 24-hour security, CCTV and parking. This gives Babylon Sky Garden 2 more of a small resort-residence feel than a basic apartment block, but the other side of that equation is operating cost: pools, landscaping, lifts and rooftop facilities all have to be maintained after handover.

FazWaz and Thaiger Property currently state a common-area management fee of THB 90 per sqm of internal unit area per month and a one-time sinking-fund contribution of THB 600 per sqm. Those figures matter when comparing units because a larger apartment carries a meaningfully higher recurring bill. The fee level alone does not tell you whether the building is well run. Now that the project is complete, the useful due-diligence documents are the condominium juristic person's actual budget, what the fee covers, the condition of the equipment and whether owners are paying on time. For a completed building, those operating records are more valuable than a generic promise of professional management.

The unit mix is broad for such a small project. Public inventory shows studios at roughly 43.2–45 sqm, one-bedroom apartments around 57.8–69.25 sqm and several two-bedroom formats. More compact two-bedroom layouts start around 68.4 sqm, while larger two-bedroom residences and private-pool suites extend well beyond 120 sqm. There is a source discrepancy at the top of the range: the developer currently summarises apartment sizes as 44–142 sqm, while several property portals still show layouts reaching about 145–147 sqm. For that reason, the area used in a purchase decision should come from the floor plan and sale contract for the specific unit rather than from the project's headline size range.

By September 2026 Babylon Sky Garden 2 is being marketed as ready inventory. MP Real Estate, in an update dated 14 August 2026, showed an entry point of THB 3,761,250, while current FazWaz inventory is clustered around THB 3.78 million at the low end. The spread inside the project is wide because floor, outlook, size, bedroom count, private-pool configuration, furniture and ownership structure all affect the asking price. A headline 'from' figure is therefore useful only as an entry marker. It does not tell an overseas buyer what a suitable foreign-quota unit with the desired view will actually cost.

For a foreign purchaser, the legal question is the same one that matters in every registered Thai condominium: direct freehold is available only while the building remains within the statutory foreign ownership quota. The law continues to cap foreign ownership at 49% of the total unit area. A proposal to raise that limit received publicity in 2024, but it had not become law by September 2026. Storm Phuket lists foreign freehold, Thai freehold and leasehold as possible ownership structures at Babylon Sky Garden II, yet quota availability changes as units are sold. The specific unit should therefore be checked for transferable foreign quota before any reservation money is treated as committed.

For an owner-occupier, the project's strongest practical advantage is that almost everything can now be tested rather than assumed. A viewing can reveal the real sea or garden angle, afternoon heat on the terrace, noise from the common pool, lift condition, parking convenience, mobile signal and the quality of on-site management. An investor has a different checklist: how the chosen layout performs for long stays, what rental rules apply, what management and cleaning actually cost, and whether demand exists for that exact unit type. The developer markets long-term rentals in both Babylon Sky Garden and Babylon Sky Garden 2, but that service should not be read as a guaranteed occupancy or return programme for every owner.

Babylon Sky Garden 2 is therefore better assessed as a completed boutique condominium than as a simple 'sea-view investment' proposition. Its appeal comes from a small unit count, large shared amenity areas relative to the size of the building, and a mix that ranges from studios to private-pool two-bedroom suites. The trade-offs are equally concrete: common facilities cost money to run, the best outlook is unit-specific, and public sources still disagree on a few technical and commercial details. The sensible comparison starts with one actual unit — its title, foreign-quota status, measured area, furniture, monthly fee and contract — rather than with the project brochure in isolation.

A foreign buyer may hold a condominium unit in direct freehold within the statutory 49% foreign-ownership quota of the registered condominium. Listings for this project also show Thai freehold and leasehold options. The remaining foreign quota must be confirmed for the specific unit before money is committed.
