Why this project is worth a look

Beach in reach

The project sits in the coastal Bang Tao pocket, with the current project page quoting about 150 metres to the beach. For an owner-occupier that changes the daily experience, and for a rental guest it reduces dependence on shuttles. The exact walking route and beach access point should still be inspected in person rather than assumed from a marketing map.

Small by design

The fresher project record points to 61 residences across two buildings instead of a high-density tower or multi-hundred-unit resort. A smaller count does not automatically create better management, but it can make shared facilities and resident traffic easier to understand. The remaining caveat is the older official page that still says 48 units.

Genuinely large homes

The current range starts around 50–57 sqm and moves quickly into two-bedroom homes well above 100 sqm. That is a different use case from Phuket's common 25–35 sqm investment studio: long stays, home working and family visits are easier to accommodate. The obvious trade-off is a materially higher purchase and operating budget.

Wellness plus service

SOLE MIO combines residential space with a pool, fitness, spa, health clinic, dining and hotel-style services. The neighbouring Sole Mio Boutique Hotel & Wellness is already operating, so the service concept has a real local base rather than existing only in renders. Buyers should still separate condominium facilities from optional hotel services and confirm the charging model for each.

Tenure is selectable

Current availability includes both freehold and leasehold units. That can help a foreign buyer match a unit to the available foreign quota and price point, but it also means superficially similar homes may carry different legal rights. Tenure, registration costs and lease renewal provisions belong in the comparison alongside floor, view and price.

About the project

SOLE MIO Residences is an under-construction club-style condominium in Bang Tao, within Choeng Thale on Phuket's west coast. The project is associated with 32 Moo 5, Choeng Thale, Thalang District, Phuket 83110 and is being developed next to the operating Sole Mio Boutique Hotel & Wellness. That distinction matters. The existing hotel is a completed hospitality property with a much larger room and apartment inventory, while SOLE MIO Residences is a separate residential phase marketed as a 61-unit condominium. The shared brand and neighbouring operation may give owners access to an established service ecosystem, but the purchase contract, payment route and title for the new residence must be checked independently from the hotel business.

The clearest physical selling point is proximity to Bang Tao Beach. The current project page quotes roughly 150 metres to the beach, while other project material rounds the figure to about 200 metres. This is not a beachfront title with private sand in front of the building, but it is genuinely within the coastal pocket of Choeng Thale rather than several kilometres inland. Residents remain close to the wider Bang Tao and Laguna lifestyle cluster, including restaurants, beach clubs, Boat Avenue and Porto de Phuket. Day to day, that creates a useful combination: the beach can be part of a walking routine, while a car is still valuable for schools, major supermarkets, golf and trips across the island.

SOLE MIO is relatively small by current Bang Tao new-build standards. The fresher project material consistently points to 61 residences across Buildings A and B, with one building described as four storeys and the other as seven. A current permit summary published through the project's sales channel allocates 25 units to Building A and 36 to Building B. An older official-facing landing page still says 48 units. We have not blended those numbers. The registry uses 61 because that figure is repeated by the latest project page, current live availability and major property databases, while the 48-unit reference is retained as a historical conflict that should ultimately be reconciled against the final condominium registration documents.

The unit sizes are unusually generous for a new resort condominium. The current core project page presents a range of roughly 50 to 188 sqm, although live building-by-building inventory also contains much larger penthouses, several of which are sold or appear as resale stock. Available examples include one-bedroom suites around 57 sqm, two-bedroom corner units in the 73–98 sqm band, larger two-bedroom residences above 100 sqm, 164.8 sqm duplexes and 188 sqm apartments. Older project plans add internal and external area splits for selected layouts. That matters because a large terrace, plunge pool or open deck can materially improve the way a residence feels without being equivalent to enclosed internal living space.

The second defining feature is the wellness-and-hospitality layer. Project materials show a rooftop panoramic pool, fitness facilities, sauna, yoga studio, spa, a rejuvenation or longevity clinic, restaurant and bar, lobby, co-working space, library lounge, shared kitchen, children's room, games room, home cinema, music room and golf simulator. Some services are naturally linked to the neighbouring Sole Mio Boutique Hotel & Wellness, which is already operating. A buyer should distinguish between facilities that will physically belong to the new condominium and optional hospitality services delivered by the hotel operator, because access rules, pricing and continuity can be governed by different documents.

As of 9 September 2026 this should be treated as a construction-stage purchase, not a ready home. Major project databases continue to classify SOLE MIO Residences as under construction, and the most detailed current sales schedule is tied to structural works, walls and windows, construction completion and eventual ownership transfer. The dates are not fully aligned across public sources. The project's own current page states December 2027, FazWaz uses June 2028, while the detailed milestone schedule targets construction completion in January 2028 and title transfer in August 2028. For someone planning a move, a rental launch or an exit around a particular season, the selected unit's contractual handover date is far more important than a generic portal completion badge.

Pricing also makes more sense at unit level than as a single project headline. The live availability checked on 9 September 2026 shows a 57.25 sqm one-bedroom leasehold unit at THB 10,705,750 as the lowest identifiable available residence. Major portals place the public floor closer to THB 12.0 million, including a 72.88 sqm two-bedroom corner unit. Larger homes move quickly into a different budget category: 164.8 sqm duplexes are around THB 31–33 million, while 188 sqm residences sit in the high-THB-30-million to low-THB-40-million range depending on floor, view and tenure. A useful comparison therefore needs the unit number, building, floor, exact area, view and freehold or leasehold status, not just the advertised 'from' price.

Foreign ownership deserves the same unit-by-unit approach. Thailand permits foreign freehold ownership of condominium units within the statutory foreign quota, capped at 49% of the aggregate unit area in the condominium. SOLE MIO's current availability already labels some units FH and others LH, showing that tenure is part of the individual inventory rather than a single project-wide answer. The marketing site also describes a 90-year leasehold option. That may be structured through an initial registered lease plus contractual renewals, but the registered term and every renewal obligation need to be read in the actual documents. A buyer should not treat the phrase '90 years' as equivalent to a single 90-year registered property right without that verification.

The transaction counterparty also needs a clean document trail. Public project material presents SOLE MIO Residences as a joint venture between Phuket Asialand and Railand Property Group, while FazWaz and related databases name Railand Property International Co., Ltd. as the developer. An older official site footer identifies Sole Mio Residence Co., Ltd.; a Thai corporate database shows that company as active under registration number 0835566040228 at 32 Moo 5, Choeng Thale. Brand, developer, landowner and contracting company can legitimately be different entities, but the relationship must be evidenced before a large payment. The buyer should know who owns the project land, who signs the sale or lease agreement, whose bank account receives funds and which entity carries the construction and handover obligations.

Taken together, SOLE MIO Residences is better understood as a small service-led coastal residence than as a mass-market Phuket condo filled with compact studios. Its appeal comes from the combination of walkable beach access, larger-than-average floor plans and a wellness/hospitality environment tied to an existing neighbouring operation. The trade-off is a heavier due-diligence burden than the glossy concept suggests: several generations of marketing material remain online, completion dates differ, the 48-versus-61-unit count needs final documentary reconciliation, and freehold and leasehold inventory sit side by side. The sensible way to buy here is by specific unit number, with the title form, payment schedule, handover date and contractual counterparty checked as one package rather than inferred from the project brochure.

Ownership format

Foreign buyers can own a condominium unit on a freehold basis within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area in the condominium. SOLE MIO's current availability marks some units as freehold and others as leasehold. The project also markets a 90-year leasehold structure, but the registered term, each renewal covenant and the party obliged to grant it must be checked in the actual contract. Tenure should therefore be confirmed for the selected unit rather than assumed from the project's general marketing.
