Why this project is worth a look
Lagoon, not beachfront
The estate is built around an inland lagoon in Cherngtalay. Bang Tao Beach is reached by road rather than directly from the property. That can work well for a household that values the Boat Avenue and Porto de Phuket area more than beach frontage, but buyers looking specifically for a sea-facing or walk-out beachfront villa should not let the Sri Panwa name imply a setting the project does not have.
Two distinct products
Phase 1 combines private pool villas by the water with Multi-Flex Houses along the main road. They are not merely different floor plans. Their location, use case and pricing logic differ: the Multi-Flex format can function as a home, office or commercial space, whereas the waterfront villas are primarily residential and privacy-led.
Construction is active
By April 2026, Charn Issara told shareholders that Phase 1 land and construction financing were secured, the sales office was operating and construction was underway. That moves the project beyond a launch-only proposition. It does not make the full mixed-use vision complete: Phase 2, including the hotel, houses and condominiums, was still being designed.
A wide size range
Open listings span roughly 268 sqm to more than 1,000 sqm and three to six bedrooms. The range is useful for matching the home to an actual household rather than simply buying into the brand. It also means that a project-wide 'average' is of little practical value: a 268 sqm three-bedroom villa and a 964 sqm six-bedroom waterfront house belong to very different price and maintenance categories.
Contracts outrank branding
Sri Panwa provides a recognisable hospitality identity, but ownership comes from the legal documents for a specific plot and building. Foreign buyers in particular need to understand the land right, building right, seller, payment recipient and handover obligations. In a phased estate where later plans are still evolving, that legal package matters more than a broad promise of what the completed community may eventually include.
About the project
Sri Panwa Lagoon is being developed in the Cherngtalay–Bang Tao part of Phuket's west coast. It should not be read as a single villa compound with one uniform product. Charn Issara describes a mixed-use estate of more than 60 rai, with later corporate material referring to 62 rai, organised around a large lagoon and intended to combine residences with club, hospitality and commercial components. That distinction matters when assessing an early purchase. The specifications of the first residential phase are relatively tangible; the eventual hotel, restaurants, condominium component and wider lifestyle environment belong to later phases and should not be treated as completed amenities today.
Phase 1 has moved beyond a launch concept. Charn Issara's February 2026 update described two residential lines: waterfront private-pool villas and Multi-Flex Houses facing the main road. Minutes of the company's Annual General Meeting on 22 April 2026 give a later status check: Phase 1 covers 12 rai of waterfront land, includes waterfront residences and multi-purpose houses along the main road, has secured financing for land and construction, has an operating sales office, and was under construction at that date. Management also reported two sales, one waterfront residence and one multiplex unit. Phase 2, planned to add a hotel, houses and condominiums, was still at the design stage.

The project identity has several corporate layers that a buyer should keep straight. Charn Issara Development is the public developer brand, while the group's corporate business page says the first phase is operated by Issara Naporn Co., Ltd., a subsidiary. The April 2026 AGM minutes also describe Phase 1 as a joint venture with the Panichewa family group. None of that is inherently unusual for a large development, but it makes the contract counterparty important. The sales agreement should clearly show who owns the relevant land, who sells the house, who receives the money and how those entities connect to the group behind the Sri Panwa brand.
The setting is easier to understand than the final masterplan. The project sits on Soi Cherngtalay 1 in Choeng Thale, inland from Bang Tao Beach but within the established Bang Tao–Cherngtalay lifestyle area. Charn Issara puts Boat Avenue at about 1.5 km. The project website gives indicative drive times of four minutes to Porto de Phuket, five minutes to Villa Market and Boat Avenue, and ten minutes to Bang Tao Beach. Traffic can change those numbers substantially, so the useful takeaway is not the exact minute count. Sri Panwa Lagoon is a lagoon-side residential environment close to Bang Tao amenities; it is not a beachfront estate.
The residential range is broad. Current listings show three- to six-bedroom homes and advertised internal areas from roughly 268 to just over 1,000 sqm. The THB 39.8M entry point is attached to a Multi-Flex House, while waterfront pool villas start higher and large five- and six-bedroom houses reach well into nine figures in baht. Two listings inside the same project can therefore be very different propositions. Plot position, frontage to the lagoon, internal area, land size, furnishing package and configuration matter far more than the shared project name. The Multi-Flex concept also deserves separate treatment: Charn Issara designed these houses to work as a residence, shop or office, which may be useful for a live-work buyer but less appealing to someone prioritising a quieter waterfront plot.
The amenity story combines a residential estate with Sri Panwa-style hospitality. The official project site positions Baba Lake Club as a focal point of the future community and emphasises services managed by Sri Panwa Phuket. FazWaz's current project profile lists a communal pool, gym, clubhouse, parking, landscaped communal areas, 24-hour security and CCTV. A buyer should distinguish between facilities attached to the residential phase and the larger lifestyle programme shown across the whole mixed-use plan. The safest benchmark is the schedule of facilities and services attached to the purchase contract, including any delivery conditions, usage rights and recurring fees.
A single dependable completion date is not publicly established in the sources reviewed. DDproperty currently displays 2027, while a separate sales site markets Q4 2029. Charn Issara's corporate material confirms construction activity but does not give a clear contractual handover date for every Phase 1 home in the accessible text. For that reason, no completion year is placed in the registry record. This is a material point for an off-plan villa: handover timing affects instalment planning, interim accommodation, rental assumptions and the start of ownership costs. The relevant date is the one written into the selected home's contract together with any extension rights and delay remedies.
There is also a corporate risk point worth understanding without overstating it. In its April 2026 AGM minutes, Charn Issara said one interest-bearing-debt covenant with Kasikorn Bank had been exceeded, although the bank had already issued a formal waiver. The same minutes listed a possible sale of 10–20 rai of Sri Panwa Lagoon land among liquidity measures. In the very same project update, management said land and construction financing for Phase 1 had been secured and construction was underway. This does not establish a problem with a specific home. It does make current title documents, phase boundaries and the relationship between a selected plot and any land that might be sold especially relevant due-diligence items.
Foreign ownership needs the same specific to the project treatment. Thailand generally restricts direct foreign ownership of land, with narrow statutory exceptions. Long leases are one recognised route, but the public materials reviewed do not include Sri Panwa Lagoon's actual foreign-buyer land lease, building ownership agreement or title package. DDproperty's generic 'freehold' label therefore should not be read as proof that a non-Thai buyer can own the underlying villa land personally. Before committing, the buyer needs the title for the selected plot, the proposed land-right structure, the document evidencing ownership or rights over the building, and clear transfer and succession provisions.
Sri Panwa Lagoon is therefore no longer just a presentation deck: Phase 1 is under construction, real unit types are on the market, and the developer has disclosed how the first phase fits into the broader scheme. At the same time, the purchase remains an off-plan commitment inside a changing multi-phase estate. Its appeal is quite specific—large lagoon-oriented homes in Cherngtalay, private pools, and a service-led Sri Panwa environment. The trade-off is that the buyer has to separate delivered Phase 1 obligations from future mixed-use promises and pin down land rights, handover timing and the plot's place in the current phase plan before treating the brochure as a finished picture.
Home types & sizes
The current entry price is attached to this multi-purpose format rather than to a waterfront pool villa. The developer's concept allows residential, office or commercial use, but the permitted use of the selected unit and estate rules should be confirmed in the contract package.
This is the smallest waterfront-villa size repeatedly visible in both corporate material and current listings. Individual offers with the same internal area can differ in plot size, furnishing and price, so the card describes a verified configuration rather than guaranteed inventory.
A current listing shows this as a two-storey villa on a 360 sqm plot with lagoon views. When comparing homes, the land area, waterfront position and furnishing package can be as important as the internal floor area.
This is a large family format already priced above THB 100M in the current market feed. At this scale, the operating-cost schedule and included services deserve their own review; a large villa should not be budgeted using the recurring costs of smaller homes in the estate.
